Frangipani Villa takes its fabulous name from the tropical Frangipani tree which produces fragrant white, pink or yellow flowers. You will be able to see it for yourself, since several of these trees surround the house. The villa is located in the Prospect Estate, a 1,000-acre property on the north coast of Jamaica, nestled between the pristine and azure waters of the Caribbean Sea and the lush greenery of the mountains. A true paradise with breath-taking ocean views.
This stunning and spacious (over 2500sq ft) property is located within its own, private compound and has four roomy bedrooms, each with an en suite bathroom and walk-out veranda which opens up to a beautiful view of your own swimming pool and the ocean.
The modern furnishings throughout make this villa extremely comfortable and homely, while the bedrooms have an air of serenity, being decorated predominantly in a cream palette with a few colourful accents here and there. All have flat screen TVs, built-in safes and are air-conditioned.
High speed, wireless internet is available anywhere in the villa, as well as a desk with a chair - if anyone needs to do any work or seeks a quiet place with their laptop. Ipod docks are also widely available, unless there is a musician in the group - in which case the piano in the villa will be put to good use! There are several spots to grab a bite to eat, for either a light lunch or a more formal dinner. There’s a table seating ten on the main veranda or a round table seating eight on the mini veranda, just by the pool, which is even closer to the spectacular ocean view.
This villa comes fully staffed: butler, cook, gardener, housekeepers / laundress (please read guidance on tips) which means you will never have to worry about anything apart from whether to spend a day at the pool, play tennis or perhaps embark on a trip to one of the local attractions!
Outside the spacious living room is a central veranda adjoining the sun terrace which surrounds the swimming pool and extends towards the sea. The beautiful lawn and poolside accommodates up to eighty persons for an outdoor function and offers steps which take you directly to the water’s edge.
What you should know…
- The steps down to the sea are quite long and so may not be difficult for people with less mobility
- The villa is not directly on the beach, there is one close by.

About the surrounding area of Frangipani at Prospect EstateFrangipani Villa is located in the Prospect Estate and just as all the other villas on the Estate - is looking out on the waterfront, so everyone can enjoy spectacular ocean views.
The 1000-acre resort, on the north coast of Jamaica, sits right in between the incredibly blue and clear waters of the Caribbean Sea and the incredibly rich greenery of the mountains. A true paradise with stunning ocean views.
You will be spoilt for choice with all the activities available to you here, there is a tennis court on the grounds, wellness centre with a gym or some fantastic jogging trails with some mind blowing views of the mountain range.
Alternatively, you can relax in the swimming pool (or do laps if you want to!) or rejuvenate your mind, body and soul in the spa and massage area. There will be a 50% discount available on all Yaaman Tours which include an open-air carriage tour of the estate, camel safari, horse riding, visit to the butterfly aviary and feeding the ostriches - to name a few! You will also have access to discounted fees for Sandals Upton Golf course. Another added benefit is one complimentary airport transfer (based on a seven night stay).
More interesting attractions? How about the spectacular Dunn’s River Falls, where cascading water drops a dramatic 600 ft within tropical vegetation. Described as a living and growing phenomenon, it continuously regenerates itself from deposits of travertine rock. Fancy touring 100 acres of rainforest in the mountains 700 ft above sea level? Experience the SkyExplorer, Bobsled Ride, Canopy Zip Line and Mystic Waterslide! The Bobsled Ride was inspired by the famous Jamaican bobsled Olympic team and is the park’s signature attraction.
Prospect Estate is only a short distance from the picturesque town of Ocho Rios, one mile east of the White River which separates the parishes of St. Ann and St. Mary.
Ocho Rios is one of Jamaica’s, and indeed the Caribbean’s, premier resorts and offers a large number of both natural and manmade attractions. The town centre provides duty free shopping opportunities and vibrant nightlife. If you would like to do more than soak up the sunshine, the Prospect Estate reception can offer the most up to date info on local attractions, in order to acquaint you with this area known for its natural beauty and friendly people.

Prior to Booking
Please be aware that Jamaica is an island nation that experiences weather patterns dictated by the Atlantic Ocean to the north of the island and the Caribbean Sea to the south of the island. This tropical rainforest climate results in the island experiencing a hurricane season, which usually occurs between June to November. Tourists who are British Citizens will not require a visa upon arrival and Departure Tax is included in most flight costs. Please check Entry Requirements before departure.
Getting There
Jamaica has two international airports, Donald Sangster in Montego Bay and Norman Manley, Kingston.
From the US:
There are many direct flights with Jet Blue, Caribbean, Delta, American and United from cities including New York, Chicago, Miami, Atlanta, Charlotte, Dallas, Houston and Philadelphia.
From the UK:
There are direct flights to Montego Bay from Gatwick and Manchester with American Airlines, British Airways or Virgin Atlantic. Glasgow and Belfast passengers can also fly via the US with United Airlines.

Children can splash around and have fun in the villa’s own vast pool and relax with a game on one of the eight provided loungers.
The property incorporates an assortment of multimedia facilities, including multiple smart and cable TVs, giving younger guests a collection of things to keep them entertained. We also use king-size beds which can offer children of all sizes and ages a comfortable night’s sleep
Ocho Rios is a family-friendly town, offering a selection of activities for younger guests to enjoy. Try put The Rainforest Adventures amusement park. This thrilling theme park offers an array of high-intensity rollercoasters and more mellow attractions for smaller children. Guests are encouraged to see Ocho Rios from new heights on the amazing SkyExplorer. Rainforest Adventures can be found just a short drive away.
Dunns river falls is also close by, one of the Island top attractions, you can even climb the side of the falls before splashing around in the wading pool.

Villa Staff included at this property:
A full-time dedicated chef, butler and housekeeper attend exclusively to your villa.
Your cook will handle grocery shopping and meal preparation. They will pre-purchase your first few meals plus pantry staples, then finish the week's shopping after meeting with you. At week's end, they will present receipts for all food and beverage and reconcile your account. A typical grocery budget is $55-$65 per adult per day and $20-25 per day for preteens. This may vary up or down depending on market prices and menus.(more luxurious items such as shrimp, lobster, imported meats and Champagne will incur a further charge).
Your cook will also pre-purchase a small starter bar (a few bottles of Red Stripe, moderately-priced wine and rum). Additional alcohol requests will increase your budget. If you wish to go to the various markets with them, you are welcome. Otherwise, simply review your tastes and distastes with them and they'll handle it all while you stay at the villa and relax.
A nanny can be arranged for an average of $12 per hour. Guests should plan to add approximately $20 per day for food for their nanny.

Villa Conditions
- A 50% deposit may be required for bookings that include Thanksgiving, Christmas or New Years Eve.
- A obligatory Gratuity rate of 15% of the overall booking is due to be paid to the Staff before departure. Please plan to pay in Cash (US Dollars or the local currency).
