Overview

The Ancient Moated Farmstead is a manor house with over 1000 years of recorded history. It is located in private gardens and grounds on the edge of the fishing village of Staithes on the Yorkshire Heritage Coast and the heather clad North York Moors.

The house is set in a walkers paradise with cliff tops and deeply wooded ravines to explore. The highest cliffs in England, harbours, bays and beaches are just a mile away.

Nearby attractions include Whitby for its abbey and link with the country’s longest steam railway at Grosmont, Saltburn with its Victorian pier, Sandsend for the Mulgrave estate walks and its three castles, Runswick in a glorious sandy bay where fossils can be found on the beach. Major country houses such as Duncombe Park and Castle Howard are within easy travelling distance.

Ancient Moated Farmstead offer a very private, unique, spacious and comfortable retreat which can accommodate 3 groups 10/11 guests in the court, 4 guests in the cottage and 7 guests in the hall.  These are linked units for up to 22 people, with communal dining in the Great Hall for up to 25 or more.

The Court
The Court is a bespoke conversion of a stable and ancient service/servants cottage which sleeps 11 people, it has three double bedrooms, a twin and a triple room. Three of the bedrooms are en-suite – two have showers over. A separate staircase to one of the doubles and the triple room has a spacious bathroom with a roll top bath. One of the double bedroom suites is at ground level.

The Court also comprises at ground level of an enfilade of reception areas and rooms as follows:

Vaulted Great Hall with stairs rising to galleried landing part panelled walls and large grand piano. Guests are welcome to play but tuning has been irregular since the instrument was rebuilt in 07. There is a Bose music CD system.

The great hall runs into a dining area where several dining tables can be put together to seat 22 + or even up to 30 on occasions. There are French Windows (The curtains here and on other windows are very special handmade and cut velvet curtains with batik inserts made by award wining artist Judith Reece.)  that open out onto a private external terrace with outdoor seating. The Court adjoins several acres of grounds with mediaeval stew ponds now a large wildlife pool and many thousands of native English woodland trees planted in 04 abound. 

Original paintings adorn most of the available wall space throughout the Hall, Court and Cottage.   

The dining area runs into the large Farmhouse style kitchen with dining table seating for 8 plus other seating. There is an electric range cooker, double fridge freezer, micro wave, coffee machine, and full range of china and pots and pans. The kitchen units are handmade Oak and Pine.

Stairs rise from the kitchen up to a galleried landing containing two bedroom suites off with showers over the baths. Bathroom floors are of polished blue limestone. Ceilings in the Court and Cottage are sloping timber with oiled rafters and pine sarking boards. All fully insulated with conservation velux windows.  

From the kitchen a sitting room seating 10 or more is furnished with sofas, chairs and antique paintings with a large Tudor brick built fireplace with wood burning stove. 

The Cottage
The Cottage is right next door and sleeps 4 people. It has a double bedroom upstairs with it's own bathroom across the landing. The twin room on the ground floor has an en-suite with shower over. There is a hand made  fitted kitchen with a large adjoining dining/sitting room. A mixture of antique furniture and modern sprung sofa and armchairs with dining table and chairs. Much original art work on the walls.   A French window leads to a terrace.

The Hall
The Hall can sleep 7 people. It has three double bedrooms and one single, two traditional bathrooms. The Hall is a carefully renovated yet old fashioned rambling farmhouse, no fitted carpets but antique tribal rugs and furniture with original paintings. This property is not self catering because it functions as an overflow for the Court which has plenty of space in the dining room to seat up to 25 or so and a large farmhouse style kitchen.

The owner lives on site at one end of the Hall in a self contained suite. There is a resident cat in the Hall.  

Outside
The extensive gardens tree avenues and Phormium Cascade Tudor Orchard with Jacobean topiary Garden provide a meandering and colourful backdrop to any visit and guests are welcome to explore the gardens and to remember to keep gates closed due to rabbits. There is a developing sculpture sanctuary and international art blacksmith Adrian Wood is working on a collection of original iron work inspired by Mondrian and Klimt but to his own designs and the ideas of the owner.

Art gates made by Adrian lead from the Court grounds around to the famous disc gates also made by Adrian who has been commissioned once again to design a set of Mondrian Art gates for the drive. Classicist architects Francis Johnson are designing a make over of the stone privy into an outdoor tea room. They have also completed some designs for the house which will be put in hand in 2012.

There is a nostalgia mall i.e. antiques arts crafts etc adjoining a tea room/evening restaurant incorporated into an event centre plus another holiday letting unit of 5 bedrooms. Events do not run whilst guests are using the acccommodation.

