Villa Zoja is such a warm, cosy villa, oozing charm from its gorgeous honey-coloured stone walls. Combined with the astonishing views from the pool and upper terrace, it is a great pick for a family or friends holiday. It sleeps four guests in two rustic, welcoming king bedrooms.
The villa is situated on the hillside in Jesenice, a peaceful village 15km from Split and on the way to the beautiful, historic Omis. The views over to the nearby island of Brac are fabulous.
Villa Zoja has a real country feel with original stone walls everywhere, inside and out. The pool is lovely with uninterrupted views out to sea. The terrace surrounding it is large and decked with sun loungers and an outdoor dining table. It is a wonderful spot to have dinner using the huge stone barbecue. There is a useful shower room off the terrace. The villa’s hillside location is beautiful as you are surrounded by lush Mediterranean plants and trees. You feel so secluded and peaceful.
You take the stone steps up to the villa entrance and are met with another lovely terrace, equally perfect for delicious alfresco meals.  You arrive at the open-plan, warm, rustic, cosy living, dining and kitchen space. With the original stone walls, wooden beamed ceiling and wooden kitchen and furniture, it feels so snug and comforting. There is a shower room on this floor, and the wooden staircase leads upstairs to a lovely king bedroom. Again, one wall is original stone adding to the cosy mood of the room. There is an en-suite shower room. Up again, you find the other king bedroom with its lovely sloping ceilings and another en-suite bathroom. This villa is so atmospheric! It is such a lovely treat that you are welcome to the fruit and vegetables in the garden.

Jesenice is a small village on the coast between Split and Omis. There are several grocery shops, a bakery, post office, exchange office and a souvenir shop. There are a few bars and restaurants along the beaches. The beaches are mainly paved or pebbly, so you might want to head to Duce, which is a haven of sandy beaches.
The other side of Duce is the stunning Omis which offers many historical attractions and restaurants. In the 13th and 14th century Omis was the home of pirates! They would attack trade ships at the mouth of the river and return up the Cetina river where they could not be followed. The whole of the old city is built of stone and is dominated by the Fortress Mirabella. It is filled with old churches as well as wonderful restaurants specialising in fresh, locally caught fish and smoked ham. You must try the local wines as well!
The Cetina River is incredible and action-packed with an awesome zipline, canyoning, river tubing, rafting and canoeing. Its source is the Dinara mountains, and it ends at Omis. You can even rent see-through kayaks so that when you are paddling down the river, you can explore the flora and fauna. Most appealing is the thrilling rafting. This takes place in the northern part of the river where there are exciting rapids and challenging waterfalls to descend. White water rafting takes place in a section of 10km starting north of Kucice. While doing this, you will also discover one of the prettiest beaches, Stuzica. The rafting ends in the village of Blato na Cetini where you can have lunch in a restaurant along the bank of the river. Canyoning really takes a lot of courage. Expert guides will help adventurous guests to plunge into newly discovered rocky areas and clear waters, providing the most exhilarating and unforgettable experience. You will swim underneath powerful waterfalls, flow down naturally formed chutes and jump into emerald pools. You will abseil down the 56m high Gubavica waterfall on the extreme version, starting from the village of Zadvarje.

The Dalmatian coast is a veritable treasure trove of stunning landscapes and historic towns, and Omis, situated halfway between the famous port city of Split and the energetic town of Maksarka, is no exception. With its rich history, scenic backdrop, and a plethora of attractions, Omis stands out as a unique and captivating destination for those seeking to explore the charm of Croatia. The town's history is deeply intertwined with its dramatic geographical setting, which is dominated by the imposing Cetina River Canyon and the Mosor Mountain Range.

The old town of Omis, with its narrow cobblestone streets and stone houses, is a place where history and culture converge. It’s a charming place to explore on foot and soak up the local way of life. There are a number of historic churches that you’ll come across while exploring - the Church of St. Michael, the Church of St. Peter, and the Church of St. Rocco, which all showcase intricate architectural details and a sense of reverence. The old town is also home to an abundance of restaurants, cafes, and local shops, it’s an excellent spot to savour authentic Croatian dishes and find unique souvenirs.

