Boasting a private pool, tennis court, a huge garden on the eastern coast of Crete, Exi Estate is a little slice of heaven on the waterfront of the Mediterranean Sea.
These superb living spaces encapsulate the spirit of the island, with rich colourful artwork throughout, antique furniture and countless casual, welcoming spaces. Your incredible main living room features sophisticated sofas in front of a 600-year-old working fireplace, with elegant patio doors all around the room. Alongside this is an incredible library, where a Steinway grand piano sits amid a fantastic collection of books. Your magnificent kitchen is fully equipped and a joy to use, with sea and mountain views across three sides of it – ideal for those who enjoy time spent preparing meals. But if you’d rather not, you can hire the services of our chef, who would be delighted to whip up a range of delicious meals for you to enjoy at this impressive dining room that oozes grandeur, also with direct access to a large open terrace! There is an additional kitchen, living room and dining area in the garden house to add that extra bit of space. Finally, the lower ground floor opens out directly onto your waterfront terrace, where you’ll find a fantastic games room, equipped with a pool table, and a large satellite TV in front of the spacious sofa, as well as a door straight into the pool terrace.
The first three bedrooms can be found on the top floor of the villa, including the master suite, a double room and a twin room. The master bedroom is a true masterpiece, with a king-size bed, a private balcony overlooking the turquoise sea, and an en-suite shower room and a separate Jacuzzi bathroom. Alongside this is the double room, also with a king-size bed, a balcony with sea views and an en-suite bathroom, and the twin room similarly has an en-suite bathroom and a balcony looking out across the olive groves of the garden and the mountains beyond! Three more rooms are located on the lower ground floor, including two twin rooms in the same suite, with a shared living space, bathroom and terrace, and one double room, adjoining living space, en-suite bathroom and large terrace. The final bedrooms are located in the garden house, with one twin and one double, each with an en-suite bathroom.
Patios surround the house on nearly every level, leading from nearly every room, putting the sunshine, fresh air and sea-breeze just seconds away at any point in the villa! The centrepiece is surely this incredible 12-by-6 metre infinity pool which stretches towards the twinkling horizon of the sea! Lining the pool are countless loungers for sunbathing in paradise, while olive groves throughout the garden add a sense of the natural world which envelopes you in this dream-like location. Dine alfresco at this incredibly picturesque table beside the pool, or the even more sophisticated one on the upper terrace! Enjoy a game of tennis on this private court, or even a round of Boules on the adjacent court.
Another spectacular yet unusual feature is the picturesque Greek Orthodox Chapel found at the end of the garden. It boasts panoramic sea views, and it makes the perfect setting for those who wish to have an authentic Greek wedding!
At the bottom of the garden, you can enjoy a superb sunbathing platform just above the sea, with a staircase right into it! The Porto Elounda Golf and Spa Resort is just a kilometre away, while we can even arrange for in-house tennis and swimming lessons if you fancy working on your skills. Just a 10-minute drive away from Elounda, a glamorous spot on the coast, you’re ideally placed to enjoy an unforgettable stay in an ideal location!
What you should know…
- There are several areas with significant drops, so young children should not be left unsupervised
- While you can swim in the sea from this sunbathing platform, please note that the sea here is immediately deep and suited to strong swimmers on calm days only
- The Main House has six bedrooms and sleeps up to 12 people. The Cottage has two bedrooms and can thus accommodate an additional 4 people for 16 guests in total. Infants are not included in these number, and cots can be provided on request.
- In high season 17 July- 2 September a Relais et Chateau chef and wait staff for three meals a day as well as full time Concierge Service is included in the price. These is an additional cost for these service at other times

