Four-bedroom Villa Rustem is a 300-year-old Turkish farmhouse that has been beautifully restored with fresh, modern interiors. It retains its authentic charm with original features like stone walls and rustic wooden beams. With its breathtaking views over Kaya valley and Kayakoy ghost village, large private swimming pool an abundance of inviting spots for relaxing, it’s holidaying at its best.
The rooms are bright and airy, with whitewashed walls and natural décors, such as light wooden floors and cream-coloured linen. The four charming bedrooms each have a balcony looking out towards the lush, green surroundings and en-suite shower rooms for your utmost comfort. There’s also a marble reception hall and a comfortable lounge with glass doors showcasing the vistas.
Tastefully designed for a self-catering stay, Villa Rustem has a fully-equipped kitchen with marble worktops and an island for extra space. Amenities include a dishwasher, a microwave and a washing machine. There’s also a sitting room with comfortable sofas and a traditional Turkish fireplace cut into the stone, alongside a private terrace off the king-size bedroom for enjoying the magnificent mountains.
Outside, the turquoise glass mosaic infinity pool is the show's star and backs onto the mountains. It’s surrounded by a vast paved space, dotted with sun loungers and chairs and provides the perfect spot for lounging in the sun or the shade. You’ll also find a shaded area, under which sits a dining table – ideal for taking your morning coffee with a peaceful atmosphere.
Villa Rustem nestles into its surroundings, and if you look closely, you might see eagles hunting or hear the tinkering of goat bells while they nibble on the wild sage. The lovely valley is an oasis, and if you’d like to explore, it isn’t far from Fethiye town and the stunning Ölüdeniz lagoon.

What you should know…
- It’s secluded and private. However, you’re only a short walk from Kayakoy Ghost Town and are within driving distance of Fethiye port town with restaurants, shops and cultural sites. You can also travel 20 mins by car to the fabulous Blue Lagoon at Olu Deniz.
- It’s on a slight incline so it’s easier getting to the village than it is getting back.

Location
About the surrounding area of Villa RustemVilla Rustem is near the ghost village of Kayaköy, 8km south of Fethiye in southwestern Turkey. Nestled in the mountains and overlooking Kaya Valley, it’s a quiet spot and is an ideal place to go walking or hiking. From the villa, it’s a short walk to this atmospheric abandoned village, the inspiration for Louis De Bernier’s ‘Birds without Wings’, novel. In the local area, you’ll also enjoy a peaceful and bohemian atmosphere, and there are traditional restaurants and shops nearby.
In Fethiye Town to the north, you can visit ancient rock tombs such as the 4th-century B.C. Tomb of Amyntas, which are magnificently carved into the mountains. For foodies, there’s a fish market and other markets that sell everything from homemade rugs to fresh produce. You can sample the local delicacy – delicious gözleme (thin dough crepes) – or visit a Turkish Bath for a relaxing treat.
If you enjoy walking, you can use the Lycian Way. It’s a series of paths from Kayakoy Ghost Town to remote beaches like Cold Water Bay (around 5.5km away). The bay is family-friendly with turquoise swimming waters and a sandy shoreline. The paths also go to the monastery ruins of Afkule (around 4km away), which are dramatically perched on cliff ledges above the Aegean Sea.
For fun family-friendly day trips, near-shore islands by boat beckon. There’s the turquoise lagoon at Ölüdeniz, which is a prime swimming and water sports spot due to its crystal-clear and calm waters. You can also visit Butterfly Valley (about 24km from Fethiye) – a serene nature reserve that’s home to diverse butterfly species. Further afield you’ll find the Lycian site of Tlos and Saklikent Gorge.

Kayakoy
The "Ghost Town" of Kayaköy was once inhabited by a substantial Greek Orthodox Christian; Artisans who left for Greece in the populations exchange 1923. Many of the old stone houses have been brought back to life and the village is again alive. There is a bohemian feel and a mix of restaurants cater for those enjoying the healthy village air. The cute beach at Gemiler is the closest place for sea swimming here. The area was the inspiration for Louis de Bernieres’ novel Birds Without Wings. Whilst here do try the local Gozleme pancakes.
Local days out include the resort of Gocek along the coast, Tlos ancient site and the Saklikent Gorge. Slightly further afield are Dalyan or going south, Patara for its sandy beach and ruins.

Best Suited For: All AgesWith a private swimming pool and large terrace area with shaded playing spots, Villa Rustem is an ideal villa for families. It’s nestled in the countryside and provides ample opportunity to go exploring.
The villa is a short walk from the popular Kayakoy Ghost Town where children (young and old) can enjoy exploring the ruined Greek buildings. There are also plenty of walking and hiking routes that take you through olive groves, orchards and quiet lanes lined with authentic stone cottages.
Fethiye town is a short drive where you’ll find family-friendly restaurants and more cultural sites. From there, you can jump on a boat to Ölüdeniz lagoon. It’s a beautiful sandy stretch of shore that has calm waters – ideal for young swimmers – and water sports opportunities, such as paddle boats. The famed 'Lagoon', beach is a protected national park (Ölüdeniz Tabiat Parkı) that you can pay to enter. There are also a couple of waterparks in the area for a fun day out too.

Travelling to Turkey
All British (and most other nationalities) citizens require a full 10 year passport with at least 6 months validity to enter Turkey. UK passport holders are exempt from visa for tourist visits of up to 90 days within 180 days starting from the first entry date. For all other passports please visit the Turkish Government Website or the Turkish Consulate for details of whether you require a visa or not.
Whilst in Turkey local regulations require you keep your passport and a printed copy of your e-visa with you at all times.

Paradise
We brought our family here having stayed in the smaller villa next door on our own in the past. Everybody was delighted with the amazing accommodation and location. It is truly a little piece of paradise and so peaceful in comparison to nearby Hisaronu and Olu Deniz but both these places are near enough to get to for shops and restaurants. We hired a car for ease of getting out and about but it's not necessary. Baris organised our transfers, took us food shopping when we arrived and offered advice on eating out etc he is so helpful. The village of Kayakoy is beautiful and the restaurants there are well worth visiting. Some of them will even give you a free lift to and from. A perfect holiday. Can't wait to return.

We all loved it
I returned last night from this wonderful home. I travelled with 5 girl friends - the house was perfect for us and owner Baris - is an amazing host, nothing is too much trouble. The house is about 20 mins walk from Kayakoy village with a small shop and restaurants. Every bedroom has its own bathroom - all individually decorated. All bedrooms also have a small balcony. The wildlife around from tortoises, goats and sheep, dragon flys and birds there is always something to look at.
The house is superbly equipped, plenty to cook with including bbq. The pool is just fantastic and the view even more stunning than the photos.
We have all truly fallen in love with the house and with a few more big birthdays coming up I think we will be back! Thank you for the memories so far Villa Rustem.