One of the most prominent historical attractions in the town is the Mirabella Fortress, often called Peovica. Perched high on a rocky outcrop, this fortress was built during the 13th century and was used as a hideout by the notorious Omis pirates who terrorised the Adriatic Sea. Today, visitors can climb up the steep path to the fortress and enjoy panoramic views of the town, the coast, and the surrounding landscapes.

Omis boasts a pristine stretch of coastline with a variety of beaches, each catering to different tastes. One of the most popular is the sandy beach at the mouth of the Cetina River, offering calm waters perfect for swimming and sunbathing. Adventurous spirits may prefer the pebbly beach of Brzet, known for its perfect conditions for windsurfing and kitesurfing. Just a short drive from Omis, there's the small village of Stanici, which is renowned for its unspoiled beaches and crystal-clear waters. It's a serene place to relax and escape the crowds often found in more touristy locations.

The Cetina River is a defining feature of Omis, and one of the most exhilarating activities here is to take a rafting excursion along its emerald waters. The river cuts through the impressive Cetina Canyon, creating a thrilling white-water rafting experience that appeals to adventure seekers and nature lovers alike. The journey offers panoramic views of the rugged cliffs, lush forests, and the charming villages that dot the landscape.

The nearby Biokovo Nature Park is an outstanding natural attraction. The Biokovo Mountain Range, part of the Dinaric Alps, offers incredible hiking opportunities, with well-marked trails leading to panoramic viewpoints where you can marvel at the Adriatic Sea and the islands scattered along the coast. The juxtaposition of the rugged mountain terrain and the azure waters is simply stunning and will leave a lasting impression.

The history, natural beauty, and cultural vitality of Omis combine to create a destination that is rich in character and charm. Whether you're seeking adventure on the Cetina River, exploring the medieval fortresses, or simply savouring the local cuisine, Omis has something to offer every traveller who ventures to this utterly enchanting corner of the Dalmatian coast.

Best Suited For: All Ages

Children will love their Dalmatian holiday staying in Villa Zoja. The pool is lovely. Close by the Cetina River will be so thrilling for them. River tubing on the river is such great fun. Sitting in giant inflatable donuts, you will have the unique opportunity to descend down the small river rapids slightly north of the village of Kucice. Otherwise, you can go on a family adventure and raft the rapids. If you are brave enough, you can buckle up and fly like Batman through the lush forest surrounding the beautiful water and zipline across. The minimum age for this incredible experience is 7. Young children will be accompanied by a guide in tandem plummets. There are eight wires in total.
There are many lovely beaches in the area to enjoy as a family. There are 6km of sandy beaches around Duce and Omis. Beware of Ruskamen Beach though as this is a nudist beach. Znjan is the newest built beach in Split. There are trampolines, bouncy castles, paddle boats with slides and electric scooters. There is a leisure park at Split’s Bacvice Beach. Children can watch the local picigin games. It is played in the shallow water where participants pass a ball around by hitting it with the palm of their hand without it going into the sea.
Split is a real favourite for families. You can rent bikes in so many places and take in the palace in the old town and visit Marjan Hill. The park offers promenades, nature paths, vista views, playgrounds, bird and rare plant watching and the tiny Split zoo. There is a little train you can take from the Split National Theatre to visit many of the local attractions. Split’s Magic City is an indoor playroom, which may be ideal if you have a wet day.

  • The most wonderful view!

    on 06/08/2022

The property was very well finished, very private and had the most wonderful view across the bay imaginable. It was well equipped with linen, kitchen equipment and was well laid out. The drive is steep and narrow. This was no problem for us at all. However, if someone was very nervous about mountain tracks, they should factor this detail in. I would happily recommend the villa and the host to anyone and go again.

  • We were very pleased with our choice!

    on 30/06/2022

For this year's holiday, we were looking for a house in a quiet environment, for a relaxing holiday. We found all this in Villa Zoja. It also has a magnificent view. Numerous beaches are only a ten minute drive away, and only ten more to Omis or Split. For all these trips, our house was our starting point and a comfortable oasis to return to. In any case, we are very pleased with our choice!
