Enjoy the best of both worlds when you vacation in Villa Zorko, a traditional stone cottage on the seafront of the ancient town of Perast on Montenegro’s Adriatic coast. This charming two-storey, semi-detached villa has four spacious double bedrooms and can comfortably accommodate up to ten guests, ideal for a large family holiday or group of friends’ get-together. The two-hundred-and-eighty-metre square Villa Zorko is constructed out of local stone, with white shuttered windows, and comes complete with a private swimming pool and Finnish sauna. The villa has all the mod cons, including complimentary air conditioning and Wi-Fi throughout, satellite televisions, and secure parking. The interiors are exquisite, furnished with modern classics, and tastefully decorated throughout.

Enter the villa at ground floor level, where there is an elegant open-plan living space. The main seating area has a soft silver-grey sofa-bed with a matching armchair and footstool, coffee tables and bookshelves are graced with magazines and ornaments, a flat-screen satellite television provides entertainment, and an enclosed wood-burning fire is perfect for those cooler evenings. The eight-seater dining set is perfect for some formal indoor entertaining. A wood and white kitchen is fully equipped with all the appliances you will need to cater for your holiday, including an island with a built-in hob and bar stools and that must-have morning coffee maker. A second informal seating space has a sofa and armchair, coffee tables, a dining set for four, and fitted well-stocked bookshelves.

Take the stairs to the first floor, where you will find two beautifully appointed double bedrooms. The master bedroom has a king-size bed, a seating arrangement, an ensuite bathroom with a bathtub and shower, and a stunning sea-view balcony. The second bedroom also has a king-size bed, an ensuite shower room, and a sea-view balcony. The second floor is nestled under the eaves and is home to a double room with a king-size bed and a children’s twin room, both with their beach view balconies. They share a large family bathroom with a bathtub and shower. A fabulous full-size Finnish wood sauna completes the accommodation.

The stylish pool terrace can be accessed from the first floor, with a centrepiece swimming pool surrounded by modern mesh sun loungers, shady parasols, soft seating, and a perfectly positioned sea view patio set. Cool down in the summer sun under the outdoor shower. Feast alfresco at the outdoor dining set sitting under the awning on the ground floor, and enjoy delicious local delicacies as you sit by the sea, listening to the sound of the waves lapping the shore.

Villa Zorko is delightfully situated at the seafront of the quaint village of Perast, overlooking the beautiful bay of Kotor on Montenegro’s Adriatic coast. The villa is a scenic twelve-kilometre drive from the nearest international airport at Tivat. Bajova Kula is the nearest and best beach within the vicinity, and only a short three hundred metre walk to the shores and sea. A two-kilometre drive will take you to the picturesque seaside town of Morinj, with verdant mountain views, crystal clear springs and creeks, old watermills, and a pebble beach surrounded by shady forests.

In the enchanting old town of Perast, there are the islets of St George and the six hundred-year-old Our Lady of the Rocks, complete with church. Perast is noted for its historic Venetian Gothic mansions, a seashore promenade, the façade of a monastery with a bell tower, charming streets lined with churches, a few museums, and a beach with a pier. You may also want to experience the nearby underwater wine cellar!

The must-see UNESCO-protected town of Kotor is twenty-five kilometres from the villa. Wander down this fortified medieval old town’s winding streets to discover Venetian influence social squares, Romanesque churches, Kotor Cathedral, the Maritime Museum, and preserved city walls.

The Kamenari to Lepetane ferry takes you across the water to the Budva Riviera, famous for its soft sandy beaches and lively nightlife. Stroll the narrow streets to the historic old town, a seaside citadel surrounded by stone walls, and home to ninth-century churches.

For those who fancy something more active, you can try white water rafting down the Tara River, speed boating, and jet skiing on the sea. For some culture, take a tour around the historic palaces of Bujovic, Viskovic, Smekja, and Sestokrilovic. Get back to nature with a walk around the Durmitor National Park and Black Lake. Go further afield with a day trip to Dubrovnik.

