Boarzell holds a wonderful location nestled amongst beautiful East Sussex countryside, just minutes from the sleepy village of Hurst Green. The grand manor house is bursting with charm and character and with 20 acres of private gardens and woodland, it offers a wealth of wonderful onsite facilities and is just an hour from exciting London. 

The manor house is adorned with original features, the antiques and period wooden panelling helps to give Boarzell an impressively regal feel, while the elegant yet comfortable interiors will make guests feel instantly at home. Boarzell’s spacious interiors can comfortably accommodate up to fifteen guests across eight well-appointed bedrooms.

A sweeping drive through thick woodland opens out to reveal the impressive Grade II listed property, the wow factor continues as you step through the front door and arrive in the elegant entrance hall. The grand hallway leads off to the formal dining room, which makes the perfect place to enjoy a special, celebratory meal with your loved ones and the formal reading room. On the other side of the entrance hall, is the lovely and bright kitchen area complete with large breakfast table and vast windows which allow guests to enjoy the countryside views even on the chilliest of mornings. Leading on from the kitchen is a further sitting room, this makes the perfect spot to sit back in one of the opulent sofa’s while enjoying your favourite film after a busy day exploring the surrounding area.

Upstairs, on the first floor is the opulent master bedroom, guests are bound to argue over this room with its luxurious en-suite bathroom and private balcony. Also on this level, two bedroom one super king and a small double bedroom, both of which come complete with en-suite shower rooms. There is one further small double bedroom and a twin room. The bedrooms on this level share the use of a luxurious family bathroom which boasts a large freestanding bathtub, perfect for a warm soak after a long countryside stroll! Upstairs on the second floor, is a king-size double bedroom complete with en-suite shower room, and second twin and single rooms as well as a further family bathroom.

Boarzell’s real magic can be found outside, the extensive gardens are completely private, and guests will instantly feel a million miles from any hustle and bustle. French doors lead from the kitchen out on to the terrace, this makes the perfect spot to dine al fresco or simply enjoy a quiet sundowner while admiring the astonishing views over magnificent East Sussex countryside. The children are bound to enjoy splashing around in the private swimming pool, while the adults may prefer to relax pool side with a good book or enjoy some healthy competition on the private tennis court!

What you should know…

  • Two of the bedrooms feature small doubles and so may be best suited to children
  • Those travelling with young children should ensure they are not left to explore the expansive grounds alone due to the open nature of the pond
  • The pool is only heated between the end of May - start of September, depending on the weather. Please check before booking.
  • A maximum of 15 guests are allowed onsite during a stay at Boarzell.

Boarzell holds a fantastic rural location less than ten minutes from the villages of Hurst Green and Robertsbridge, where excellent restaurants and helpful amenities can be found. Just an hour from exciting London, either on the train to Etchingham station or by car.

Boarzell makes a wonderful base for those wishing to explore beautiful East Sussex, the famous town of Battle is less than fifteen minutes away, while the coastal towns of Rye and Hastings are both less than half an hour away. The charming, historic town of Royal Tunbridge Wells is only a twenty-minute car journey away, here visitors can soak up the history and culture and enjoy boutique shopping along The Pantiles. We have owned house since 2002

What was it about the property that you first fell in love with?
The views were the finest we had seen during the course of two years searching and the proportions of the rooms and the reception hall staircase

Are there any interesting stories in its history?
- It was a boys prep school from 1938 to 1974-in know some of the old boys!
- Canadian troops were stationed here during the war-the lead from their shooting range in the woods supplied the boys with raw material to make their own “coins” which were used in local sweetie shop!
For anyone coming to stay is there anything in the surrounding area they should...

Really do? There are three lively National Trust properties which are a must visit - Batemans for Kipling, Bodiam for Monty Python fans and Scotney Castle for Siegfried Sassoon
Really eat? Michelin started restaurants - the Curlew in Bodiam, Apicius in Cranbrook and the West House in Biddenden 10-25 mins drive
Really see? Vineyards at Chapel down in Smallhythe -and Ellen Terrys old house and theatre 100 yards away

    What a place! The entrance hall alone made my holiday. We were warmly greeted by David who was easy to get in touch with although everything was perfect so we didn’t need to. We were three families with grandparents and plenty of young children. Everyone had a very comfortable and fun time. The layout and number of rooms mean that you can easily tuck yourself away but never feel too far from it all. The kitchen is a wonderful heart of the house and there are comfy chairs everywhere. We would definitely return.

    The house was fantastic. All the rooms were excellent. David the owner was a very nice man who showed us around on arrival. The bedrooms were superb with beautiful bedding and mattresses and pillows. The views were excellent and we wish we could have visited in the summer when all the garden was in full bloom. A great time was had by all our family to celebrate sons 50th birthday and our 55 years of marriage A+++

    We booked the wonderful Boarzell in late November for a weekend away with friends. The booking process was simple and as it was for a birthday, we were even able to request champagne on arrival from our host, the owner David. What a lovely touch!

    The house, simply put, is incredible. It more than lived up to expectations with its vast entrance hall, grand rooms and expansive gardens. We were somewhat unlucky with the weather, however lounging by the open fires with a glass or two of claret was an experience in itself. We made good use of the facilities including the snooker table and table tennis and my children had an incredibly fun time exploring the gardens in their wellies. With a large kitchen and views to die for, the group was easily catered for in the house, however we also ate at The Bell in Ticehurst, which is in close proximity to the house as are many other eateries and places of interest.

    We didn’t want to leave at the end of the weekend and I am already looking forward to our next visit to this fabulous property. Thank you very much David and family!
