Hilltop Manor is a magnificent and commanding home, standing regally in stunning grounds; a historical mansion with mountain views, refurbished to an exquisite finish and fine standards for an unparalleled experience nestled at the gateway to the Scottish Highlands.

The rather imposing exterior showcases a beautiful example of Edwardian architecture; built originally in 1909, Hilltop Manor offers all the trappings of a luxury, boutique hotel, with an immaculately and suavely finished design specification and an array of five-star style services for a flawlessly indulgent experience.

This retreat is set within a beautiful rural position, offering a sumptuous, yet cosy, escape from the bustle of urban living.

The interiors at Hilltop Manor are impeccably tasteful, offering impeccable quality, and display a zesty designer panache. A blend of modern-rustic and classic, this stylish home is chic, immaculately finished and oozes charismatic touches. The magnanimously proportioned living room has an enormous, uber-chic mustard toned sofa as its centrepiece; accessorised with quality European designers and sophisticated dusty tones. Hilltop Manor merges historical architecture with sleek, contemporary, yet timeless, design.

The dining room is a masterpiece of solid, natural timber, with a stunning five and a half meter long table in bronze and oak, with a large capacity for twenty diners! This prestigious dining room nonetheless imbibes the natural designer ease of the home; an ideal space for catered events, celebrations, reunions and anniversaries, with world-class catering team on hand.

There is a second reception room which offers sultry and earthy tones, a snug-like ambience together with huge sofas a cosy open log fire. Hilltop Manor imbibes the very best of Highland warmth and hospitality, with all the hotel trimmings while offering guests the privacy of their own home!

Hilltop Manor can accommodate eighteen guests in nine uniquely designed bedrooms, each with a private en-suite bathroom. These rooms offer the last word in elegant, restorative and understated designer flair. Crisp and minimal, all the hallmarks of quality are present: Egyptian cotton bed linen, thick fluffy towels and top-range fittings such as sleek walk-in slate showers and free-standing designer baths.

The kitchen is a walnut and dark marble affair, offering state of the art fittings for large-scale dining; there is a natural flow between the spaces, framed with enormous windows and a finish that is unpretentious yet unparalleled in quality.

Hilltop Manor has grand proportions and effortlessly carries off an array of unique designer choices: beautiful antique carriage lighting, Scandinavian inspired four poster bed, bold colour choices and blends cutting-edge and timeless-classic furnishings.

When “downtime” beckons, there is a sombre-toned, ambient cinema room: a real hideaway, with Bose, surround sound system - ideal for rainy afternoons.

Hilltop Manor will delight aesthetes and interiors enthusiasts; the quality and execution of raw materials is unparalleled: slate, oak, stone, marble and walnut, whilst this home is infused with natural light and finished with an edgy and confident colour range.

This prestigious home is set within five and a half acres of private grounds. There is an expansive stone terrace with views across the Tay valley, leading to a perfect blend of formal gardens and beautiful wilderness for intriguing rambling! For a little touch of woodland indulgence, there is a wood-fired hot tub in the woods, large enough for eight for a “rock and roll” experience! Guests can enjoy walks directly from the estate.

Hilltop Estate is nestled on an elevated site, overlooking the town of Aberfeldy, Perthshire, set on the east coast of Scotland, alongside the sweeping River Tay.

The town of Aberfeldy is conveniently located just 600m from Hilltop Manor. Aberfeldy was first made famous by Robert Burns, Scotland’s national poet (who famously wrote about the Birks of Aberfeldy); today Aberfeldy is Scotland’s first fair-trade town - retailers and businesses do their best locally to promote fair-trade, organic and environmentally friendly products. Aberfeldy itself is a bustling town with an array of coffee shops, a smattering of renowned restaurants, the Watermill bookshop (a bookshop, gallery and cafe housed in a listed former watermill) and vibrant local life. Today, visitors can walk through the footpath noted in Burn’s poem for two miles up to the Falls of Moness, where the path ends in spectacular views.

There is plenty to see, do and explore in the surrounding area. Loch Tay is the largest loch in Perthshire, framed by majestic mountains and hillside farms and cottages. Sailors and water sports enthusiasts flock to this area; canyoning and white water rafting are popular! Dewar’s Aberfeldy Distillery is worth a visit; guests can discover the Dewar family’s pursuit of Scotch whiskey perfection in the distillery they built in 1898. The nearby Glen Lyon is one of Scotland’s longest and loveliest glens, whilst abseiling, gorge walking and mountain biking are all on offer locally for outdoors enthusiasts. The sheer novelty of the different bedrooms, the pops of vibrant colour, the free-standing baths and long wood-panelled corridors is a true delight!

The region surrounding Aberfeldy is rich with opportunity for children, whether it be trekking, hiking, horse riding or water sports, this area has it all. Highlights would be a visit to Splash White Water Rafting or spending a day enjoying a Highland Safari. Splash White Water Rafting will provide an aqua adventure for the whole family to navigate the storms and falls of the rapids (suitable for children from nine years). At Highland Safaris there is so much to discover (suitable for children from four years); children can feed and stroke red deer, meet barn owls and enjoy the discovery trail!

A Private Butler and Master of Ceremonies service will be included in your wedding package, and the Manor is fully catered by Ballintaggart Farm using locally sourced seasonal produce, which is presented and served with real passion. This astounding Manor is graded 5 stars by Visit Scotland and comes with incredible entertainment spaces, stunning walks directly from the house, a wood-fired hot tub in the woods, fire pits, sensational valley views and a fabulous terrace for outdoor weddings. The venue can provide a wedding planner, or the client may provide their own.
 
