Stunning Villa Rios is actually a combination of two gorgeous properties, filled to the brim with fantastic amenities and surrounded with spectacular views, Villa Rios is located on a private cove and boasts a private tennis court, two infinity pools and multiple places to relax.
These villas, which are located side by side on a two-acre plot are both exquisitely decorated and furnished. An accent worth mentioning, is the incorporation of local wood, modern teak, guango, Spanish elm and driftwood, which features through the properties. Another major design element are unique water features seen throughout the properties, as well as some outstanding modern architecture by Jeremy Millingen.
Villa 1 has a magnificent, curved shingle roof and its ceilings are made of Talipariti elatum wood, coming from a native Jamaican tree, they create an impressive central focus for the villa and the grounds.
You enter Villa one into the main living / dining space that effortlessly opens to the outside with stunning views of the infinity edge pool and the Caribbean Sea beyond. The sofas are placed to allow you to enjoy the stunning views or the impressively large TV. A bar area next to the dining table helps ensure the drinks keep flowing..
There are 2 bedrooms located on the ground floor and 2 more up the floating staircase on the first floor. All have en-suite bathrooms and a terrace or balcony.
Villa 2 has a stunning glass atrium with a young teak tree growing right inside it! Beyond which is a beautiful open plan living / dining space that opens out onto a covered, furnished terrace with views of the sea.
On the first floor the villa has 2 king size bedrooms set either side of the atrium, a floating staircase leads up to the third floor which houses a sitting area and the 4th bedroom. Designed like a tree house with a special wooden floor and four beds, it’s the ideal hideaway for teenagers.
The villas share a unique cave wellness area, manmade and underground the cave houses a massage deck, a hot tub, a bar area and seating area overlooking the Caribbean Sea. They also share a fully equipped gym and a private clay tennis court.
Outside the grounds offer 2 swimming pools, a glass fronted ocean view hot tub, a sea deck with loungers, ocean side dining, a BBQ area and an array of places to sit, sunbath, eat, snooze or run around.
What you should know…
- The villa has a central floating staircase which may be difficult for children or people with limited mobility.
- One of the bedrooms is more suite to teens as it has 4 queen beds and is located on a floor with no other bedrooms.
- Please note that you will need to select 16 guests should you wish to have access to all 8 bedrooms. Those selecting fewer guests will only have access to a prorated number of bedrooms based on 2 guests per room.

About the surrounding area of Villa RiosVilla Rios is located on the north coast of Jamaica and sits right in between the azure waves of the Caribbean Sea and the greenery of the mountains. On top of all of the amenities that villas provide, nearby attractions have a lot to offer too!
Day tours that could tempt you include camel safari, horse riding, visit to the butterfly aviary and feeding the ostriches - to name a few! Fancy some bat swinging and teeing off? Sandals Upton Golf course is only a short drive away. Let’s not forget about the spectacular Dunn’s River Falls, where cascading water drops a dramatic 600 ft within tropical vegetation. Described as a living and growing phenomenon, it continuously regenerates itself from deposits of travertine rock. How about touring 100 acres of rainforest in the mountains 700 ft above sea level?
The picturesque town of Ocho Rios is a short drive away. Ocho Rios is one of Jamaica’s, and indeed the Caribbean’s, premier resorts and offers a large number of both natural and manmade attractions. The town centre provides duty free shopping (both souvenirs and high end!) opportunities and vibrant nightlife - true to the joyful spirit of Jamaica.
Fans of the Rastafarian legend, Bob Marley, will be in heaven at the Bob Marley Museum, which is just an hour and a half away from the villa. Devoted fans can discover the musician’s place of birth and travel through the story of his life and love of music
Just a ten minute drive away, at the Konoko Falls and Park, you’ll be able to come face-to-face with some of Jamaica’s most incredible creatures, including macaws, turkeys, and peacocks. Konoko Falls is known for their educated and well-trained guides, giving guests an insight into the glorious views found in this location. Both Montego Bay airport and Kingston airport are approximately two hours away.

