Villa Zdenka is a modern villa with a rustic charm thanks to the beautiful stone walls which continue to the garden and wooden shutters framing each window. Sleeping ten guests, the villa is spread across three floors and has everything you need to make this stay memorable.

Stepping into the villa on the ground floor, you enter a large modern, open-plan lounge, diner and kitchen with cool white tiling underneath. In front of you is the lounge with deep blue velvet couches, colourful abstract art and a soft rug. A flat-screen TV sits on one end of the room, and double doors at the far end open to the spacious patio. On the other side of the room, the kitchen is tucked towards the front of the property and is fully equipped with all your cooking essentials. These essentials include a stove, oven, refrigerator, dishwasher, microwave, kettle, coffee machine and toaster. In front of the kitchen is an all-white table and chairs seating ten guests.

Over the first and second floors are five spacious bedrooms with double beds and ensuite bathrooms. Stained wooden flooring runs throughout the two floors. The ensuites are finished with natural stone and a glass-panelled walk-in shower. All bedrooms have access to a private balcony with wooden seats and white cushions to ensure your morning coffee is sipped in comfort.

The master bedroom is on the top floor with access to a wide balcony looking out over the patio below and the open countryside ahead.
Outside is where this villa shines. A sunken heated pool with a waterfall fountain centres the patio, keeping everyone cool under the hot sun. There's plenty of sunbeds to relax on and soak up the sun. Spend the afternoon relaxing on one of two double sun beds on a large wooden deck. A sunken jacuzzi is in front of the beds, ready for you to soak up the bubbles under the stars.

A fully equipped outdoor kitchen, BBQ and dining area sit on the other side of the patio to enjoy alfresco dining while watching the sunset. Subtle evening lighting allows you to enjoy the villa no matter the time of day. You and your family will love watching a movie under the stars, on the outdoor cinema screen.

If this stay couldn’t get any better, the villa also has a private bar and spa. The rustic wooden bar is great for making a cocktail or two. The indoor spa will leave you feeling relaxed and reborn with a second jacuzzi and a choice of Finnish or Turkish tiled sauna for you to use.

Villa Zdenka lies in a quiet village in the Croatian countryside, 10 kilometres from the nearest town, Biograd au Moru and the coastline. Biograd na Moru, also known as Biograd, is a town of terracotta rooftops along the northern Dalmatia coastline. Home to cafes, shops and restaurants, there is something for all the family to enjoy.

Spend a day exploring the island Pasman, separated from the mainline by the Pasman channel. Take the ferry from Biograd to the town of Tkon, which can be taken via car or foot passenger. With an area of 60 kilometres, there is plenty to do. For those who want to see a different side of the island, hire bicycles and choose between two main cycle paths. One takes you around the main towns on the island, while the second takes you across the hills on the island, soaking up the magnificent views. If it's a more relaxed excursion you're after, you can choose between one of the island's many beaches, including Tratica beach and Duzica beach. Both have good facilities, changing areas and showers with a local café nearby for refreshments.

If you're looking for natural beauty and adventure, head to Plitvice Lakes National Park, a landscape of 8km terraced lakes, tiered waterfalls and stunning cascades. Turquoise lakes are filled with wildlife, including water snakes, herons, deer, bears, and wolves in the higher, forested areas.

Under an hour's drive away from the villa is Paklenica National Park, a UNESCO World Biosphere Reserve. Paklenica has a variety of adventures, including bouldering, climbing, rafting and extreme mountain biking.
Villa Zdenka is 27km away from the city of Zadar. With Roman and Venetian architecture, Zadar is filled with history dating back thousands of years, like the 12th-century cathedral. St. Mary's Convent is an 11th-century building with religious art dating back to the 8th century. The museum of ancient glass is one of the few places left in Croatia to learn about glass blowing and even try the technique yourself. Visitors can witness a glass blower, making vases, jugs and souvenirs in 1,300-degree heat.

The Zadar region, anchored by the vibrant city of Zadar, boasts a rich history, breathtaking natural beauty, and a cultural tapestry that dates back millennia. Situated along Croatia's stunning Dalmatian coast, and shaped by the dramatic Velebit mountain range, Zadar is a unique destination offering a captivating array of experiences.

Zadar city is known for its ancient Roman ruins, white sand beach, and rugged coastline. Take a wander through the world of the Old Town's labyrinthine streets, which are a wonder to explore, brimming with historical treasures. Make sure to stop at the Church of St. Donatus, an architectural masterpiece and a prominent example of Byzantine construction and one of the most famous pre-Romanesque churches in Croatia.

Zadar's architectural prowess isn't limited to its historical buildings; it also embraces modern art installations. The Sea Organ, designed by architect Nikola Bašić, is an ingenious creation consisting of underwater pipes and chambers that produce hauntingly beautiful sounds as the waves of the Adriatic Sea wash over it. It's a serene place to watch the sunset, often accompanied by an equally impressive light show from the nearby Greeting to the Sun installation, which comes alive with vibrant colours after dusk.

The city's waterfront promenade, dotted with cafes, bars, and restaurants, provides the perfect setting for relaxed evenings. You can pass away the hours while savouring a leisurely meal and enjoying the sea views with watch boats sailing past. Don't forget to sample the local cuisine, which includes fresh seafood, pasticada (a traditional beef stew), and the world-famous Pag cheese. Pair your meal with a glass of local wine or rakija, a strong fruit brandy, to complete the culinary experience.

The Zadar region is renowned for its proximity to a collection of stunning islands, each with its own unique character. Ugljan, often referred to as the "Green Island," is known for its lush vegetation and charming fishing villages. The island offers a serene escape from the bustle of city life, with numerous opportunities for hiking, cycling, and exploring unspoiled beaches.

Dugi Otok, or the "Long Island," is a true gem of unspoiled natural beauty. The island is known for its rugged coastline, pristine coves, and the famous Saharun Beach, with its white sands and crystalclear waters. It’s also home to Telascica Nature Park, a protected area that encompasses stunning cliffs, saltwater lakes, and a diverse range of flora and fauna.

Back on the mainland, and just a couple of hours out of the city you’ll find one of the most renowned natural attractions in Croatia, Plitvice Lakes. A UNESCO World Heritage site, the park is a land of cascading waterfalls, interconnected emerald lakes, and lush forests, with a network of well-maintained trails that guide visitors through this natural wonder. Wooden boardwalks allow you to get up close to the waterfalls, making it a family-friendly destination.

The Zadar region offers more than just natural beauty. The local markets, such as Zadar's Green Market, provide an opportunity to immerse yourself in Croatian culture. Here, you can explore stalls filled with fresh produce, local crafts, and artisanal products, experiencing the flavours and craftsmanship of the region. Zadar is also home to a variety of unique traditions and cultural festivals. Local celebrations, like the annual regatta of traditional boats or performances of 'Klapa' a cappella singing are both integral parts of the region's cultural identity.

The Zadar region is a microcosm of Croatia's diverse and enchanting way of life, with something to offer everyone that visits. It's a place where history, nature, and culture converge to create a harmonious and multifaceted destination. Whether you're hiking through national parks, swimming near waterfalls, exploring ancient cities, or savouring traditional cuisine, the Zadar region promises an unforgettable experience for all. To visit Zadar is to step into the heart of Croatia and experience its multifaceted charm.

This villa may not be the best for families with young children. However, there is plenty for families to enjoy. Gather around the outdoor dining table in the evenings, exchanging tales of the day's adventures and planning the next day's events. Kids will love the outdoor cinema, watching their favourite movies under the stars.

A cot and high chair are also available for those with new additions to the family.
