Ivyseat Estate is a beautiful stately country house set in an estate of around 132 acres in picturesque north Worcestershire countryside. The Hall itself, built in 1710, is a Grade II listed Queen Anne residence of great character and charm, with later additions keeping with the style of that period. It is yours to enjoy if you are planning a party or luxury short break for a large group. Whether you have in mind a family gathering or reunion, a murder mystery setting of character or perhaps a special wedding venue, this is the perfect location. 

The luxuriously appointed Hall, complete with indoor swimming pool, is a fabulous residential venue providing exclusive use in the main house for up to 43 guests. For larger groups the venue is able to accommodate more people by using cottages on the estate and other accommodation near by.

Excellent road links to both the M5 and M42 and the close proximity of Birmingham International Airport make it a convenient location to reach.

- The Bachelors Wing is situated on the second floor above the East Wing. The Wing Sleeps 10 people in two double bedrooms and a lounge with 3 double sofa beds all sharing a bathroom. It also has its own kitchen and roof terrace.

Chauffeurs’ Wing (sleeps 14)
-  comprising an apartment sleeping 10 with en-suite bathroom
- a twin and compact double which will share a shower room and toilet at the end of the verandah.

The Tennis Pavilion (sleeps 12)
– a little oasis incorporating accommodation for up to 12 in two bedrooms sleeping 3
- two sofa beds and two cabin beds in the lounge
- a kitchenette, outdoor dining gazebo for up to 22, the Giant Chess, a Barbeque and Bar.

The Walled Garden (sleeps 12)
- 6 double bedrooms with en-suite shower rooms.

Activities with an additional charge
- Swimming Pool, £70 per day. Ivyseat Estate now offer Clay Pigeon Shooting days, these will include:
- Meet at 9am for coffee and bacon rolls
- 2 hours of shooting

The cost of this will be £80 per head with a minimum of 5 people and a maximum of 15. If there are more than 15 the shooting can be split into two, having one session before lunch and another session after lunch.

There will also be an option of horse riding for £45 per hour for a maximum of 4 people.

Departure time Up to 4 pm although on rare occasions guests may need to have vacated their bedrooms by 10 am.

Linen & towels included? All linen and bath towels are included in the rental price.
Pets welcome? Well behaved dogs are welcome, however we must be notified when booking. They must stay in the verandah off the kitchen for the duration of your stay and are strictly prohibited from entering the main house or any other buildings.
Changeover day Friday.
End of stay cleaning included? Included. Please leave the property in the state that you found it.
Smoking Allowed? No smoking in the property.
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

How long have you owned the property?
13 years.

What was it about the property that you first fell in love with?
The property is situated in the stunning Worcestershire countryside. The area's great accessibility with several top achieving schools, abundance of country pursuits and local food producers combined to make it the perfect location. Finding the beautifully appointed Blakedown Estate in this setting made it the idyllic 'forever home' for the family. Fate, however, intervened and following family bereavement the decision was taken to extend the use of Blakedown and in addition to using it as a family home, the house would be offered for holiday rentals and short stays.

Are there any interesting stories in its history?
Several! Built in 1710 for Thomas Foley, Baron Foley of Kidderminster and Member of Parliament, stately Blakedown Estate was originally named “New House” and remained in Foley ownership over a hundred years. The sale in 1833 to the trustees of William Humble Ward, who would later assume the title of 1st earl of Dudley, resulted in what must surely be one of the youngest owners ever of such a grand estate, for William was just fifteen years old at the time! William’s son sold the property in 1923 and for the next sixty years local business families (including the Brintons whose carpets are famous worldwide) enjoyed its delights, although their pleasure must have been diminished when a German bomber dropped part of its load on the estate during WWII. Fortunately the damage was only superficial and the house survived intact. In 1993 the Estate was the subject of a compulsory purchase order in respect of the proposed Western orbital route. But once again, the house survived when plans were abolished and the property was sold by the Highways Agency in June 2001 to the current owner, Russell Stevens.

What’s the strangest or most difficult guest request you’ve ever received?
We've arranged a wedding for 850 guests, decorated an enormous tree as a centre piece.
