Nestled on a hillside, in the upper part of Podstrana village is the modern villa Andrijana, comfortably sleeping eight guests. The villa overlooks the Adriatic Sea and has calming, minimalistic décor inside.

Walking into the villa, you are met with an open-plan living, kitchen and dining room. The kitchen is on the left as you walk in, with black countertops, wooden cupboards and a breakfast bear with two high chairs. The kitchen has all the appliances you need including a refrigerator, oven, microwave, dishwasher, kettle, toaster and importantly a coffee maker. At an additional cost, you can hire a professional in-house chef, so you won’t need to spend much time in the kitchen. The dining table, seats eight guests on green and grey chairs. Box lighting hangs above the table, creating soft ambience in the evenings.

A grey leather corner couch sits in the centre on one side in front of a flat-screen TV and colourful rug. At an additional cost, you can stock the shelves from your phone on the sofa by ordering your groceries online and booking a delivery time that suits you. The living area is surrounded by glass sliding doors opening out onto a private patio overlooking the Adriatic Sea.

At the centre of the patio is a heated outdoor pool with an inbuilt hydro massager. Sun loungers and a grey corner sofa surround the pool, giving plenty of room for the whole family to spread out and enjoy the sunshine. Set under a canvas roof, that can be pulled back, is an alfresco dining table with barbeque so you can make the most of the long summer nights. Off the pool, is a separate games room with a TV, bar and football table ready for you to enjoy as well as table tennis on the patio for an in-house tournament.

Back in the villa, the first bedroom is on the ground floor. It has its own ensuite with a walk-in shower and queen size bed, creating a comfortable stay while having easy access to the ground floor. The rest of the bedrooms are located on the first floor. All bedrooms are spacious, light with wide windows overlooking the landscape. The master bedroom has access to a private balcony with wicker seats and a swinging egg chair, ready for you to wake up watching the Adriatic Sea in peace. Two of the bedrooms have king-size beds while one has twin beds, ideal for children sharing. The bathrooms in the villa are all slick, and modern with walk-in showers and rounded mirrors and sinks.

A professional masseuse is on hand to take to last of your stresses away at an additional cost. Or have a hand at the open sea and hire a sailing boat and skipper at an additional cost or an organised boat tour to explore the Adriatic Sea. If you have any questions, please don’t hesitate to ask!

Villa Andrijana is set on the hillside looking out over the Adriatic Sea, in the upper part of Podstrana village . From your doorstep you have access to a local beach and the cooling waves of the Adriatic Sea.

Villa Andrijana is ideally located east of Split, in the upper part of Podstrana village, in Split-Dalmatia County. With easy access to the vibrant city Spilt but away from the crowds it is easy to unwind at the end of a busy day exploring. Locally, there is plenty to see. The nearest beach is Podstrana beach, located below the villa and is a relaxing way to spend an afternoon. The Adriatic Sea is a cooling break from the Croatian sunshine. Dance and swim in the shallows of the cooling waters or enjoy the rays from the shore of several beaches along the coast. There are peddle boat rentals available if you wanted to take a spin on the waters, or delve deeper and bring snorkels to see the colours and home of the creatures who live below the surface. For the more adventurous ones, there are many water sports activities dotted along the coast including water skiing, open sea diving, parasailing, scuba diving and boat trips to neighbouring islands.

The countryside in Croatia is almost a must! Horse riding is available in the countryside near the villa. Go for a trek through the Croatian countryside and experience the landscape like never before. Or head to the countryside in the evening and visit the starry village of Mosor; a beautiful view and an opportunity to see the stars shine at their brightest.

Villa Andrijana is only eight km from the famous Split, Croatia’s second-largest city. With bricked architecture that dates back nearly two thousand years ago, you can immerse yourself in the rich history of this city. See how the people of Split reclaimed a Roman Emperors’ home when visiting Diocletian’s Palace. Surrounded by high columns, detailed entrances and imposing arches you can immerse yourself in the past while exploring a host of shops, bars and cafes that now reside within its walls. It’s not difficult to find either as its walls are integrated into the narrow streets of the old town, merging the palace into the rest of the city. The alleys create a maze into the past, with detailed bricked architecture withstanding all that has come after its erection, you can immerse yourself in the rich history of this city.

