Between Monaco and Nice, the glistening views of the Mediterranean are incredible from this beautiful French Riviera villa perched above Èze-sur-Mer, a short stroll down the hill to beachside restaurants and the azure-coloured sea.
Villa Chioma has undergone a complete renovation in very recent years, making the most of its south-facing terraces facing the sea and hills. The interiors are stylish with touches of luxury – the open-plan lounge and dining space feature modern furnishings, an elegant piano and a Smart TV alongside romantic garden and Mediterranean vistas whilst the kitchen is fully fitted with contemporary appliances.
There are five gorgeous bedrooms, all with king or queen-size double beds, each one featuring an en suite bath or shower room, and some with glimpses of the sea. Two of the bedrooms are situated away from the main part of the villa, one especially impressive double with doors opening out to the swimming pool and that glorious view, perhaps ideal for a couple seeking a little privacy.
Relax beside the infinity swimming pool which can be heated for a supplement, play boules on the 20m long court looking out towards the hills or wander down the steps to the ping-pong table on one of the terraced levels. There are two picturesque spots for al-fresco dining surrounded by Mediterranean flowers, ornate statues, orange trees and amazing vistas – everything you would expect from the French Riviera!
You can walk down the hill (and steps) towards Èze’s train station and pretty pebbly beach where you will find a small handful of seasonal beachside restaurants including the renowned, shabby-chic Anjuna Beach Restaurant and Club. It’s a lovely bay for paddling, swimming, snorkelling and some other water-based activities whilst other gorgeous beaches around Beaulieu-sur-Mer and beyond can be found within a short drive.
In one direction is the allure of Monaco whether you wish to explore the old quarter, experience Monte-Carlo or soak up the ambience of La Condamine market, and you are also close to Nice with its art galleries, museums, parks and iconic Promenade des Anglais.
Then there’s the medieval hilltop village of Èze itself, a jewel of the French Riviera with its cobbled narrow lanes, botanical garden, Michelin starred restaurant and sensational views down to the Mediterranean. It’s just a short drive away or the fittest of walkers can venture along the wonderful trail all the way to the top of the village following the footsteps of the famous 19th century philosopher, Nietzsche – it is said that he attempted this hour-long hike every day during his time in the Côte d'Azur!
What you should know…
- There are three bedrooms in the main part of the villa and two which are separate, close to the swimming pool - please see the "Features" tab.
- With the beautiful terraced grounds, you will need to be able to manage many steps up to the house and within the grounds - please do supervise children outside.
- For larger groups of up to 20 guests, Villa Alodie can also be booked (this villa is located behind/perched above Villa Chioma’s grounds). They each have their own separate entrance and independent grounds but they can be connected via the outside if required. Otherwise they are rented separately.
- Guests benefit from access to a tennis court near the villa. There is a weekly charge per person to use the tennis court and the owner can provide tennis rackets and balls.
- Please note that extra beds are available, on request only, and at an additional cost.

Location
About the surrounding area of Villa ChiomaBetween Monaco and Nice, perched above the Èze coastline, Villa Chioma enjoys stunning sea views from its hillside position. Nice Airport is a short drive away or you can choose to arrive by train into Nice-Ville with fast direct services from Paris Gare de Lyon to Nice (taking 5 hours 40 minutes).
The villa is located in a residential area and reached via steps from street level (where there is space for two cars). Set behind/perched above Villa Chioma is the owner’s other stunning abode, Villa Maia, and they can be rented together if both available thanks to steps that connect Villa Chioma’s upper grounds to Villa Maia’s lower grounds. Alternatively they are simply rented out separately (they each have completely different entrances and independent grounds).
There is a flood-lit tennis court a short walk away which you can use (subject to a supplement). The beach down at Èze-sur-Mer is also within walking distance if you can manage the steps (and hill on the way back!), as is Èze train station (with departures to Monaco, Nice and Cannes). Down by the beach you will discover a small handful of beachside restaurants (check seasonal opening times/dates) including the prestigious yet laidback Anjuna Beach which also rents out sun beds and parasols in the summer.
The medieval village of Èze is perched high above the villa, reached via the winding road (car or bus taking around 20 minutes) or experienced walkers can follow the challenging but beautiful Nietzsche hiking trail up to the village (or back down to the train station). When exploring the hilltop village, potter around its steep cobbled lanes, soak up its charming ambience and dine out in the Michelin starred La Chèvre d’Or. The views towards the Mediterranean are simply incredible!
There is of course so much to explore across this part of the French Riviera coastline whether spending the day in the principality of Monaco (10km), wandering along the Promenade des Anglais in Nice (12km) or venturing a little further afield towards historic Antibes (40km) and Cannes (45km).
Admire the extraordinary beauty of Saint-Jean-Cap-Ferrat (8km), relax on the beach near Beaulieu-sur-Mer (3km), head to the artistic villages of Vence (35km) and St Paul de Vence (32km) or you could even drive to the atmospheric seaside town of Menton (20km) and towards the Italian border.

