Overview
Villa Kokolja is newly built modern property boasting five bedrooms and can sleep twelve guests. With stunning views of the Adriatic Sea, it’s the perfect place to enjoy the famous Croatian sunset whilst relaxing with your loved ones with a cool glass of wine.
Entering the villa, you step into the first vibrant and spacious open-plan dining and living area. This open space is perfect for large gatherings and group meals, with plenty of space for everyone. It even has a very large and comfortable sofa that the whole group could fit on! The kitchen has all the equipment you may need, and plenty of space to prepare large meals.
Upstairs a second and similar kitchen and dining space can be found. The corner kitchen has everything you need for some fantastic home cooking, and the open-plan design ensures that it’s a sociable experience. The room is designed as such that you can admire the beautiful views even as you eat, gazing out to the horizon as you enjoy each mouthful. For a relaxing evening, we suggest you lay back on the large sofa, enjoying the lights along the coastline or perhaps turning away from the views for a moment to watch some television. Having the second living area is fantastic to give a little escape away from the group and enjoy a book in real peace.
With four double bedrooms and one twin across the three floors, there is plenty of space for you to spread out. Each room is unique in its décor and adds a wonderful character to the villa. All the rooms have plenty of wardrobe and drawer space, so you can pack your bags to the brim! Each floor of the property also has its own bathroom, so there is no need to go up and down!
Outside the villa boasts its very own private terrace and pool. The terrace has a large outdoor dining area to enjoy cool evenings whilst doing some al fresco dining with your loved ones. The pool invites you to cool off with its gentle steps and incredible views of the islands and sea. You can then dry out on one of the sun loungers surrounding the pool.
To the front of the villa, another outdoor dining table and swinging chair are the perfect spots to relax in the shade, watching the world go by. Villa Kokolja is one of a kind, and an amazing place to relax with those you love.

Location
About the surrounding area of Villa KokoljaSettled into the hillside directly opposite the popular village of Rogoznica, this beautiful villa offers spectacular views of the sea and opposing town. Rogoznica is the dividing point between the North and South Adriatic Sea and well known for its fantastic water sports adventures. There is an abundance of great restaurants, cafes and bars around the village, be sure to try the catch of the day, as the area is renowned for its fish delicacies. Perhaps the best thing Rogoznica is famed for is ‘Dragons Eye’ lake, the source of several myths and legends. The circular lake is guarded by cliffs from four to twenty-five metres high and is a great spot for any adventurous cliff diver. The hydrogen sulphide in the water is perfectly safe to swim in and sometimes causes the water to bubble up! Be sure to read all about the myths and legends from the information boards as you walk around the lake.
If you are looking for a busier and more energetic atmosphere, pay a visit to Primošten. Just a 10-minute drive up the coast, its bustling streets, busy restaurants and the area’s best nightclub, Aurora make fun a vibrant town to explore. The nearby towns of Trogir and Split are also UNESCO world heritage sites, famous for their ancient and medieval ruins. You can enjoy exploring some of the famous forts, palaces and cathedrals Croatia can offer, all within an hour’s drive.
An hour’s drive north is famous Krka national park. The park is home to a unique UNESCO world heritage site, the Skradinski falls. These stunning waterfalls cascade down the mountain into wonderful pools, these are perfect for jumping and swimming in throughout the day to escape the heat. The national park is a fantastic place for a day trip as there is a huge array of cycling, walking and even quad bike touring available. If these aren’t for you, there are also several fantastic boat trips from Skradin. A particularly excellent trip is a boat ride to the isolated monastery of Visovac. This island monastery is a truly beautiful setting and well worth visiting.

Kids
Best Suited For: All AgesThe villa is a fantastic option for those travelling with children. Away from the main road and with plenty of outdoor space to play in, it's great for kids who like to run around! The pool is great for kids of all ages and offers a welcome opportunity to cool off from playing in the sun. Inside separate lounge areas mean the adults can have some privacy as the children watch the latest movies on the satellite television from the other room.
Rogoznica is an incredible location to book and organise a huge array of outdoor activities. The family could book a sailing boat for the day and explore some of the caves and beaches along the dramatic coastline. For non-sailors, there are also plenty of opportunities to raft down the local rivers, or even give scuba diving a go! There are even fantastic hiking and cycling routes, for those looking to stay dry for the day, just pop into the village to rent a bike, and ask about the best routes for your skill and fitness level.
The natural harbour around the village is one of the calmest in Croatia and most of the beaches are very shallow. This makes it the perfect place to bring the kids for a picnic whilst they paddle in the cool waters of the Adriatic Sea. For a bit of excitement alongside your beach trip, take a speed boat trip along the coast from Split to the unique bay of Stiniva and Stoncica Bay, here you will find stunning sandy beaches. On your way, be sure to stop at the Blue Cave and gaze at the incredible light and colour of the water, a true natural wonder!
Before leaving, be sure to spend a day in Split. Children love discovering the ancient ruins of Roman palaces and forts. For those fans of Game of Thrones, explore the city to find some of the shows most iconic settings, whilst taking in the beauty of the ancient settlement. Older children may enjoy marching up the steps of the cathedrals bell tower to get some magnificent views of the local area and island across the sea.
The region is second to none for catering for children, and there is little doubt they will have an amazing holiday in Villa Kokolja.

Great accommodation, beautiful environment and my own beach!
The Villa is clean, well-equipped, has its own pool, there is always a shaded table where you can sit, either on the terrace or by the pool. The sea is close, our own jetty, with sunbeds and umbrellas, where we were the only ones.
Very nice, helpful owner! :) I recommend to everyone! I hope we go back too!
