When you see the wonderful home and the beautiful landscapes surrounding the village, you will understand how easily the owners fell in love with Casa Pietrina, nestled in the beautiful region of Umbria, also known as the ‘Green Heart of Italy’.


This charming three-bedroom farmhouse, located in a small countryside village, dates back to the 16th century. Its current owners acquired it only a few years ago after spending considerable time in their beloved Umbria. The home has been meticulously restored, preserving its character with impressive chestnut beams, hearty fireplaces, and arched doorways. The owners have also infused personality into the home with thoughtful additions such as inviting lighting, carefully chosen furnishings, artwork, books, and a range of contemporary features, including a Smart TV, a Bluetooth speaker, DVDs, and games. 


The brilliant kitchen-diner boasts a designer fridge-freezer, Nespresso machine, and marble worktops. Recent enhancements include a charming ‘winter garden’ room with a wood-burning fire and glass doors leading to the al-fresco dining area equipped with a Weber barbecue. There is also an upper terrace offering views over the village and beyond. Finally, the large swimming pool is perfect for the summer months. It is situated below the house, overlooking the olive grove with stunning views.


Casa Pietrina offers a serene retreat with breathtaking views of the Umbrian valley, an expansive outdoor space, and a large pool set amidst a private olive grove. Perfect for families and groups, it provides easy access to the historic town of Spoleto, known for its rich cultural heritage and vibrant local markets. Casa Pietrina is set in a small and authentic Umbrian village, just 12km from the delightful town of Spoleto and perfectly positioned to explore the best of this captivating region and beyond.

Drive up the narrow village lane and there is on-site parking for one or two small cars in a driveway. Alternatively you may find it easier to park in the square below and then walk up the stairs to the house.

There are some wonderful places to eat within a 5 to 10km drive - family-friendly trattorie, lovely pizzerias and a fantastic farm shop which has its own restaurant and amazing gelato. One of the next local villages, 7km away, is home to a well-stocked grocery store whilst there are larger supermarkets in Spoleto and Trevi, about a 15-minute drive away.

The idyllic Umbrian town of Spoleto is easily reached, just 12km away – admire its spectacular Ponte delle Torri, explore its historic lanes and soak up its authentic ambience. Nearby Trevi is also a delight, as are the enchanting perched villages of Montefalco, Spello and Bevagna, all within half an hour by car.

A little further, sample some of the gastronomic delights in Norcia (50km), possibly combined with walking or cycling in the amazing Sibillini Mountains, or head north towards Assisi (45km) with its historic treasures and world-famous sights.

Le Marche is also waiting to be discovered with precious towns such as Macerata and Ascoli Piceno 100km away and the glorious Adriatic coastline reached in around ninety minutes. Drive up to the magnificent Conero National Park, just south of Ancona, and visit one of Italy’s most beautiful beaches, Due Sorelle, by boat.

Closer to home in Umbria, there are endless cycling tracks, both on and off road, superb walking trails through the verdant landscapes of rolling hills, olive groves and vineyards or, for the most adventurous, white-water rafting along the Corno river.

Cookery lessons can be arranged for guests, as can tastings – sample some of Italy’s finest olive oil and try some excellent wines, especially around the vineyards of Montefalco where the DOCG Sagrantino is produced.     

Finally, spend the day in Rome by travelling on the fast train service from Spoleto, taking just 1 hr 20 mins to reach Italy’s splendid capital city.

Children will be welcomed with open arms across Umbria whether dining in a local pizzeria or visiting the idyllic hilltop villages and towns of this glorious region.

Nearby Spoleto will amaze children as they gaze at the medieval fortress and Roman amphitheatre –if it all gets too much then there are some wonderful restaurants or simply relax with coffee and gelato in one of the town’s charming cafes. The Ponte delle Torri is amazing and there are some lovely woodland walks and picnic spots through the shady Monteluco woods.

Heading south the man-made Marmore Falls is another impressive place for walking whilst the most adventurous can try rafting along the Nera river. There are also more white-water rafting opportunities along the Corno river.