Region
The Provençal way of life is one that’s deeply tempting for anyone who’s been feeling the need to get away from it all. This is a place where the Mediterranean weather turns fields of corn and lavender into picture-perfect backdrops, where you can sip your locally bought wine and enjoy the landscapes before heading out and tackling them head-on with a range of great activities for families, groups of friends and adventurous foodies. Best Suited For: All AgesFamilies staying at Villa Chioma will appreciate table-tennis on one of the lower terraces and the lovely 20m long court for playing pétanque with a view of the mountains and sea! There is also a flood-lit tennis court very close to the villa (around 200m) – the owner can provide the rackets and balls and there is a weekly charge (per person) to access the court.
The beach at Èze is within walking distance (downhill including steps) where you will find a small handful of seasonal beachside restaurants (two that also rent out sun loungers), summer watersports and the picturesque calm bay. The water is usually wonderfully clear thanks to the small pebbled shore and it’s a nice spot for paddling and swimming. Water-based activities include kayaking, scuba diving and sailing.
Other beaches within a short drive include those around Beaulieu-sur-Mer, including Plage Petite Afrique, and the long bay at Villefranche-sur-Mer. Not to mention the palm-fringed shores around Cannes and the picture-perfect bays on Cap d’Antibes, especially good for families with older who enjoy coastal hiking.
With a great location between Monaco and Nice, there is plenty to keep all ages occupied. The Musée Océanographique de Monaco is a great trip out and there is a brilliant car museum showcasing Prince Rainer III’s vintage collection. Nice has lots of attractions as well including the Promenade du Paillon with its water fountains and play area.
There are other family activities just north of Antibes (Marineland, Adventure Golf, Kid’s Island and a waterpark) and just outside the village of Villeneuve-Loubet (Le Bois des Lutins and Le Village des Fous).

Everything was perfect!
Everything was perfect! The owner is adorable, always ready to listen and help. The location is just sublime, calm and very sunny. The interior of the villa is very pretty, clean, spacious, stylish and modern. The pool is beautiful and well maintained. In short, I highly recommend it, a big well done and thank you to the owner for his kindness and professionalism, we'll be back as soon as possible.

It was picture perfect.
My family recently spent a week at Villa Chioma in Eze in mid- June. The villa was beautiful and the landscape was breath-taking. We arrived late in the evening but when we woke up the next morning we were surprised by the view. It was picture perfect. The rooms were very clean and comfortable. There was a beautiful view from the master bedroom. The owner was so helpful and very knowledgeable about good restaurants and gave us great suggestions on sight- seeing options. I can only say wonderful things about this vacation. The only negative is that the vacation was not long enough. Next we will stay at least two weeks. Thank you for everything! We miss you and the villa. See you soon!