Please be aware that Jamaica is an island nation that experiences weather patterns dictated by the Atlantic Ocean to the north of the island and the Caribbean Sea to the south of the island. Entry Requirements
Tourists who are British Citizens will not require a visa upon arrival and Departure Tax is included in most flight costs. Please check Entry Requirements before departure.
Getting There
Jamaica has two international airports, Donald Sangster in Montego Bay and Norman Manley, Kingston.
From the US:
There are many direct flights with Jet Blue, Caribbean, Delta, American and United from cities including New York, Chicago, Miami, Atlanta, Charlotte, Dallas, Houston and Philadelphia.
From the UK:
There are direct flights to Montego Bay from Gatwick and Manchester with American Airlines, British Airways or Virgin Atlantic. Glasgow and Belfast passengers can also fly via the US with United Airlines.

Best Suited For: All AgesChildren and teens alike, will be spoilt for choice at the Villas. If your child enjoys water and swimming, then this place is a flawless option - from two infinity pools to the private cove and potentially further on into the ocean, swimming or on the kayaks.
If tennis is their kind of thing, what would be better than a private tennis court! If tennis is not yet their thing , then this is the ideal place to learn or at least try and have some active fun! For little nature lovers the rope bridge leading to a bird watching platform is a perfect place to spot some winged friends. It also leads to the gym if some of the tweens/teens are keen on working out!
This property incorporates an assortment of multimedia facilities, including multiple smart TVs, cable TV, giving younger guests a collection of things to keep them entertained. Furthermore, this entire property uses a Sonos sound system, which creates a truly captivating atmosphere when watching TV or listening to music.
Ocho Rios is considered as an extremely children friendly location. Nearby Yaaman Tours offers camel safari, horse riding, visit to the butterfly aviary and feeding the ostriches.
Slightly older children can experience the SkyExplorer, Bobsled Ride, Canopy Zip Line and Mystic Waterslide!
The Rastafari Indigenous Village allows children to gain personal insight into the inspiring religion of Rastafarianism. Located just a 2-hour drive away from Hart Cove, this space takes guests on a spell-binding journey, giving them a chance to truly understand the universal connections brought on by Rastafarianism. This is an experience like none other, giving younger guests a unique opportunity to step out of their normal comfort zone.

Villa Staff at this property:
A full-time dedicated Head chef and chef, head butler, 2nd butler, groundsman / 3rd butler, head housekeeper and 2 additional housekeeprs, and entertainment coordinator attend exclusively to your villa.
Your cook will handle grocery shopping and meal preparation. They will pre-purchase your first few meals plus pantry staples, then finish the week's shopping after meeting with you. At week's end, they will present receipts for all food and beverage and reconcile your account. A typical grocery budget is $65-$75 per adult per day and $20-25 per day for preteens. This may vary up or down depending on market prices and menus.(more luxurious items such as shrimp, lobster, imported meats and Champagne will incur a further charge).
Your cook will also pre-purchase a small starter bar (a few bottles of Red Stripe, moderately-priced wine and rum). Additional alcohol requests will increase your budget. If you wish to go to the various markets with them, you are welcome. Otherwise, simply review your tastes and distastes with them and they'll handle it all while you stay at the villa and relax.
A nanny can be arranged for an average of $12 per hour. Guests should plan to add approximately $20 per day for food for their nanny.

Please note that all extras are subject to availability and must be requested in advance of the holiday (prices on request). Due to some rural/remote locations, not all services will be available at all properties. However, we will always do our best to fulfil your requests!

| End of stay cleaning included? | Yes. However, guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit. |

Villa Conditions

- A 50% deposit may be required for bookings that include Thanksgiving, Christmas or New Years Eve.
- A obligatory Gratuity rate of 15% of the overall booking is due to be paid to the Staff before departure. Please plan to pay in Cash (US Dollars or the local currency).