About the Bay of Kotor

The Bay of Kotor, or Boka, has been a World Heritage Site since 1979, so be assured of its captivating scenery that includes; a Venetian old town, a Fortress, Roman Mosaics, churches and a glistening cove that all culminate to provide guests with an exceptional holiday destination.

Sailing through the fjord you will notice the Orjen Mountains along the west, and the Lovćen Mountain range curling around the east, which outline this spellbinding landscape. As you enter through the bay you are greeted by a man-made islet that is home to Our Lady of the Rocks Church and a museum. This is the first of many reminders that you are about to reach a region of Montenegro that is famed for its natural scenery and poignant architecture.

The Bay of Kotor is made up of four cornerstones - Lastva, Morinj, Stoliv and the most renowned Tivat. Within these villages you are able to find iconic landmarks such as St Petka Church and St Mary’s Church, or for something a little less pious; simply enjoy Tivat Marina and Gornji Stoliv’s Olive grove & Fig orchard.

Travel inland and strap on a pair of hiking boots as you explore Lovcen National Park. Although it is about an hours drive from the Bay, it really is worth the day trip! Whether you’re travelling with a Botanists, Ecologist, Entomologist or Zoologist; they will be pleased to know that there’s an immeasurable number of species that include birds, insects, bears, wolves and some breath-taking flora & fauna.

We urge holidaymakers to make the most of Kodor! This charming town has everything you need to forget the day-to-day tribulations of home life. Not only does this small medieval refuge have a host of cafes & restaurants, but there are some must see attractions like the Maritime Museum, the Cats Museum of Kotor, Cats of Kotor Shop and St. John’s Hill. Getting ThereSveti Stefan, Bar & Ulcinj are served by Tivat Airport and Podgorica Airport. Please note that Tivat is a smaller International Airport, which can experience overcrowding in Peak Season. Due to its proximity to Orjen & Lovćen Mountains, flights are sometimes re-directed to Podgorica Airport or cancelled in the case of bad weather.

From the UK:
Direct flights are available from London on Montenegro Airlines, easyJet, TUI, Ryanair and many others. Chartered flights are also available from several other UK airports.

From Dubrovnik, Croatia:
Connecting flights are available from Dubrovnik Airport to Podgorica Airport.

By Bus:
GetByBus operates from Dubrovnik, Tivat and Podgorica to Sveti Stefan, Bar & Ulcinj. Journeys can take up to 4 hours and 45 minutes.

Your children will love a vacation in Villa Zorko, situated on the seafront of the Montenegro coast, overlooking Kotor Bay. The villa has a private pool where the kids can play and splash all day. The nearest beach of beautiful Bajova Kula is a short three hundred metre walk away, and two kilometres down is the seaside town of Morinj, with crystal clear waters and cool springs for super swimming and snorkelling.

Take the boat from Perast Pier to the man-made island of Our Lady of the Rocks, visit the iconic church, and then back on board to explore the mysterious blue cave. Go underwater with the Panorama Semi Submarine Experience, and see the local fish swim by. Take a speedboat tour around the islands and stop off for a swim and snorkel.

Join a Jeep Safari to see Gornji and Donji Stoliv in the Bay of Boka Kotorska, and walk the pebble road through the chestnut woods and olive groves to enjoy the panoramic vista over the Boka region when you reach the top.

Spend the day in Kotor, where your children will love the Museum of Cats, climbing the city walls, taking a cruise around the bay, seeing the old town on the Hop-on, Hop-off bus, playing in the Park Slobode playground, sampling local food in the farmer’s market, and walking the cobblestoned streets eating homemade ice cream.

Drive to the Durmitor National Park to see the Tara Canyon, Europe’s deepest canyon, best viewed from the air or by adrenalin-inducing water rafting down the river. While you are there, visit the Black Lake, where there are eighteen glacial lakes, where you can swim in the cool, clear waters in the summer.

Go further afield and venture into Croatia, only thirty kilometres down the coast to the historic city of Dubrovnik, walk the walls, and see where Game of Thrones and Star Wars were filmed.