Spectacular!
Of course the first thing I thought of when I saw the Villa was: OMG – people actually live like this!! The views are spectacular. The villa is perfectly clean. I have had the good fortune to travel to several continents, but never saw the water from that vantage point. The Villa has a perfect layout for a large family or group – both the indoor and outdoor accommodations seem to be designed for comfort. The patio has all of the benefits of a resort with one extra benefit a resort can’t match – The pictures don’t really capture the size or the quality of what guests are invited to share. I suspected that few people used the Villa based on how well it is maintained. I was very surprised to hear that it is rented out more than it is not! While there are many shops and restaurants in the area you almost don’t want to leave the Villa. I also appreciated that there was room to park our rental. Driving in a foreign city where the streets are narrow and unfamiliar becomes even more taxing if you can’t find a place to park! We parked right outside of the Villa each day and never had a problem. You are very gracious and accommodating host! Considering my very limited French vocabulary, I appreciate your ability to speak so many languages as you so patiently let me try my hand at French!! I’m hoping there are some weeks left to pick from next year! The only negative thing to say is ---- leaving is just not fair. Until next year!!!

Just magic!
Wow, the pictures don't do this place justice. What a great time. The rental process was flawless. Would definitely recommend this to anyone looking to stay multiple days. Clean, secure, comfortable. We had an incredible vacation in this villa. The key holder was so nice and helpful for everything we needed! We were on the Mediterranean ocean, looking at Eze village..... just in front of us. Just magic!

Truly a magical unforgettable experience
This is the second summer we've stayed at the Villa Chioma. It was truly a magical unforgettable experience for me and my husband, our parents, and our little 4 year old son. This is one of those places where you definitely wish the vacation never ended! The location was idyllic (super easy to get to neighbouring Beaulieu, St. Jean/Cap Ferrat, and Villefrance either by car or bus...or cycling/running) and the weather was perfect. The owner's attention to detail is second to none, and we couldn't have been better taken care of! This was a very special experience, one that will be etched in our hearts forever. We love the South of France, and we love the magical Villa Panorama!

Beautiful view, spacious villa, perfectly placed in every way
I have had the wonderful opportunity of visiting the South of France a few times over my life. This time, I went with two girlfriends to plan my wedding. My fiance and I decided to get married in France and were nervous about how to plan a French wedding from the States. My girlfriends and I decided to stay at the beautiful Villa Chioma. This was the best decision I could have made! I am happy to say that I will now be having my wedding ceremony at the Villa Panorama, it is that beautiful! With the beautiful view, spacious villa, perfectly placed in every way-- how could I not have my wedding here?! I will be having about 100 guests and will be getting married out on the veranda. The manager of the Villa Chioma made me even more excited to get married. He offered incredible ideas, put me in contact with florists in the area, and helped me and my girlfriends map out the event from start to finish. He is one of the most genuine, helpful, kind, and at-your-service managers I have ever worked with. I will ONLY be staying at the Villa Chioma during my trips to the South of France from now on. I would suggest to anyone interested to stay at the Villa Chioma. You will have the most incredible trip and have memories for a lifetime.

There is no reason to leave.
This is the only review you need to read. Every minute you spend without booking your vacation at Villa Chioma is a waste. It is one of the few places that will exceed the expectations you have and satisfy the anticipation you feel. You are in the French Riviera. You are on a mountain. You are overlooking the Mediterranean from the infinity pool. The proprietor is endlessly warm and gracious. The location is walking distance from the Eze Sur Mer train station, the beach, and Anjuna Plage Privee, a great local restaurant. Nice, Eze Village, and Monte Carlo are all a short drive away, but you will not want to leave. There is no reason to leave. Stop reading. Stop thinking about whether you have the time. Life is short. Book your time now before I take the week that you want. Five stars.

The villa was amazing
Our family of four (my husband and I and two single adult sons) stayed at Villa for 11 days at the beginning of October, 2023. Our stay there was perfect. The villa was amazing. It was comfortable, with all the amenities of home and had a beautiful view of the Mediterranean. It was conveniently located, with a train station and bus stop at the bottom of the road. John, our keyholder, was our first connection to our South France vacation and to say he enhanced our stay, would be an understatement. I have not met a more accommodating and friendly person. Nothing was too much trouble for him in making our stay memorable. We will definitely recommend this amazing villa to our family and friends, and would love to visit again.

