Sayer’s Mansion holds a truly magnificent position, set within five thousand acres of private grounds. Built in 1827 by Robert Sayer, who was once the Sheriff of Suffolk, the grade II* listed Georgian house makes a truly luxurious base for a special occasion, a family get-together or a reunion of friends.
Those fortunate enough to stay here, will get a sense of the grandeur on arrival, sweeping up the serpentine driveway and over the ornamental bridge, to be greeted with the honey coloured stone façade and iconic entrance pillars. The sense of opulence continues throughout the home, on the ground floor is the impressive living accommodation comprising of a number of reception rooms, including the drawing room, cosy Library, Moroccan-inspired TV room, formal dining room, ideal for special occasions, and the bright kitchen with relaxed breakfast dining facilities. Also on this level is the first of the bedrooms, a king-size double with en-suite bathroom. On the lower ground floor is a further entertaining space, comprising of a cinema room, games room and even a gym!
Upstairs, on the first floor, are the first seven bedrooms, six of which feature en-suite bathroom facilities, while guests staying in the remaining bedroom can make use of the next-door adjoining bathroom. On the second floor, are the remaining six bedrooms, five doubles and one single, two of the rooms have their own en-suite facilities, while the others share the use of a family bathroom which is also accessible, Jack & Jill-style, from one of the bedrooms. In total, the home can comfortably sleep up to twenty-seven guests, across its fourteen beautifully-appointed bedrooms.
Outside, enjoy balmy Summer evenings dining al fresco on the terrace while enjoying tasty barbecues. Spend dream-like days, exploring the grounds on bicycles, enjoying competitive games of tennis on the court or, for the more adventurous, choose to hire rowing boats or paddle boards and explore the Estate’s private lakes.

What you should know…
- One of the second floor bedrooms is a single room and so this may be better suited to a child or a nanny
- There are other properties on the Estate and so the 5,000 acre private grounds, lakes and tennis court are shared, however your group will retain plenty of privacy

About the surrounding area of Sayer's MansionSayer's Mansion is set within a 5,000 acre Estate, there is a small cluster of country houses, luxury farmhouses and cottages set within the private grounds centered around Sayer’s Mansion. While the grounds, lakes and tennis court are shared with the guests of the other homes, the Estate has been carefully designed so that your group will retain plenty of privacy.
The Estate is situated in a beautiful corner of East Anglia set just outside the Suffolk village of Yoxford and just a 10-minute car journey from popular Saxmundham, a market town which is just bursting with charm and boasts a variety of independent shops and excellent eateries. The closest coastal resorts of Aldeburgh and Southwold are both just a 20-minute car journey away, whether you choose to sample fish & chips in Aldeburgh or take a stroll along Southwold’s Pier, a fantastic day out is guaranteed. Southwold is home to the Adnam’s Brewery & Gin Distillery, one of the most modern breweries in the world, book a tour to discover just how they produce their beer or gin and enjoy a yummy sample at the end! The town of Framlingham, home to the 12th century Framlingham Castle, the internationally-known “Castle on the Hill”, is just a 20-minute drive away and is well worth a visit while in the area.

Estate Ranger
Enjoy a 2-hour guided tour through the Estate’s parklands and woodlands, led by one of the specialist rangers. The walk begins at 8am, or earlier if preferred, when the dawn chorus is quietening so individual songbirds can be heard. This is when songbirds are most active and is a beautifully peaceful time of day to appreciate the Suffolk landscape and learn to identify birdsongs with the help of one of the expert Rangers. During the spring and early summer months the Estate is alive with birdsong. One for the early risers, guests are invited to listen to the cacophony of birdsong from 5 am, or as early as 4 am in the height of summer, that accompanies the sunrise.

A social sport which is ideal for a team building event, party or group of friends and family, no previous experience or high fitness level necessary!

Clay-Pigeon Shooting
With assistance from a member of The Philip Thorrold Shooting Academy, whether you are a total novice, or a seasoned shot, Phillip and Ben are on hand to teach and ensure safety having taught shooters from all walks of life, young and old, male and female.

You’ll need both smarts and speed to complete this scavenger hunt which is a favourite with families and children. Incredible
15 of us went to stay at Sayer's Mansion for our annual company holiday! It was incredible and cannot recommend enough. We travelled from London and it was the perfect countryside get away. The house itself is extremely well kept and the staffing support ensure it is kept clean and tidy throughout the stay. We thoroughly enjoyed just chilling out around the grounds, exploring on bicycles, and braving the outdoor pool! Thanks for making our trip so great! Hopefully we will be back soon.

My wife and I booked Sayer's Mansion and the surrounding accommodation for our January wedding this year, and it couldn't have been more perfect. The venue team were friendly, welcoming, helpful, and more than willing to listen to our thoughts and go above and beyond to make sure that we, and all our guests, were well looked after and had a weekend to remember.
Our friends and family stayed in the various houses and cottages around the estate, and it was hard to pick a favourite! We'll definitely be back (though maybe just us next time...).
