Rural Charente doesn’t get much better than this. A sleepy stone hamlet, just three kilometres from the Charente River at Condac and only five kilometres from the historic market town of Ruffec.

Set off on foot or by bike and explore beautiful villages and châteaux nearby or discover Angoulême, Cognac or Poitiers only 45 – 60 minutes away. Exciting day trips to Bordeaux and Saint Emilion, to sample world-famous wines are also possible from this countryside idyll.

Guests will not feel isolated, with the classically French town of Ruffec nearby, bursting with character and offering plenty of amenities, including restaurants and a twice weekly market. The region is brimming with things to do; zoos, river boat trips, monuments, WW2 and Roman sites and lots of outdoor sports, Summer music and film festivals and even a vintage car race.

Just as the region offers a feast for the senses, so too does Maison Charente, which is an impressive, grand Maison de Mâitre full of character and original features in a rustic farm setting surrounded by hilly fields. The restoration has created an uplifting mix of old and new, offering guests the best of both worlds. Large, light-filled rooms modern, colourful furniture as well as vintage pieces. Outdoors there are formal gardens, an ornate grapevine arbor for dining under, a stone barbecue, roses, lavender and sunny terraces for sipping apéritifs. There is also a children’s play area with sand pit, table tennis, football nets, badminton net and boules set.

Please Note:

- There is a well in the front garden that is securely chained, covered with a grill and padlocked.
- There are horses kept on the estate during summer months but are enclosed with electric fences.
- Although gated from the house, the pool can be accessed from the gardens and BBQ terrace so parents must remain vigilant at all times. There is a pool alarm for additional peace of mind.
-The swimming is not available for use before the 1st of June.

Maison Charente is set in a gorgeous sleepy hamlet just 5km from Ruffec, a popular, characterful, classically French market town with a not-to-be-missed historic covered market every Wednesday and Saturday.

The town itself offers a wide range of amenities such as three supermarkets, pharmacy, bakery, butcher, deli, patisserie, wine merchants, post office, banks, restaurants, bars and even a well-regarded hospital.

The riverside village of Condac is just 3km away, an excellent base to admire the Charente river. An absolute must is Le Rejallant at Condac which is a part of the river setup for swimming and sunbathing, complete with waterfall and restaurant. Great fun for the kids and a good local spot to spend a few hours.

The Licheres la Salle is a tourist centre for outdoor pursuits, there are also many hiking and rambling paths through the woodlands or along the Charente river. For those who like to be a bit more active, the Roc de Rosny has been adapted for rock climbing (Mansle – 22km/23mins).

Throughout the summer, there are music and film festivals taking place in the region, including the International music festival in Confolens (25 mins away), and the vintage car race in Angôuleme – the ‘circuits des remparts’ around the old walls of the city.

Angôuleme is a marvellous historical town sitting on a rocky promontory just above the Charente river and enjoying breath-taking views over the Charente Valley. Characterized by wide boulevards, ramparts, ancient churches and several museums, it is an interesting place to discover.

Just 5km east of Angôuleme, you can visit the Charente Grotte de Vilhonneur which host the world famous wall paintings of Lascaux. All along these beautiful caves dating back to over 27,000 years ago, there are also many places where one can practice kayaking.

Cognac is also within easy reach: explore its gorgeous old town and visit the big Cognac houses both in the city and in Jarnac (20 mins) where you can enjoy fabulous brandy tastings.

Poitiers is a further attractive city with over 100 church towers including “Notre-Dame-La-Grande”, good local shops, bars and restaurants and definitely worth a visit for its famous 'Futuroscope', France’s largest educational theme park.

The house is also superbly positioned, offering easy access to routes to discover  the World Heritage site of St Emilion and the cosmopolitan and elegant city of Bordeaux.

Event information

It is possible to host small weddings at Maison Charente with up to 20 guests inside or up to 30 guests seated in an outdoor reception.

The owners can assist with wedding planning, catering and any extra accommodation that may be needed (there are gites available within 100m for up to 10 extra guests).

Please note that any event rental may be subject to additional charges, venue hire fees and to a higher security deposit, which will be in addition to any published rental rates and fees.

All events are on request only and subject to prior agreement from the owner, who reserves the right to refuse all events without their prior authorisation.

Owner Profile

How long have you owned the property?
We moved in on a dark February day in 2015. We didn’t have hot water or heating for a week and not a stick of furniture! We bought the property after approx. 4 mins in the house (the staircase swung it for us), it was the most spur of the moment, unpractical decision we have ever made – but also the best!

What was it about the property that you first fell in love with?
Every time we come down the lane to the house and see it for the first time we still have to pinch ourselves. Quite simply, she’s an absolute looker. Besides her beauty, the location feels like a proper retreat from day to day life. It is so tranquil and private and cossetting, but we love that all the amenities of Ruffec are 5 mins away and we have amazing cities under an hour away. It’s the perfect combination.

Are there any interesting stories in its history?
The estate was originally owned by the local aristocratic family, whose descendants still live at the Abregement chateau in Bioussac. The Logis just above our house on the hill in Oyer was their hunting lodge and our house was their ‘métairie’ or ‘small holding’ where the horses and hounds would have been kept – it was tenanted as a ‘dairy farm’ from the 1700s and the original barns and cobbled yard can still be seen (the rough cobbles in the back yard were designed to clean the cows feet as they came through before they entered the barn!). There is a pigeonnier as you come in the drive on the left, the original bread oven next door, the forge and hayloft. As the farm prospered the original farmhouse was knocked down and replaced in the 1900s by the grand ‘Maison de Maitre’, or ‘Master’s House’ that you see today. Giving a unique blend of historic French farm and elegant home.

Really do?
Make use of the maps at the house and discover the local woods and country walks – Bike Hire Charente are a great service and can have bikes here at the house ready for your arrival. We have bike routes around the Charente that pass the front door!
Keep your eyes peeled for ‘brocante’ or ‘Vide Greniers’ signs on the side of the road, they are everywhere throughout the summer – think antiques market/flea market/car boot sale combo!
Get out on the river – you can kayak from the river beach at Condac and it’s an amazing way to see the local scenery and wildlife. We took our 5 year old, its very sedate and tranquil!
Get a city hit – Angouleme and Poitiers are both worth a visit for their historic charm, fantastic restaurants and shopping! Both are around 40 mins, so easy to pop in just for a morning.

Really eat?
Seafood from the West Coast is incredible here, the twice-weekly covered market in the centre of Ruffec has fantastic fish stalls.
The Charente is famous for its butter – so you can’t miss out on the pastries! The market is laden with sweet, perfumed Charente melons come July and the neighbouring Limousin beef is world-renowned.
A word of warning: the ‘andouillette’ sausage is made with tripe and pig’s colon and is a local delicacy found on many authentic menus – one for the strong of stomach!

Really see?
The shooting stars from the terrace in August; the big, wild sandy Atlantic beaches around Royan (approx. 90 mins but worth a full day out); the classic car race, ‘circuit des Remparts’ in Angouleme where vintage cars race around the city’s ancient ramparts (September); the Christmas decorations and market in Poitiers (throughout December).

What insider tip would you pass on about the property or the area?
Don’t miss the amazing sculpture garden at the ‘Abregement Chateau’ behind Bioussac (2kms from the house) – after the big storm of the late 90s the owners commissioned artists including Goldsworthy, Gormley, Lapie and Shapiro to create unique sculptures for the gardens and parkland – open 11am-7pm during summer months.

    The Villa was such a beautiful place, decorated and furnished with taste and so suited the building. It was perfectly equipped with practically everything you could want. The garden had a few different seating areas and the pool was just sheer luxury.
