Surrounded by dreamy landscapes of Tarn countryside, this luxuriously appointed French Manoir is a stunning holiday home for 12-20 guests with the most glorious swimming pool alongside a wood-fired jacuzzi, sauna and professionally sized tennis court.
In a private setting, relax in the 32-hectare estate of meadows and woodland, stroll through the formal gardens which are beautifully lit up at night and drink Gaillac wine in the romantic stone courtyard. Follow the steps up to the superb swimming pool with its decked terrace, decadent 6-person jacuzzi and splendid pool house with its summer kitchen, bar and barbecue.
After an extensive renovation, the interiors of this 19th-century manor house are just as inspiring. The elegant lounge features a Smart TV with Netflix and Amazon Prime whilst the charming dining room has French windows leading to the formal gardens. There are six bedrooms across the manoir and adjoining courtyard apartment including the most wonderful king-size double with a roll-top bath gracefully positioned in the bedroom.
If staying with more than twelve guests, the inviting 4-bedroom Guest House is also made available. It’s a delightful home with a warm and welcoming kitchen-diner and lounge with billiard table as well as sliding doors opening up to the terrace and verdant gardens.
Beyond the gardens and vast grounds, there is so much beauty to discover across the Pays de Cocagne, a region of rolling hills, idyllic villages, windmills, dovecotes and historic homes, known for its production of “pastel blue” dye which brought great wealth in the 16th and 17th centuries.
Lavaur and Lautrec are two such beautiful places to visit – look out for bustling morning markets selling pink garlic, saffron, local cheeses and wine or head to summer night markets in villages and towns such as Saint-Sulpices, Castres and Burlats.
Then there’s the Golden Triangle of the Tarn with Albi, Gaillac and Cordes-sur-Ciel or drive to the Canal du Midi for boat trips, long walks and cycle rides near Castelnaudary or Toulouse.
Closer to home, enjoy golf within a short drive, canoeing along the Agoût river, vineyard tours and horse-riding, all surrounded by the spectacular scenery of this enchanting part of southern France.

Location
About the surrounding area of Manoir Des PrairiesIn the Pays de Cocagne, 55km east of Toulouse, Manoir Des Prairies is set in a 32-hectare estate surrounded by meadows and woodland.
The nearest village, around 6km by car, has a small supermarket, boulangerie and weekly market whilst medieval Graulhet and Lavaur, both around a 15 to 20-minute drive away, have larger supermarkets and a wider range of amenities.
The Pays de Cocagne features landscapes of rolling hills dotted with medieval villages and historic houses and dovecotes. It’s most famous for its production of “pastel blue” dye, often referred to as ‘blue gold’ as it brought so much wealth to this region in the 16th and 17th centuries.
Beautiful places to visit include Lavaur (15km), in a pretty riverside setting with its fascinating Cathar heritage and atmospheric Saturday morning market. Take time to explore its picturesque centre and admire the Monastère Sainte Claire. A little further afield, Lautrec (19km) is known for its pink garlic (look out for the garlic festival in early August) and is also home to one of France’s oldest working windmills, dating back to the late 17th century.
The much-loved towns of the Golden Triangle of Tarn are also within easy reach. Start off in Albi, a UNESCO World Heritage site on the banks of the Tarn river, with its historic quarter, magnificent cathedral and charming shops and restaurants. Gaillac is well-known for its historic wine production dating back to Roman times – visit its vineyards or soak up the ambience of the bustling Friday morning market. Furthest away is idyllic Cordes-sur-Ciel, around an hour by car, a 12th century village which enjoys a stunning perched setting.
Castelnaudary (51km) is another attractive town to visit, especially if you are keen to see the Canal du Midi – there are some wonderful walks, cycle rides and boat excursions. If staying for lunch, try cassoulet, a regional speciality that originates from here.
A little closer to home is 14th century Revel (25km) with its fantastic Saturday morning market and close to the scenic Bassin de Saint-Ferréol where you will find summer swimming and watersports. Further afield, Bassin de Lampy is another superb spot in the foothills of the Black Mountains, an alluring region of lakes, forests, vineyards, historic castles and little villages.
Captivating Carcassonne is around a 90-minute drive away whilst the city of Toulouse, also called ‘La Ville Rose’, is yet another fascinating place to spend the day with its shops, restaurants, bars and beautiful architecture.

Region
A relatively new addition to France, the Midi-Pyrénées was created to surround the cultural capital of Toulouse in the late 1970s. You might think that its relative youth would mean the Midi-Pyrénées is short on character or identity, but remember, this is France we’re talking about – the whole country is steeped in history and tradition. Encompassing parts of Gascony, Languedoc, the Gers and several others, you’ll get a varied slice of the whole French experience here, not least if you stay at one of our beautiful chateaux in the Midi-Pyrénées! And if you want to discover the best of what the region has to offer, our Midi-Pyrénées travel guide is here to show you where to go, what to eat and how you can make the best of your break with some amazing activities.