The accommodation with the best view.
Villa Chioma really is the accommodation with the best view and services of Eze. Tucked up into the hill, this effortlessly perfect villa is the ideal escape. I travelled to southern France from New York on vacation with friends and it was recommended to me that we stay in Eze (easily the town with the most charm in entirety of Cote d'Azur). And this Villa was everything we had hoped for and more. We enjoyed waking up each morning with a view that took our breath away, the short and convenient walk to the beach, lounging by the infinity pool and cocktails on the patio. Each of the villa's sweeping views, from the master bedroom, to the living and the infinity pool are something to be marvelled. The villa is perfectly equipped with spacious and comfortable sleeping arrangements. There were only 3 of us but it could easily accommodate up to 10! The house manager was the LOVELIEST man, always willing to offer sage advice on the best places to go, what to see and where to get the perfect rotisserie chicken. The only downside of Villa Chioma is that because the villa is so perfectly located, built and equipped, you may never leave and see the rest of the Cote d'Azur!

Fairy Tale Wedding. My family and I came to Eze-Sur-Mer for a wedding with our extended family and their children. We stayed at Villa Chioma for 14 days and it was absolutely perfect! There is an infinity pool that is so clean and clear with blue lighting at night. The bride hosted her extended family (100 people!) for a BBQ/ swim party at the villa and we had a blast. There was plenty of space for everyone to eat, relax and socialize. The resident manager helped us with finding services (waitress, food prep) so we enjoyed the party, too. Best memory is seeing more than 20 people in the pool having a great time. Our rooms were large and comfortable with air conditioning and their own bathrooms which were very clean. The road is quiet and it is walking distance to beach restaurants, the beach and train (5 -7 min). We rented a car and were in Monaco in 15 min. I want to thank the staff at Villa Chioma for a perfect holiday in Eze- my extended family was very envious of our accommodation. We will definitely stay there again.

Breathtaking views
Visiting Eze for a family wedding and stayed here for 8 days. I didn't want to leave! The villa has 5 large comfortable bedrooms with air conditioning and each with their own clean bathrooms. We sat outside on the patios with breathtaking views of the water, Eze Village on top and Cap Ferrat. The kitchen was clean with everything I needed to prepare foods and clean up easily. The manager was attentive with restaurant reservations (5 total) all within a 7-10 minute walk along flowered stairs and walkways; Help with navigating the train to Nice, Monaco and Beaulieu (10 min. walk to station) very personable and friendly. There is a great book in the villa that lists everything you want may want to do which was helpful.
The infinity pool is lovely- day and night with stunning water (and yacht) views. I loved sitting outside at dusk seeing all the gold lights come on. So ROMANTIC!
The road is quiet and the whole place feels exclusive. We rented a car and there was plenty of street parking. I looked at other villas in the area but didn't want to have to drive the windy roads to go everywhere I had planned to go to Lyon for 2 days and cancelled that trip. I was so relaxed and fell in love with the villa and quaint Eze setting... why go anywhere else? This is really a hidden gem!

A must see must stay for a 5 star experience.
This is luxury living in a gorgeous location. Each bedroom is spacious, where the beds are comfortable, with top of the line linens and comforters. In addition, each room is equipped with a personal bathroom with all the amenities you need. Not that you even want to spend that much time in your room because the patio, garden and pool area are so lovely for a morning brunch, pool day or sunset dinner. My favourite thing to do was rest at the pool on these padded lounge chairs under a big umbrella and I would stay for hours. If you have young children the pool is perfect for them to play around in it or take a 5- 10 minute walk to the seaside. The living room is also nice to put on a movie for the kids in the evening. John is a superb host- he speaks English and French fluently and will make it easy for you to check in and out. Overall, this place is a must see must stay for a 5 star experience.

You mean the best day event I've ever been to? Easily the best pool I've ever swam in. Where else can you get an infinity pool that overlooks the gorgeous Mediterranean? It will change your life for the better. The villa is incredibly spacious and well-lit providing the perfect environment to entertain guests or have a relaxing afternoon with your favourite book. The property itself is simply exquisite and can accommodate a group of any size and never feel too large or small. Everything about it is in great condition and extremely well maintained. Just wait until you see the view - no picture, no matter well it was taken, can ever do it justice. When you add that view to the beautiful infinity pool you're guaranteed the best swimming experience of your life. The caretaker is an extremely nice man who is a pleasure to work with. 5/5 stars!
