Villa Condotti is an immaculate, modern restoration of an Umbrian stone farmhouse, with a rustic brick patio and swimming pool. Surrounded by thoughtfully maintained, landscaped gardens boasting a subtle plethora of herbs and flowers that send exotic aromas ruminating through the oak and walnut trees, and around the property.
This hilltop paradise retains all the charming characteristics of a traditional Italian villa, including terracotta floors, wood beamed high ceilings and thick stone walls. Nevertheless, the modern décor is delicately stylish, and really compliments the expansive rooms.
Guests will enjoy magical, warm evenings out on the Loggia, enjoying fine feasts prepared in the vast and well equipped kitchen, before watching the sunset over the rural, wooded valley from your own private pool. Alternatively, the library offers an array of reading material where you can curl up with a good book, or sink into one of the amazing sofas in one of the reception rooms in front of the fire.

- Montone is a beautiful medieval hilltop town and has been voted one of the top hilltop Borgos in Italy
- The house is a 20 minute walk or 5 minute drive away
- There are a good selection of wonderful restaurants, cafes and bars as well as local shops
- The main square is perfect for aperitivos and ice cream

- The nearest big town is Umbertide and it is a 15 minute drive and has everything including supermarkets, pharmacies, a hospital and lots of shops. It also has a twice weekly market
- There are tennis courts in Umbertide
- Montone has a number of wonderful festivals such as Umbria film festival and the Woodland festival

What was it about the property that you first fell in love with?
I fell in love with Villa Condotti the moment I saw it. What struck me was its sense of peace. At the time it was a ruin and the next couple of years were spent lovingly restoring it. Some interesting and challenging times but I would never wish away those many visits to keep an eye on things, staying in Montone and getting to know the town and people. My plan is one day to retire to the house and hence the house has very much been set up as a home while ensuring its not cluttered with personal items. I spend as much time as I can at the house but sadly not nearly as much time as I would like!
For anyone coming to stay is there anything in the surrounding area they should...
Really do? Truffle hunting
Really eat? Porcini mushroom, truffle, wild boar, pasta
Really see? Gubbio, Montone Festa Del Bosco
Lastly, what insider tip would you pass on about the property or the area?
The kitchen is really the heart of the house and you should definitely try a cookery course or have our chefs come and cook for you while you eat under the stars in the Loggia.

The villa was absolutely beautiful. It was very well appointed. The pool was great. Plenty of space for everyone. Couldn't fault it.

I keep meaning to send you a quick message to let you know how much my family and l enjoyed our stay at your place. There wasn’t a thing we wished for while we stayed at your place you have thought of everything and you were so thoughtful in your design of the villa. Each room having its own full bathroom made it very comfortable for all of us staying there.
The heated pool was definitely a huge plus and we took full advantage of every opportunity to use it. Having all the kids high chairs, cots, toys playground ect really made it a great experience since we had a 2, 3 and 4yr old with us.
I think a few members of the family threatened to become squatters at your place cause they didn’t want to leave! -

Beautiful villa, in excellent condition and with all minor details covered. Great pool and facilities but, beyond that, the small touches and attention to detail mark this out as a stunning base from which to explore Umbria and Tuscany. Can’t recommend it highly enough, and would love to return. Everything is beautifully maintained and the furnishings are extremely high-end. Both Christine and Anne obviously go to great lengths to ensure guests have a wonderful time – this should be one of your most highly rated properties in my view.