Best Suited For: All AgesThe Pays de Cocagne offers charm and beauty with plenty for families to explore as you visit old villages, historic châteaux, a 17th century working windmill, pretty dovecotes and bustling market towns.
Enjoy long walks through the Tarn countryside, follow cycling trails or hire canoes for leisurely days out on the river – this is authentic France at its very best.
In nearby Lautrec, Aquaval is a leisure centre offering open-air swimming, waterslides, fishing, mini-golf and a large playground.
The nature reserve at Cambounet-sur-le-Sor, around a 25-minute drive away, is perfect for long family nature walks, horse-riding and summer watersports at its Base de Loisirs. A little further, Bassin de Saint-Ferréol near Revel offers supervised swimming, pedalos, canoeing and stand-up paddle boarding in the height of the summer and the interesting Canal du Midi museum can be found nearby.
Visit Castelnaudary and the Canal du Midi for boat trips and more wonderful walks and cycle rides.

The place is amazing!
You have been attentive all the way through the process and the place is amazing. The managers, Scott and Rose-Anne, are a delight too.

Superb
We had a fabulous time at Manoir Des Prairies and a very memorable stay. Was a lovely space for everyone with room for people to spread out and enjoy the facilities. Given so much to do and such a tranquil place, you don't want to leave the property and enjoy all it has to offer. Hosts could not be more accommodating. Hope to stay there again.
-
The most beautiful property
The most beautiful property I’ve ever stayed in! The pool area is great for large groups and he activities are endless. Scott and Rose-Anne are a dream as hosts and are always on hand if anything is needed but no imposing. -
Sensational
Sensational property, we had a wonderful family holiday, enjoying the pool, tennis and everything else. Rose-Anne and Scott looked after us so well and had lots of recommendations for local restaurants and things to do.

Bubble that feels from another world
From the moment I arrived at Manoir Des Prairies, I was completely mesmerised by it. Every corner of the villa has the most beautiful architecture, thoughtful design and authentic charm in every detail, surrounded by breathtaking landscapes. Each room is a masterpiece. All that beautiful furniture and chandeliers speak of timeless elegance and gives it much more personality than any modern soulless contemporary interior designs that is more common to find among luxury villas. As someone who deeply values nature, the villa's surroundings became my nirvana place. With colourful fields that seem to stretch infinitely and forests that attract to explore it, there’s a certain magic that Manoir Des Prairies holds. The air here is different - it’s charged with an energy so vibrant, yet very calming. It's rare to find a place that can give you the feeling of being home, especially when you're miles away from what you’ve always known. It’s an oasis where happiness isn’t just felt, it's lived. I've spent such beautiful moments here, makes me feel so warmly nostalgic as I write this review. Bring your favourite people with you and step into that bubble that feels from another world. A place where joy isn’t just a sporadic emotion but a permanent atmosphere that surrounds you. It's not just a holiday spot - it’s an experience, a journey, a lifestyle that I never wanted to end. To the team behind this gem, thank you for creating such a unique place. To those considering a visit, prepare for an experience that words can’t properly describe.

Idyllic property
We had a lovely stay at Manoir Des Prairies in July 2023 - the property is idyllic! Accommodation is split in two different buildings - the main house has 2 accommodation wings, and the other house is a short walk down the drive. We spent most of our time sunbathing next to the big swimming pool. We enjoyed the sauna (amazing view), walks in the grounds, and had fun playing table tennis in the garage. We also enjoyed an evening in Castres, the town nearby. We self-catered, so alternated between the two houses for each meal, as well as using the BBQ terrace by the pool on a couple of occasions. The kitchens had everything we needed, but we had to keep taking extra cutlery and accessories between each kitchen, which was a slight pain. Overall, we had a great week and are already planning our next visit in 2024.

Unforgettable stay
A delight from start to finish! Couldn’t recommend it highly enough. We came as a group of 17 for my parents 50th wedding anniversary ages ranging from 3 to 75 and we all had a fab time. Scott and Rose-Anne couldn’t do enough for us and if we had any query they were always so helpful. The houses and grounds were just beautiful with the pool/ hot tub and sauna brilliant additions. So glad we chose this property for the very special occasion. Thank you for such an unforgettable ( in the best sense!) stay.

Close to perfect
I really could not fault this place except perhaps it’s very slow and rather dodgy Wi-Fi (They now have a new service provider, so this issue has been resolved). The rest was close to perfect with lovely airy bedrooms, nice cool downstairs, a well equipped kitchen and a fabulous pool area with great views and an excellent BBQ. The two resident staff looked after the place immaculately and with great pride and the garden and grounds had lovely sit out areas. Despite the fact that we were 10 adults and 8 small children, the place never felt remotely crowded and we had a very happy time.

Stunning villa
Stunning villa with great managers. They pay great attention to detail and took care of every issue. Villa had lots of extras from record player to wine fridge, inflatables for the pool, road access to pool so we could easily get groceries to top kitchen. Loved it!
