With this villa, also including an independent and self-contained annexe on the ground floor, Villa Di Flavia provides flexible accommodation for both a larger family or two groups. The first-floor is where you'll find three cheerful bedrooms, with the annexe being home to a fourth double bed in its open-plan layout.
Everyone will love getting together in the main part's bright and contemporary living/dining room. Sink back into a comfortable sofa and chill out by watching either the TV or the ever-changing views as you appreciate the villa's laid-back feel. Enjoy meals inside or out, with a terrace directly accessed from the dining area. This first-floor terrace offers some of the most panoramic views, which are as stunning by day as they are when the sun begins to set over the sea.
Another perfect place for drinking in the picture-postcard scenery is the large, private swimming pool. The rest of the outside space is beautifully laid out, with terraced gardens that offer idyllic spots for both quiet times alone and socialising with loved ones. Experience the charm of a traditional Mediterranean garden as you dine al fresco by the summer kitchen, with flowers and plants perfuming the air.
Step outside Villa Di Flavia and be down by the sea in just five minutes. Spend lazy afternoons unwinding on the beach, swimming and taking in glorious views over the water and dramatic bay.
Other picturesque coastal spots are easy to reach, such as Porticello and Cefalù. Rich history can be found in many of the towns, villages and cities in this part of Sicily. Visit the Archaeological area of Solunto and feel as if you've gone back in time as you explore the ruins of an ancient town.
Palermo, Sicily's capital city, is just over 30 minutes away by car and offers plenty of historic sightseeing and browsing of vibrant street markets.

About the surrounding area of Villa Di FlaviaIn a charming residential area perched on a hillside overlooking the Gulf of Capo Zafferano, Villa Di Flavia is an ideal family-friendly holiday home. With a community feel, and the sea just five minutes away on foot, the atmosphere surrounding the villa area feels welcoming and laid-back.
Make the short walk down to the rugged coast and enjoy afternoons swimming in the crystal-clear waters. The beach here is mostly pebble, but you can also find areas of sand to relax on. There's a cafe selling drinks and snacks, or you could simply make a picnic and take it down to the beach with you.
A good choice of restaurants, shops and bars can be found in nearby Porticello (3km), with it being just a 10-minute drive from the villa. This seaside resort is most famous for its fresh fruit market, so be sure to get some of the delicious fruit for yourself! It also has an attractive harbour and plenty of restaurants serving fresh fish and seafood dishes.
The Archaeological area of Solunto (3km) is a fascinating place to spend a few hours, with these remains of the ancient town of Solunto sitting at the foot of Mount Catalfano. A stroll around the site will see you discovering ruins of homes and a gymnasium, as well as a small archaeological museum housing items uncovered in the area.
Sicily's capital city, Palermo (20km), makes for a great family day out. Its lively atmosphere has a lot to do with its colourful markets. The three main ones that sell a range of fresh fruit and vegetables, meat and street food can all be found in the heart of the city. Palermo is full of stunning churches, with the 12th-century cathedral being one of the most impressive.
Another must-visit historic city is Cefalù (56km), with its architecture that spans the centuries. Highlights found in the old town include a Norman cathedral and numerous attractive piazzas. Cefalù also boasts a long, sandy beach with calm and shallow waters.

Beautiful views
Beautiful views from this well kept house. Host was responsive and kind. Kitchen was well stocked and the exterior has wonderful amenities- outdoor pizza oven and grill, outdoor kitchen, beautiful pool, hot tub, and gym!

I would highly recommend this villa!
The villa was amazing. My family and I had such a great time. The VIEWS are incredible and loved that there is secured parking and a gate for further security. Communication was great and there was so much to do around the villa. A fishing village to the left, little towns to the right, and a short hike to a lighthouse down the street. Loved all the nice little touches and highly recommend!!!

Amazing views and beaches nearby
We had a very nice time at the Villa Di Flavia. We stayed in the upstairs apartment for a week. The villa...is recently refurbished and is very clean, it has a large terrace with amazing views to the sea and pool. It has all basic cooking facilities and very nice outdoor kitchen with barbecue. There is a nice dining area in the living room and on the terrace which is perfect for a large group. There is a small beach about 5min walk with crystal clear water. A supermarket and restaurants are about 5-10 min drive away. Manola met as at the property and was very helpful throughout our stay.

Spectacular views!
The photos are a true reflection of how the villa is situated. Its location is spectacular with an uninterrupted view of the sea and the coastline for many miles to the east. The land rises steeply behind the villa which currently not overlooked by any another from the back. Inside, the villa is spacious with plenty of wardrobe space and unusually, no space taken by the owners things. It’s in good condition, tastefully decorated and has welcome air conditioning in all 3 bedrooms. Showers are excellent and very powerful. A special mention must be made for Manola, who was welcoming and helpful throughout, especially allowing us to leave our luggage securely to accommodate an early arrival by ferry on the Saturday and similarly a late departure a week later. This allowed us the freedom to have a leisurely meal without worrying about leaving the car full of luggage. She also had great recommendations for sightseeing and places to eat.

The owner Vincenzo and his sister Manola went above and beyond for us. The villa was beyond our expectations! It was private, clean and in the best location. I had an allergic reaction to something during my stay (I have terrible allergies) and Manola took me to the pharmacy herself and bought me an antihistamine, it truly was one of the nicest things someone has ever done for me. Every person we came across in Sicily was so helpful and kind. We can’t wait to come back to the villa. And thank you Manola for truly being a great host and friend! Ciao!

We loved it and you will too!
We really enjoyed staying at this villa. It is very large and comfortable (we stayed there with 5 adults and a baby with plenty of room to spare). Two of the three bedrooms have air conditioning, which is nice but the best parts of the house are the outdoor areas. The front veranda is WONDERFUL. There is lots of comfortable seating and the views are stunning. Once there, we worked with Manola, the owner's sister. She is absolutely lovely and was very responsive to messages. We enjoyed meeting her and were grateful for her care. The house is within walking distance of two beaches (a small private one, which is very close by, and a large public one, which is a bit further away). Both are easy to get to by foot and have chairs/umbrellas for rent (and they have food for sale). Additionally, you will enjoy simply spending time in the house taking in the views. However, I strongly recommend getting a car if you rent this villa. Beaches are really the only walkable place. Also, there is a train station in Bagheria that you can park at if you wish to take day trips via train to Palermo, for example. Finally, there is a pharmacy and an ATM in Aspra should you need it. We would rent this place again should we find ourselves back in the area. We loved it and you will too!