About the surrounding area of Exi EstateTucked on the eastern coast of the superb island of Crete, Exi Estate promises a perfect location to enjoy a little of the local flavour, not to mention breath-taking sea views!
Just a 10-minute drive away is Elounda, once a small fishing town and now a picturesque area that attracts a range of celebrities – and it’s not hard to see why! 4 and 5-star resorts and villas aplenty create a thriving social scene and an excellent array of tourist infrastructure – yet its relatively recent rise to fame ensures a greater sense of peace. The locals, like across much of Greece, are tremendously friendly and welcoming and will ensure you can enjoy this spectacular spot on the coastline with joy.
Just a 15-minute drive away is Spinalonga island, a fascinating place with a rich history. A Venetian fortress that was later occupied by the Turkish, it became the last Turkish outpost of the Ottoman Empire, before, in 1903, it was turned into a leper colony! A visit here shows an interesting architectural history, as well as an insight into the lives of the exiled lepers.
Crete is the largest of the Greek islands, and is abounding with beautiful crystal-clear waters, soft sand beaches, picturesque coloured pebbles, monasteries, caves and rich, verdant nature! Across the island, you will find a vast array of beaches, including larger, more developed, traditional beaches, and much more secluded ones, ranging all the way to thousands of deserted coves and isolated bays! Small seaside villages punctuate the coast, with the occasional larger town.
Crete, like most of Greece, is well-known for its warmth, hospitality and strong culture and with a long-established history of tourism, the infrastructure across the island is excellent! Vast skies, sparkling white-sand beaches and huge stretches of brilliant blue seas define this country and its many islands, where the thriving nature complements elegant architecture throughout. For a little adrenaline, try your hand at kitesurfing, wreck diving, and rock-climbing, or simply set up on a beautiful beach and soak up the long days of sunshine.
The food of Greece is famous for its rich flavours and delicate recipes of Mediterranean delights. Feta and olive oil are universal, while all kinds of fresh fish, fragrant herbs, in-season fruits and crunchy greens, all found in the back garden of the average Greek, await your enjoyment. Be sure to tuck into some of the classic Greek cuisine while you’re here, including the local specialities! As well as this, if you like the occasional tipple you ought to try Ouzo and Raki, two grape-based alcoholic drinks, in your time on the island, both firm favourites of the locals. There is also a lot of wine produced across the island!
A warm, passionate people and such a beautifully sociable country, both young and old will welcome you with open arms in Greece. Whether in pavement cafes, cosy restaurants or the thriving town squares, the people love nothing more than to enjoy a coffee or an ouzo in the company of the local community.

The two-bedroom cottage detached from the main villa is ideal for a small family that enjoys a little extra privacy, with entirely separate living and kitchen spaces, yet sharing all the sublime facilities of the garden.
Kids and adults alike will love the tennis court and pool table, ensuring that the children of all ages will be entertained throughout your stay – as well as spending quality time together! The immense pool on the terrace looking out over the sea is the perfect place for this – as the kids can splash and frolic to their heart’s content, while the adults sit back and relax in the loungers and keep an eye on them!
The owner can booked a tennis coach or swimming teacher if required, costs charged locally.

Exi Estate is an incredible venue for a wedding. With an on-site chapel, stunning sea views, truly magnificent grounds, a private infinity pool, private sea access, a private Davis Cup-sized tennis court, a private boules court and a Relais et Chateau chef, a wedding here will be remembered forever. The estate’s astonishing grounds are sprinkled with sculptures, olive groves, bountiful local flowers, a protected Roman tank and multiple places to take in the natural beauty. The main house is grand, absolutely stunning and is filled with glorious artwork, a games room with an antique billiards table and a library with a grand piano. The living room is surrounded by sea views and also has a six hundred-year-old fireplace. Exi is a one-of-a-kind family estate and a holiday paradise, just perfect for starting your lives together and making magical memories.

