A charming four-storey, five bedroomed villa with pool in the attractive village of Seget Vranjica. Just 5 km from the UNESCO-protected medieval town of Trogir, 30 km from Split and the airport, Seget Vranjica is the perfect spot for summer vacations. With breathtaking views, sandy and rocky beaches, small coves and ancient olive groves and a wealth of small islands to visit, what more could you ask for?

Spread over four floors, this stunning villa has an outdoor and indoor ground floor area. It boasts a swimming pool, sauna, access to the sea, a first floor with a family kitchen, dining and living area, and two self-contained suites. On the second floor, there are two beautiful bedrooms. The attic has a fully self-contained studio flat with a bedroom, living area, kitchenette and bathroom.

Reached by an external staircase, the ground floor of this fantastic villa is exclusively reserved for relaxation and fun. Here you will find a well-planted mature garden with a heated swimming pool. The modern pool features a waterfall, massage or counter flow. It is surrounded by sun loungers and comfortable armchairs for everyone’s comfort. To one side is a fully equipped summer kitchen with a barbecue, stove and refrigerator, perfect for lazy lunches and Dalmatian specialities. The shady dining area is ideal for enjoying good food, drinks and company. Also, you will find an outdoor fireplace and sauna on this level. You will find a cosy room with plump sofas, wall-mounted LCD Television and table football.

A step through the courtyard door will take you to a small flat rock area with sun loungers, shade and access to the beautiful azure Adriatic Sea. Thanks to the twinkling decorative lights, the garden is transformed into a fairy tale wonderland at night.

The open plan spacious and modern first floor is where you will find the main entrance and hallway. Light, bright, with wooden floors throughout and offering wall-to-wall spectacular views, this is the heart of the villa. For cooler evenings, there is a fireplace to create warmth and atmosphere. The kitchen/dining area is sleek and modern but functional, with high gloss units and all appliances to make you feel like you’re in a home-from-home. The dining area opens to a large terrace that runs the length of the floor. An outside dining suite allows one to enjoy balmy evenings and breathtaking views.

The living has a large comfortable sofa, wall mounted LCD television and an entertainment system. Opposite the living room, there is an area where you can spend time either working or relaxing with a good book. The first floor also boasts two self-contained suites. Each suite has a fully equipped kitchen, living room with a sofa, double bed, en-suite bathroom and access to the front yard and gardens with more outdoor furniture.

An internal staircase will lead you to the second floor and two large double bedrooms. They both have terraces and are tastefully decorated with magnificent views of the sea and en-suite bathrooms with bathtubs or showers. What better way to start the day than looking out at the glorious blue skies, palm trees and azure blue sea?

At the top of the villa is the attic. Wow! What an attic it is. A fully self-contained suite, it has a tastefully decorated light, bright double bedroom. Imagine waking up to see the sea from every angle and looking up to see the sky. The most romantic room in the villa is definitely a room with a view! A spacious en-suite bathroom with a freestanding tub and a large sitting area continues to deliver the wow factor. If this wasn’t enough, a fully equipped kitchenette and furnished terrace with views over the Adriatic Sea must seal the deal.

Seget Vranjica is a small but very picturesque village only 6 kilometres from the Unesco World Heritage town of Trogir.

This historic city is at the top of the list of places to visit, not only in Dalmatia but throughout Croatia. The Trogir archipelago, dotted with islands, islets and tranquil bays, has attracted numerous conquerors, seafarers, and traders since ancient times. Kamerlengo Fortress is located on the southwestern tip of the island, and you will see it looming large over the town. It is possible to climb up to the height of the walls for amazing views over the Riva, the Old Town and out to sea. Parts of the city walls built in the 13th and 14th centuries are still visible today on the city’s southern side.

For those who like to explore, Split is just 25 km away. Here you will find so much to see and do. The Old Town of Split is a maze of cobblestone streets and lanes surrounding the Diocletian’s Palace. Built-in 305 AD, the Palace is one of Split’s must-see attractions. In the heart of the Old Town, the People’s Square, full of cafes and restaurants, is a perfect place to escape the midday sun. For those who like to walk, Marjan Hill to the west of the Old Town is full of trails crisscrossing their way over the peninsula. Stroll up to the top of the Hill to enjoy spectacular views.