Younger guests may simply prefer a day out at the theme park near Perugia, Citta della Domenica. There’s also the ‘Activo Park’ with go-karts, playgrounds, mini-golf, trampolines and other adventures, found south-east of Spoleto, around half an hour away.

Of course, throughout Umbria there are walking trails for a variety of abilities as well as both on road and off road cycling. Horse-riding is another wonderful way to appreciate the incredible landscapes around you.

You can even visit the coast for the day with many blue-flagged beaches around Civitanova Marche around ninety minutes by car.

Cooking classes can also be arranged for all the family, hosted by a local nonna who can teach you to prepare some wonderful Umbrian cuisine.

Security deposit €250 paid in cash to the owner upon arrival and refunded upon departure, subject to full inspection.

Heating costs included? Extra cost based on consumption, payable locally. An initial supply of wood for the fireplace is included.

How long have you owned the property?
We purchased the property in 2024 from the previous owners of Casa Pietrina. 

What was it about the property that you first fell in love with?
My wife and I were married in Umbria outside of the city of Assisi.  We wanted to recreate the dreamy ambiance of our wedding in our private home.

Are there any interesting stories in its history?

The Castle of Silvignano- Silvignano was once a fortified village, and its history is closely tied to the presence of a medieval castle that served as a defense point and a symbol of the feudal power structure in the region. The castle, like many in Umbria, was part of a network of fortifications that protected the inhabitants from invasions and local conflicts. These fortifications were vital during the period of the Lombard invasions and later during the internal conflicts between different city-states and feudal lords.

The Church of San Michele Arcangelo- Another historical gem in Silvignano is the Church of San Michele Arcangelo, a testament to the village's religious and cultural heritage. This church, with its Romanesque architecture, dates back to the 12th century and showcases the architectural style and religious art of that era. It served as a spiritual center for the community and a place of refuge during turbulent times.

Silk Production in the Middle Ages- Silvignano was also known for its involvement in the production of silk during the Middle Ages. The fertile land and the mulberry trees cultivated in the region supported the silkworms needed for silk production. This industry was significant for the local economy and contributed to the wealth and development of the village.

The Influence of the Papal States- During the Renaissance, Silvignano and much of Umbria came under the influence of the Papal States. The region was strategically important, and its towns and villages, including Silvignano, were often caught in the power struggles between the Papal States and other Italian city-states. The legacy of this period is still visible in the architecture and historical records of the area.

    Stephen and Bianca were amazing hosts! They really couldn’t do enough for us!! My husband even used his bike! We were lucky to have unseasonably warm weather. The pool came into its own and all the different outside areas were so gorgeous.
    Bianca arranged some amazing trips for us including a cooking lesson from a nonna which was brilliant. We do hope to go back one day!

    We had a wonderful stay at Stephens beautiful house. The outdoor area is great, the house was very clean, had a lot of space and a very well equipped kitchen. Nice view from the terrace and a lot of places to sit and enjoy your drink. The children (and adults) loved the pool. You will have a great vacation in this house.

    This is a prime location in Spoleto and Stephen was outstanding in providing all I needed.

    The interior is modern and first class; every amenity is looked after. I am a chef and musician and held a small gathering which was extremely successful. Incredible views of Spoleto valley; can't say enough great things. You would be missing an extraordinary stay if you didn't make a reservation for this outstanding location. Can't wait to stay again!

    The owner Stephen and property manager Bianca were both great to deal with and very communicative, friendly, flexible and couldn’t be more helpful. It made the whole stay so relaxing.
    The villa itself is situated in a gorgeous and quiet little village in the Umbrian hills with amazing views and sunsets. The swimming pool is great, super clean and wonderful place to cool down, relax or exercise.
    The villa itself is so nice, a mix of old and new, with the building clearly lovingly refurbished for Stephen and his family. It is very spacious, clean has all the modern comforts you would need mixed with lovely character. There was plenty of options for dining in the villa or relaxing with a great terrace, conservatory, and multiple seating areas. It was a short drive or long walk to the local shops, with Spoleto just a bit further away for all the normal amenities and big supermarket.
    We could not recommend the villa enough, it’s probably the best place we have ever stayed.