Wedding Ceremony
For the wedding ceremony, there is a beautiful sea-view chapel that can hold 8-10 people inside and up to 30-50 people outside. It's a consecrated Greek Orthodox Church, but it's open to all kinds of ceremonies, whether religious or secular, as long as they are conducted with respect.
Wedding Reception
There are separate spaces for the ceremony and reception. The estate grounds are just perfect for wedding receptions in the sun and with the sea as a backdrop.
Additional Fees for Events
Pricing is created on request; please enquire for more information. There is usually a €5,000 event fee, but this is dependent on what people want. We can work closely with Oliver's Travels and wedding planners to deliver the best overall experience. There is no corkage fee.
Restrictions on Decorations and Themes
There are no restrictions; you are welcome to bring your creative ideas! Ceremonial fires and fireworks are permitted.

Catering
In-house catering is available; please enquire for details. The venue can assist in arranging everything with menus and costs dependent upon guests' wishes.
Wedding Packages
The venue can put a bespoke package together for you, including furniture, planning, extra cleaning, a marquee, day before and day after events, etc.

There is limited wheelchair accessibility, please enquire for details. There is complimentary parking on-site. There is limited accessibility via public transportation; guests may need to share rides or taxis.

Tents can be set up outdoors for rain.

The venue has a preferred list of caterers, florists, wedding planners, DJs etc.
Where to Stay
Exi Estate has six bedrooms in the main house and two in a cottage on the estate. There is excellent accommodation in Elounda for other guests.
Flexibility on Duration
The venue usually prefers one-week minimum, but with event fees and other considerations, they can work with guests to suit their requirements and the venues.
Children
Children are welcome, and the venue offers supervised childcare.
Security Measures
There are limited security measures in place; guests are responsible for their belongings.
Noise Restrictions
There are no major noise restrictions; parties can extend late into the night. With reasonable understanding, the venue has always been able to accommodate guests' wishes in the past.
Other
Other events can take place at the villa with the same numbers. They are open to all events and TV, Film, photoshoots and other media opportunities. In 2023, they were the chosen venue for a Hollywood movie and reality TV show.
Please note that any event rental may be subject to additional charges, venue hire fees and to a higher security deposit, which will be in addition to any published rental rates and fees.
All events are on request only and subject to prior agreement from the owner, who reserves the right to refuse them without their prior authorisation.

How long have you owned the property?
We got the land in 1998 and the whole project (including the road to the villa) was finished in 2003.
What was it about the property that you first fell in love with?
The view, the sense of infinity of the pool and the sea with all the shades of blue. Watching the sunrise is amazing; watching the moonrise is a unique experience.
Are there any interesting stories in its history?
We could say this villa was "born out of tragedy". After the sudden death of my little sister the family wanted to travel elsewhere new, we went to Greece and the creation of this villa became a personal project, a new challenge.
Do you have a favourite room in the property?
The living room because of how it opens out to the sea. Or the front hallway with 7m-tall stained glass ceiling, that naturally shines as the sun moves

Walk around the house's grounds, with its many seating and relaxing spots

Try the salt bakes seabass in Kanali Restaurant.

Visit the Spinalonga Island, not because everybody says it's amazing but because it is!

What a fabulous villa in a fabulous location and so beautifully designed and decorated. Wonderful time had by all.

We’ve had the best time this week!
The villa is absolutely gorgeous and we’ve definitely made the most of all it has to offer, particularly the pool table, swimming pool and the games/jigsaw selection! The New York 4D Parade was especially fun, if difficult!! We enjoyed playing Scrabble in the garden on the stone seat and by the pool with the whole family and also several very competitive games of boules.
We would highly recommend the Acqua Plus Waterpark for persons of all ages. The slides are not as scary as they look and it is fun day out. Spinalonga was also very interesting as was Victoria Hislop’s book featuring it. Finally, make sure to go snorkelling on the other side of the bay as there is a host of different kinds of fish to swim with as well as shores to explore.
We’ve had the loveliest week ever and never want to leave. -
We will miss everything!
Boules, tennis and swimming off the sea platform and in the pool of course, the chapel – oh, we will miss them but they will stay fondly in our hearts and memories. Thank you Georgia for your enormous warmth, enthusiasm, zest for life, philosophy and making us feel so amazing here.