It is situated on the Eastern and part Northern range of the Courtyard which is 100 feet to the opposite side of the eastern range which incorporates the Court and Cottage.

Nearby woods abound with millions of bluebells in the season. There is a pub serving food at the end of the fields and there is also the little fishing village of Staithes, both of which are only a 15-minute walk. Staithes provides a doctors surgery, pubs, restaurants, tea shops, post office, butchers, art gallery, antiques shop, museum and a convenience store.

Weddings
Weddings at Ancient Moated Farmstead are a special event. The venue is incomparable with an hotel or other facility. Ancient Moated Farmstead is a destination in itself making it particularly attractive for weddings. The peace and tranquillity of this private farming estate with ancient, part-moated manor farmhouse, gardens, luxurious and generous accommodation set around a garden courtyard with acres of woodland. The gardens, orchards, woods and walk ways with gothic details and statuary and ancient moat make ideal photo settings. The whole estate can be exclusively booked for up to 29 guests with communal dining for up to 120. Yet only a few minutes drive from the harbour of Staithes or beach of Runswick Bay offer something special not available elsewhere. The car parking can accommodate over 30 cars plus more under cover in the large barns.

Catering Service
A full catering service can attend to all aspects of any wedding from invitation cards, flowers, table settings, wedding cars, or the wedding feast to the evening party. Your guests can stay over for a few more nights before and after the event.
- Cost per head is from £35 to around £50 subject to requirements and availability including wedding breakfast and evening supper.
- As an example of the basic cost package - a first course followed by a hog roast with stuffing potatoes and salad or vegetables and fruit salad dessert. Evening supper will be a buffet.
- Drinks are not included but a supply can be selected and added at cost.
- Service will be included.
- A full bespoke service can be provided subject to quotation and special needs can be met where possible and subject to inclusion of that within the quotation. Special needs should be drawn to Sally’s attention prior to provision of the quotation.
- Planning place and table settings can be provided subject to quotation.

Approximate Indication of Cost:
We submit the following guides as to what costs may be as an approximate indication. However prices can vary according to numbers, season, week end or week days and vary in content and service level. - Day events per person are from cover charge of £10 subject to a minimum charge of £270 plus any food and drink options per head from £15 per head. We do not hire by the hour or part day. The venue is available for day hire 9 - 5. 
- Evening hire starts at 6.00 pm until 12.00 and subject to cover charge of £15 per person plus food and drinks - subject to a minimum charge of £330.
- Self catering overnight stay is from £49 per room during week days for single night for all rooms. Discounts upon request may apply to additional nights for the same number of guests.
- Evening meals from £17 per head and breakfasts from £8 per head can be provided subject to quotation.

Terms & Conditions

- Garden and Grounds restrictions: There are some fenced off areas which are out of bounds e.g. Remains of the old moat, Medieval Fish Larders / Stew Ponds, a private collection of reclaimed architectural stone for further works and agricultural machinery. It is advised that small children are kept away from fenced off areas. Please ensure all gates are closed to ensure no unwanted pests.

- The remainder of the old courtyard is undergoing refurbishment to create a tea shop and event centre for meetings, parties and courses in building preservation run by the owner.  No works are undertaken which creates noise or dust while guests are in residence.  The gardens are maintained on an ongoing basis but any machinery noise is away from the guest accommodation until after 10.am.

- Parking: Car must be parked in the designated parking area as to allow access in emergency.

- All events are bespoke and subject to individual quotations. As a guide only we submit some approximate costs.

Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

    In August 2017 our family of 21, ranging in age from 1 to 77, enjoyed an absolutely wonderful week’s stay at Seaton Hall. We were celebrating our 50th wedding anniversary and hoped to have a happy relaxed family get-together. The holiday exceeded all expectations. Everyone’s needs were catered for; the field behind the house was perfect for games and outdoor play, the patio was well used for meals and relaxing, the house provided lots of quiet places where someone could curl up with a book or bigger spaces for various activities. The lovely dining area was big enough for the whole family to sit down together and the kitchen was perfect for breakfasts. My husband declared that he would have his meals brought over to the Hall as he loved being surrounded by books and art and saw no need to leave the property! Needless to say he, like the rest of us, enjoyed exploring the wonderful coastline and places of interest. It was great to be able to walk into Staithes ( even the 3 and 4 year old managed this though some people had to have a lift back up) but we also visited all the other nearby seaside places and of course Whitby. Highly recommended by those who went out was the fishing trip from Whitby - excellent fish was caught and we had delicious barbecued fish for supper that night. Each seaside place was so interesting and offered different activities for the children and the week passed with our only disappointment that we didn’t have time to make return visits.

