The spacious villa features seven double bedrooms, a swimming pool overlooking the ocean and a luxurious sauna. Each morning, the gentle sea breeze will draw you outside to the villa’s private swimming pool, where you can enjoy a refreshing dip in the cool waters before relaxing with a simple cup of coffee on a poolside sun lounger. The spacious ground-floor terrace offers sweeping ocean views, with a comfortable outdoor lounge providing the perfect place for a sunset cocktail or a glass of excellent local wine once the stars have appeared. There is also a charming outdoor dining area where you can gather everyone for a delicious meal with an enchanting backdrop. On Villa Raja’s first floor, a wraparound terrace provides plenty more space for outdoor enjoyment, while the second floor also offers a covered terrace with outdoor seating and more spectacular sea vistas.
Upon entering the villa from the ground-floor terrace through striking arched glass doorways, guests will be greeted by a bright, airy interior living space with a cool, restful ambience and abundant contemporary Mediterranean charm. The space features an inviting lounge with a sumptuous corner sofa, a large LCD TV, and a great dining area with ocean views. The living space leads seamlessly into a fully equipped kitchen with modern appliances and access to a covered terrace space offering barbecue facilities. The ground floor also boasts a convenient laundry room, a well-appointed bathroom, an elegant double bedroom with direct access to the swimming pool, and an adjacent private bathroom.
Another new living space is featured on the villa’s first floor, boasting a well-appointed kitchen, a charming dining area and a comfortable lounge.
Three more stylish bedrooms are offered on this floor, each featuring an en-suite or private bathroom. Villa Raja’s expansive first-floor terrace offers more outdoor seating and breathtaking views. It provides access to the separate wellness room, where guests can enjoy unwinding in the soothing sauna after a day spent hiking or exploring the coastal wonders of Croatia. The wellness room also offers a quiet relaxation area and an outdoor shower.

About the surrounding area of Villa RajaThe picturesque village of Primošten is famous throughout Croatia for its charming old town, where buildings of white limestone with terracotta roofs make up their own little island on a perfectly round peninsula that juts out into the sparkling Adriatic Sea. Historically, Primošten was connected to Croatia by a drawbridge, while today, a manmade isthmus keeps this unique village moored to the mainland. Surrounded by turquoise waters and boasting a string of white pebble beaches and secluded coves, the Primošten region is also well-known for its rolling green vineyards and olive groves, showcasing the stunning natural beauty and diverse landscapes of Croatia’s sun-drenched Dalmatian coastline.
Only twenty metres from Villa Raja, guests will find a secluded, tranquil beach with a concrete plateau, where sun loungers provide the perfect place to dry off after leisurely swimming in the crystalline waters of the Adriatic Sea. Another family-friendly beach is five hundred metres away, in front of nearby Hotel Zora. The famous shores of Mala Raduča Beach are roughly a ten-minute walk from the villa, while scenic Dolac Beach can easily be accessed by car. Primošten features pretty, stone streets that wind their way through the town. You'll feel as though you've stepped back in time as you explore the ancient architecture and discover the many quaint shops and restaurants.
The white stone Church of St. George, perched on a hill at the heart of the town, is a must-visit attraction. Its bell tower offers an excellent vantage point to take in panoramic views of the town and the sea. As you stroll through the old town, you'll also come across the famous Bucavac, a circular stone tower that was once a key part of the town's defence system. It now serves as a cultural venue and a reminder of the town's fortified past.
The area’s coastline is dotted with picturesque coves and pebble beaches, making it a haven for beach lovers. The crystal-clear waters of the Adriatic are perfect for swimming and snorkelling, and paddle-boarding and kayaking are a popular way of exploring the coast. The most famous beach in Primosten is Mall Raduca, a Blue Flag beach known for its clean, safe waters and pristine surroundings.
A delightful way to immerse yourself in the peninsula’s natural beauty is by taking a walk through the Primošten Vineyards. These remarkable stone-walled vineyards date back to the 16th century and are now a UNESCO World Heritage site. The breathtaking vistas of the Adriatic Sea and the charming town below will take your breath away.
You can sample the local wines produced from these vineyards in the traditional restaurants along Primosten’s waterfront, which also serve up a variety of freshly caught fish and shellfish. A must-try dish is the Dalmatian classic, "Peka," a hearty dish made from meat or seafood slow-cooked with potatoes and vegetables under a bell-shaped lid. For those with a sweet tooth, don't forget to finish with "Rozata," a traditional Croatian custard dessert with a caramelised sugar glaze - a taste of heaven on a plate!
Primošten's proximity to the Dalmatian islands adds another layer of allure to this peninsula. Take a day trip to the nearby Kornati Islands, a national park consisting of 89 stunning islands and islets. The sparkling Adriatic Sea provides an enchanting backdrop for fun and games on the villa’s spacious terrace. A beautiful, secluded beach is only twenty metres from the villa, so water babies can spend sun-soaked afternoons paddling and swimming in the crystal-clear waters of the Dalmatian coastline. Meanwhile, the stunning landscapes of Primošten lie waiting to be discovered.
Only five hundred metres away, in front of Hotel Zora, there is a well-maintained beach with plenty of convenient amenities for a family day by the sea. At Velika Raduča Beach, sea kayaking and snorkelling offer visitors the perfect opportunity to spend sunny afternoons on the water. The dazzling waters of the ‘blue lagoon’ at Bilo Beach are genuinely magical. At the same time, intrepid explorers will be thrilled by the boat tours from Primošten, which allow visitors to discover the peninsula’s treasure trove of coastal gems from an exciting new viewpoint.
The fairytale streets of Primošten will enchant kids. The whole family can spend the afternoon at a local restaurant to taste traditional Dalmatian dishes or visit Slastičarnica Miki for some of the best ice creams in town. Older children will also enjoy the sweeping ocean vistas from the hilltop Church of St. George.
For a break from the beach, make your way inland to the stunning natural beauty of the seven cascading waterfalls found at Krka National Park. Visitors to this spectacular park can enjoy family-friendly hiking and biking trails, taking in unforgettable sights and local wildlife. Later, go home to your peaceful oasis at Villa Raja for a sunset swim and a relaxing family barbecue on the terrace.