Fancy a spot of wine tasting? You will find the Putlj Winery outside the city, offering tours and tastings. If you would prefer to stay in the city, Zinfandel Wine Bar is the place to enjoy fantastic food, wine and a great atmosphere.

Most of Trogir’s beaches are located along the Trogir Riviera, and you can rest assured you will not have to travel far for a quality beach experience. Gradska Plaza is 1km from the centre of Trogir with a beautiful blue sea, gentle pebble beach and a bustling promenade lined with restaurants and cafes.

A 15-minute stroll from the centre of Trogir is Saldun Beach. Popular with the locals, this beach has a quieter and more relaxed feel. Sparkling blue crystal clear water, shady pine trees and natural rocky terrain will greet you a few short steps from the shoreline. Possibly not the best place to sunbathe, but perfect for those who love to swim, jump and dive!

Sightly further away, you will find Marinova Draga Beach. Be warned, this is a busy beach for families with lots going on! Here you will find a safe beach with plenty of amenities, sunbeds, parasols and deckchairs to rent and plenty of natural shade from the trees.

Region

Trogir, located on the central Adriatic coast, is an exceptional destination that has enchanted visitors for centuries. This historic town, with its stunning architecture and rich cultural heritage, stands as a testament to Croatia's enduring allure. Trogir's roots trace back to ancient times, and its history is a captivating tapestry that unfolds at every cobble-stoned corner. As you stroll through Trogir's
winding streets, you'll encounter layers of history etched into its very foundations.

Well-preserved medieval walls encircle the old town, which lies on a small island connected to the mainland and the island of Čiovo by bridges. The old town is listed a UNESCO World Heritage site, as the best preserved medieval town in Central Europe - as you enter through the city gates, you are stepping into a time capsule of history.

The Cathedral of St. Lawrence, a magnificent example of Romanesque-Gothic architecture, is a testament to the rich heritage of Trogir. Its imposing façade, adorned with intricate stone carvings, is a masterpiece in itself. Inside, you'll discover a stunning interior that beckons you to marvel at the skill and craftsmanship of the artisans who worked to create this sacred place.

The Kamerlengo Fortress, originally constructed by the Venetians in the 15th century, looms above the town's skyline, offering breathtaking panoramic views of the Adriatic. This formidable structure speaks of Trogir's role as a stronghold in the region's tumultuous history.

Torgir's charm is perfectly captured in the daily market. Here, you'll find a vibrant display of local produce, handcrafted goods, and the warm hospitality of the locals. Strolling through the market, you can sample the freshest fruit, vegetables and seafood, and engage with the friendly vendors, providing a true taste of the Adriatic way of life.

The town’s connection to the sea is evident in its picturesque waterfront. The Riva, as it is known locally, is a hub of activity, lined with charming cafes and restaurants. Here, the sparkling waters of the Adriatic serve as the backdrop for a leisurely meal, creating an unforgettable dining experience. The coastal promenade, along with its bustling harbour, is a captivating evening walk as the sun sets behind the horizon.

For those seeking a more hands-on connection with the sea, Trogir has an array of water-based activities on offer. Sailing is a popular choice in the region, with numerous charter companies providing opportunities to explore the stunning nearby islands and coves. The clear waters of the Adriatic are absolutely perfect for swimming, snorkelling, and diving, allowing you to discover the region's rich underwater world.

Trogir's cultural calendar is brimming with celebrations, festivals and events showcasing the regions’s charm. From the vibrant Trogir Summer Festival featuring concerts, theatre performances, and art exhibitions, to the traditional Donkey Race, which is a delightful and unique experience that children will love.

Trogir's central location on the coast also makes it a brilliant base for exploring the wider Dalmatian region. Day trips to nearby destinations like Split and the islands of Brač and Šolta are easily accessible, providing a diverse range of experiences, from exploring vibrant cities and historic palaces, to enjoying the tranquil beauty of unspoiled natural landscapes.

Trogir is a town with a unique and timeless appeal, defined by the warm and welcoming nature of its inhabitants, who have a strong sense of community and are known for their hospitality. It’s a place where you can immerse yourself in the essence of the Mediterranean way of life. Its history, architecture, and coastal beauty entwine to make it a must-visit destination. This is a town that invites you to explore, to learn, and to experience the beauty of the past and the vitality of the present, making it an Adriatic treasure that lingers in the hearts and memories of all who visit.