If it is quality time spent together as a family you’re after then villa Andrijana is perfect for you. Being in a peaceful spot, you won’t be overlooked while creating those important family memories. Children will love the private pool to make a splash in. Plus, with the luxury of it being heated, you can ensure it is the perfect temperature for them all day long. Parents with smaller children should be cautious, however, as there are no barriers between the property and the pool so keep an eye on if their little feet take them too close to the pool unsupervised. The whole villa is completely fenced, and secure for you and your loved ones.

The ground-floor living area is designed to bring everyone together. Enjoy meal times around a circular dining table, trading stories of the day’s events and hear the excitement in their voices about what the next day will bring. Plus, with the bonus of an in-house chef at an extra cost, you can spend even more time together in the sunshine. One of the bedrooms upstairs has twin beds- perfect for children staying and a cot and highchair are also available upon request for the newest members of the family.

The Adriatic Sea is a playground for their adventurous minds. Explore it with boat rides and kayaking tours or see what’s under the surface and go snorkelling! For the older ones, there’s an abundance of water sports including paragliding while you island hop around the coastline. Security deposit €500 charged to client’s credit card before arrival and refunded two weeks after departure, subject to full inspection.

Energy costs included? Yes, included in the rental price.
Heating costs included? Yes, included in the rental price.
Linen & towels included? Yes, included in the rental price.
End of stay cleaning included? Yes. However, guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
Internet access? Complimentary Wi-Fi internet access is included in rental price. It is good to note that the speed is dependent on the local provider and technical issues may cause reduced speed or cut of service.
Minimum stay 7 nights from June to September, 5 nights during all other periods.
Changeover day Saturday from June to September, flexible during all other periods.
Pets welcome? Not allowed
Smoking Allowed? Smoking & vaping are not permitted.

Insurance Guests are required to be in possession of a valid insurance policy, which covers them for cancellations, loss of personal belongings, personal liability and any accidental damage caused during their stay.

    Beautiful view! All bedrooms and the living room are air-conditioned. Sound system outside was very practical and table tennis and table football were also very great. Very good facilities: everything you needed was available. The only negative thing was that the WiFi was unfortunately only worked in some rooms. And you should be prepared that the road to the accommodation is very steep.

    Fantastic villa with a unique view. The villa has everything you need and even more. Something to drink was already chilled in the fridge. The villa is 30 minutes away from Split center (if there is no traffic) & 20 minutes from Omiš. Ivana is very friendly & always helpful. We can only recommend this villa.

    We had the most fantastic week stay at Villa Andrijana. The Villa has been built to a very high standard with all modern fixtures and fittings. The location and the view are perfect and so peaceful. The host was very accommodating and helpful. I would recommend this property to everyone!

    We had a lovely holiday in a brand new, with modern furniture Villa Andrijana. The villa is located in very beautiful surroundings and with marvellous seaview. Sunbathing by the pool, BBQ in the evenings and birds singing in the mornings made us a perfect holiday at Villa Andrijana. We will be back. Close to Split airport, less than 1 hour makes it easy to access.

    We have just returned from a fantastic stay at Villa Andrijana - we were lucky enough to be the first guests at the villa! Communication with our host Ivana was fantastic and really helpful prior to and throughout our stay. We really cannot fault the villa everything has been thought of, fully equipped kitchen with everything you will need. Gorgeous pool area with AMAZING views, outdoor dining / bbq area and outdoor Bluetooth sound system. Bedrooms are all great with plenty of storage and comfortable beds and all bathrooms have great quality showers - plenty of linen and towels including towels for sun loungers/pool . We were sad to leave and will definitely look forward to staying again!