Catering
All catering is taken care of by one exclusive caterer to the venue, Ballintaggart Farm, who made it to the Michelin Guide in 2020. Guests can choose from the Hill Top Manor wine list which has been curated with partners WoodWinters, all wines are paid for directly with WoodWinters (at retail prices), and delivery is arranged prior to guest arrival. The Manor does not charge a corkage fee for this arrangement.

Where To Stay
Up to 18 people can sleep on-site. There is a separate lodge, Hilltop Lodge, available for another 8 guests on the estate, and plenty of guests can stay within walking distance in a range of accommodation types. The owners can supply details of local transportation firms.

The property is fully wheelchair accessible. There are limited public transportation options. There is complimentary parking on-site.

    I was fortunate enough to be able to travel from Southern California to Scotland. It is the first time I have traveled outside the USA. Being a guest for my daughter’s wedding ceremony was so special. Right awaywe were greeted as if we’d been there many times already. Hilltop Manor is an amazing estate. The grounds are just stunning views every inch of it. All of the rooms are special individually. The beds are so cozy, especially the bedding and pillows. They feed all of us who attended at an elegant table with all of the beautiful place setting. I am hoping I can get back to Hilltop Manor someday. My daughter cried when we had to leave because she felt like she was leaving her home. Thank you for having such an amazing place for us to visit.

    Hilltop Manor was absolutely divine. The house is gorgeous, the countryside beautiful but the way the staff look after you is extraordinary. There was nothing that was too much trouble and we were treated like royalty. I could not recommend this more highly and certainly hope we can make it there again one day from Australia. Thank you for a magical time.

    This house blew me away. The people who designed it have amazing style and vision, the way it was refurbed with unique and high quality materials made the experience of staying here very special. We enjoyed the vast amounts of space to relax, to eat together at the amazing table, the ease that we could cater in the state of the art kitchen where nothing has been forgotten. So often in a holiday property something is compromised but here nothing was, it was designed with love and felt like a home. The bedrooms are huge with plenty of space to relax, each one has its own fabulous bathroom with candles, lovely bath products. A second lounge/TV den upstairs was perfect for the younger members of the party. Special mention to Ballintaggart a local caterers/hotel/restaurant business who provided catering services, including dinners, breakfasts and packed lunches with delicious local Scottish farm produce. Their staff were professional and friendly and provided two barbecues, two sit down three course catered dinners and other meals we could cook ourselves, this was the finishing touch and meant all we had to worry about was enjoying ourselves.

    As a party of 12 we stayed in Hilltop Manor for a week in August. The building is spacious. The restoration and decor are beautifully done, and a pleasure to be around. Lots of good design ideas to borrow! The owner John was super helpful from booking through to being there. We used the Ballintaggart team for a full week of catering. They were excellent. The food was great, the provisions interesting and reliable, and the service both overall and in delivering various meals was perfect. Really good team to work with. We used the house as a base for climbing and walking in both Cairngorm and in Glencoe, both of which are c70-90mins away. We also fished and walked locally. The settlement history in the Tay Valley was interesting, and the Crannog is worth a trip. This was the most successful and least stressful time we have hosted a family group like this, and I would strongly recommend the house and the caterers.

    I’m thrilled to say we had the most amazing weekend imaginable. Everything you planned for us went down extremely well – all of the activities, the caterers (wow!), transportation and of course Phillippe, the slightly panicky and therefore typical Frenchman who kept us all in check and I’m so glad he was there. The house is incredibly tastefully decorated and furnished, and super comfortable – definitely a house designed for refined entertaining.

    Even the weather was kind. It only properly rained the day we left and the first night we were there it didn’t get dark, we enjoyed the most extraordinary sky well beyond midnight.

    We were 17 friends who rarely get the chance to all come together at the same time with children shipped off elsewhere etc., so what a treat for us.

    You’ve created something truly exceptional in Hilltop Manor and certainly for us, one of the most memorable and enjoyable times we’ve ever experienced. With enormous thanks and very best wishes.

    We had a wonderful time in Hilltop Manor. The House was designed to the highest standards, every detail was designed to compliment the refurbishment with no expense spared. We lived in the Lap of Luxury for a couple of days and felt very pampered in our surrounds. It was a short walk to the charming village of Aberfeldy which offered an assortment of coffee shops, restaurants and attractions. I would definitely recommend the Habitat cafe for your morning coffee. There is so much to explore in the stunning countryside and surrounds. The owners John and Susie were so helpful and we really appreciated our time spent here. I would highly recommend Hilltop Manor for an escape to the country and hopefully we will get back there again soon to enjoy more treats!!

    Simplicity isn't simple. I select these words carefully to best describe Hilltop Manor. The attention to detail, the care, the many hours of thought, of pre planning, the selection process, every item in place, nothing forgotten... results in a superb homely environment above all expectations. A place to escape leaving memories that last forever. When you stay there albeit for a short period everything fits in place, it just works, the way you'd expect. Yet to achieve this the effort is immense. And because of such effort our stay was amazing, just easy, simple.... Thx to the owner John and his amazing helpers. A great week with family & friends to bring in the new year in a beautiful location in 1st class style, Aberfeldy and the surrounding area is Scotland at its greatest. We highly recommend Hilltop Manor. Simply the best xxx