    I have nothing but praise for William, the owner, who was available to deal with any problems arising or tell us about the history of the building and who seemed genuinely keen that we would enjoy ourselves. It was a worry before we went, with 10 grandchildren ranging in age from 1 to 11 years, and knowing that the property contained many works of art and special items, that we would be forever having to restrict them however the environment was so family friendly and the outdoor space was so extensive that this was not a problem.

    This venue would not suit everyone - but for those who appreciate somewhere interesting and quirky with loads of history, it is a perfect place. We would love to return, not least to visit all the places we didn’t get to this time. Thank you William.

    If you're looking for modern, stark and clinical then possibly this isn't the place for you. If you want real rolling countryside, the heavenly sound of birdsong, a place to sit and ponder, views worthy to be painted and starlit skies on a clear night then look not further. You're a swift walk away from the gorgeous hamlet of Staithes where you can sit watching fishing boats coming in on the tide whilst munching on crab sandwiches outside the inn overlooking the cove entrance.

    The owner of Ancient Moated Farmstead has given his heart and soul into turning his home and grounds into something more than just the average holiday let. The oldest part of the property is quirky as befits its age and the newer developements have a 5 star hotel feel to them.

    A courtyard which already displays the vision of it's owner, William, as an idyllic place to sit out, when dry and sunny - or just dry - to share a coffee, or tea, with family and friends sheltered by the walls around you.

    Then think Beatrix Potter meets Capability Brown as William, the owner, has planted the equivelent of a mini-forest for future genertaion to share. Wildlife begins to abound. For children there are acres of land to explore and even a place to go and play Pooh Sticks for those who know about them!!

    We'll definitely be back, come 2018 with the hoardes that came last August 2016, as they ALL want a return visit!

    We have just had a wonderful family holiday here. There were 22 of us (aged between 1 and 86!) and we all had a fantastic time. The rooms were comfortable, the kitchen was well equipped and the owner was incredibly helpful. There is a lovely communal feel to the Court, with plenty of seating space and privacy if needed. The lawn was used well by the children who loved playing out :) The scenery is beautiful and Staithes is such a gorgeous place to visit. We would highly recommend visiting the Ancient Moated Farmstead and we will definitely be back again! E D

    SIMPLY WOW !!!! We celebrated my husband’s surprise 50th birthday party July 2016 and celebrated at Ancient Moated Farmstead with family & friends

    We were NOT disappointed; the web pages are a true reflection. We were greeted by the owner & staff on arrival & despite being rather early received a lovely welcome. The whole estate is a credit, we hired the hall, house & cottage to which were well equipped, the rooms in the renovated side were a fantastic conversion - the beds were soooo comfy. The gardens are huge, safe and a massive hit with the children where they happily played football all night. We held a murder - mystery night where we all comfortably were able to seat together around the huge dining area (Asda delivered too). The older house was quirky with huge Victorian style bedrooms that had a fantastic view of the gardens

    Staithes is a lovely quaint fishing village with fantastic pubs selling home-made food, a shop is close buy - which helped with the extra alcoholic provisions. The bus stop is a ten-minute walk away which took 25 of us direct to Whitby. I cannot wait to return next year & and will highly recommend to friends & family. You will not be disappointed xxxxx B&S

    I was looking for a large property which could accommodate up to 22 people but also had a large enough area for a party of over 50 for a family reunion. It had to be in the North East of England, preferably close to the sea and this is the only one which qualified. Not only qualified but exceeded our expectations for size, comfort and accessibility.

    The original building known as the Hall was built around 1492 which certainly impressed the vising Americans in our party. It is has five bedrooms which are well furnished--the only negative is that there is no general sitting area for this building which the floor plan appears to indicate. The owner who lives in the end unit also uses the two drawing rooms. However the large main building has ample sitting room which can more than handle the rest of the residents.

    There is a very large field out of the back of the Cottage and the Hall and we had great games of kick ball over the time we were there.

    The owner is currently building additions of rooms, a conservatory/tea room, an event room and more!!

    The owner was very quick to respond to a couple of problems, even to supplying a new dish washer. He is a very interesting gentleman and at times we never knew he was there.

    The general opinion was it was a fabulous place. The only thing lacking was an adequate WiFi. Communication was extremely hard to the internet without 4G. Since some of our guests were running businesses "in absentia" it did present a problem. I highly recommend this property for holidays, small conventions, "get togethers", reunions. There is a local caterer called Lisa Chapman who can cater for parties.
