Beautiful, stone-built, four-bedroom Villa Kaya is in the historic village of Kayaköy in South-west Turkey. Setting pretty in the countryside, it’s in a quiet and peaceful spot and boasts serene rural views of the village below and the surrounding pine tree-lined hillside. All the holiday luxuries – landscaped gardens dotted with potted plants and trees and a private outdoor pool area – are made reality at this villa, and all you have to do is lay on your sun lounger in the midst of them.

Sleeping up to eight people across two spacious floors and a separate annexe, Villa Kaya is an ideal choice for families, couples and friends alike. The outdoor pool and garden area are partially secluded, offering a perfect vantage point to enjoy the serene ambience in privacy. You can curl up with a good book under shade or bask in the sun while the children are playing on the grass. There’s also a BBQ and an outdoor dining table so you can enjoy vivid sunsets over a glass of wine. 

The interior is just as charming as the exterior. Timber beams and rustic stone walls are elegantly fused with modern features like white-washed walls and natural-coloured soft furnishings. There’s an open-plan kitchen and dining area with floor-to-ceiling windows and doors letting in the light and allowing you to make the most of the tranquil setting. Sit back on the comfortable sofas and make the most of the extra homely additions like a flat-screen TV and internet on chilled evenings in.

Villa Kaya is only 2km from the centre of Kayaköy which will delight with its famous ghost village of abandoned Greek houses and top-notch local restaurants. There you can also join the Lycian Way Trail – a popular hiking and walking track that traverses the scenic coastline. If you head a further 4km, you’ll find yourself beachside where you can relax on the sandy shores or swim in the Aegean Sea. With the centre of vibrant Fethiye, Gemiler Island and Ölüdeniz all around a 8-10 minute drive away too, you’re ideally placed to explore this majestic part of Turkey's turquoise coast.

What you should know…

  • Being in a village expect to hear the noise of the cockeral crowing and the mosque calling, quite romantic unless you're a light sleeper!
  • The annexe is separate from the house and therefore isn’t an advisable sleeping spot for young children, however it’s the perfect space for teenagers or those seeking that bit of extra privacy.

Villa Kaya is near the quaint village of Kayaköy, 8km south of Fethiye in southwestern Turkey. This beautiful area in the Aegean region is known for its peaceful and bohemian atmosphere, and there are traditional restaurants and shops nearby. With a backdrop of green hills and jagged mountains and the popular Lycian Way Trail within walking distance, it’s an ideal place to go walking or hiking.

From the villa, it’s also a short walk to the atmospheric abandoned village at Kayaköy, the inspiration for Louis De Bernier’s ‘Birds without Wings’ novel. There kids and adults alike can have fun exploring the abandoned buildings and then stop for lunch at a local restaurant. The nearest beach is within a short 6km drive of the villa where you can take a cooling dip or chill on the soft sands. 

In livelier Fethiye – a port city, an 8-10 minute’ drive from the villa – you’ll find a natural harbour and numerous rock tombs to visit including the 4th-century B.C. Tomb of Amyntas, carved into the mountains and overlooking the city. For foodies, there’s a fish market and other markets that sell everything from homemade rugs to honey and fresh produce. You can sample the local delicacy – delicious gözleme (thin dough crepes) – and then finish the day at a Turkish Bath. From Fethiye, you can jump on a boat and explore the turquoise waters with an archipelago of 12 beautiful islands.

Heading south, you can head to the popular holiday resort of Ölüdeniz. For fun family-friendly day trips, there’s the blue lagoon there – a prime swimming and water sports spot due to its crystal-clear and calm waters. Chose one of the many beach clubs surrounding the lagoon. You can also visit Butterfly Valley (about 24km from Fethiye) – a serene nature reserve that’s home to diverse butterfly species. Further afield you’ll find the Lycian site of Tlos and Saklikent Gorge. You can also jump on a boat trip to stop off at prime snorkelling spots, have lunch cooked by the crew and soak up some rays. Babadag is the mountain that overshadows Oludeniz, this is where paragliders fly from and if you fancy trying it too there are many schools that will book you a tandem trip.

The "Ghost Town" of Kayaköy was once inhabited by a substantial Greek Orthodox Christian; Artisans who left for Greece in the populations exchange 1923. Many of the old stone houses have been brought back to life and the village is again alive. There is a bohemian feel and a mix of restaurants cater for those enjoying the healthy village air. The cute beach at Gemiler is the closest place for sea swimming here. The area was the inspiration for Louis de Bernieres’ novel Birds Without Wings. Whilst here do try the local Gozleme pancakes.

Local days out include the resort of Gocek along the coast, Tlos ancient site and the Saklikent Gorge. Slightly further afield are Dalyan or going south, Patara for its sandy beach and ruins.

With a private swimming pool and grassy garden area with shaded playing spots, Villa Kaya is an ideal villa for families. It’s nestled in the countryside and provides ample opportunity to go exploring.

The villa is a short walk from the popular Kayaköy Ghost Village where children (young and old) can enjoy exploring the abandoned buildings. There are also plenty of walking and hiking routes that take you through olive groves, orchards and quiet lanes lined with authentic stone cottages.

Lively Fethiye, an 8-10 minute drive, has family-friendly restaurants and more cultural sites to keep children entertained. From there, you can jump on a boat to Ölüdeniz blue lagoon. It’s a beautiful sandy stretch of shore that has calm waters – ideal for young swimmers – and water sports opportunities, such as paddle boats and scuba diving. The famed beach is a protected national park and there also a couple of waterparks in the area for a fun day out.

If you head towards Dalyan, a not to be missed is İztuzu (Turtle) Beach, also accessible by road. Not only is it an ideal swimming and sunbathing location, but what makes it so special is that it’s a nesting site for loggerhead turtles. You can visit the Sea Turtle Research, Rescue and Rehabilitation Centre, which does important work in bringing injured turtles back to full health. If you want to visit the centre approach by road through Gokbel to the south end of the beach.

Other Ts and Cs Please note that on occasions, in Turkey, extremes in weather can cause water and/ or electric supply to be cut or reduced. Services are normally restored as soon as possible.
Other 2 In Turkey the plumbing system is not designed to have paper and sanitary items flushed down the lavatory. In these cases a bathroom bin is provided.
Insurance It is recommended that all guests take out insurance to cover against potential cancellation, personal accidents and any accidental damage caused during your stay at the property.

Travelling to Turkey
All British (and most other nationalities) citizens require a full 10 year passport with at least 6 months validity to enter Turkey. UK passport holders are exempt from visa for tourist visits of up to 90 days within 180 days starting from the first entry date. For all other passports please visit the Turkish Government Website or the Turkish Consulate for details of whether you require a visa or not.

Whilst in Turkey local regulations require you keep your passport and a printed copy of your e-visa with you at all times.
