North Berwick House holds a wonderful location, set within a peaceful sixty-acre private estate, just a short distance from the seaside town of North Berwick. For those who enjoy a little hustle and bustle, the vibrant city of Edinburgh which is home to a wide variety of family-friendly attractions as well as excellent restaurants and shopping, is just a fifty-minute drive away.
North Berwick House is a completely unique home, it seamlessly combines a 200-year-old Gardeners Cottage with a mid-century modern house, built in 1960 by the Scottish architect Sir James Dunbar-Nasmith. Having been recently renovated, the home today retains its original contemporary character while boasting up-to-date stylish interiors and all the amenities those fortunate enough to enjoy a stay here could possibly need. The home can comfortably accommodate up to twelve guests across its six beautifully-appointed bedrooms.
The majority of the accommodation is on the ground floor which enables guests to enjoy the wonderful surrounding gardens. The living accommodation comprises of an impressive drawing room which boasts an open fire and a Bluthner Leipzig baby grand piano, a cosy TV room, a formal dining room and an open-plan kitchen and breakfast room which comes complete with all the tools to whip up a delicious meal. There is plenty of space for the whole group to gather and socialise making this the ideal home for a special occasion such as a family reunion. On the ground floor are four of the bedrooms, a super-king master suite with panoramic windows over the garden and a luxury en-suite bathroom, a second super-king room which has access to an adjacent family bathroom and two king-size rooms both with en-suite facilities. Upstairs, are the final two bedrooms, a super-king room and a twin room, which both share the use of an adjacent shower room.
The outside space at North Berwick House is truly magical, choose to roam the sixty-acre estate on foot or on bicycle or forage for seasonal produce in the walled garden. After action-packed days spent exploring the surrounding area choose to relax on the terrace with a refreshing beverage or indulge in a family-friendly game of croquet, the choice is yours!

For guests travelling in from afar, Edinburgh Airport is less than a 45-minute car journey away making for a short transfer time.
For keen golfers, a variety of world-class golf courses are within easy reaching distance of North Berwick House. North Berwick Golf Club and Glen Golf Club are both less than 10-minutes away, Muirfield is less than 20-minutes away, while most famous of all, St Andrew's, is 75-minutes from the house. Outstanding
Three generations of our family have just enjoyed the most wonderful holiday break at this beautifully appointed home. North Berwick House is an outstanding property set in stunning surroundings.

Beautiful setting
As a frequent user of Airbnb, I am familiar with the excellent standards set. However North Berwick House is in a class of its own. Beautiful setting, spacious accommodation and generously appointed, nothing has been overlooked to make the visitors’ stay more comfortable and enjoyable
We were 10 people, 3 generations, 4 of whom were teenagers. Our every need was easily satisfied, and because of the brilliant activities provided, never was heard the plaintive cry of “ What can we do now?”. It also has a helpful and attentive host. -
A fabulous week!
What a privilege to be able to spend some extended family time in such beautiful and well cared for surroundings. The books were an adventure, the border and beds a feast for the eyes and the raspberries a feast for the tastebuds. The young played tennis and golf and young and old played croquet along with pre- breakfast visits to the beach. A fabulous week for all – thank you and especially to George, the gardener – 36 years has rubbed off on the amazing gardens! Loved the flowers!

Highly recommend
Three generations enjoyed a fantastic holiday at North Berwick House. The garden is spectacular, lots of room for the kids to play and explore with freshly picked raspberries and gooseberries for breakfast every day. The house was a perfect balance of historical interest, modern comforts and fun games for everyone. North Berwick has so many great outdoor pursuits to offer but going back to the house at the end of the day was always the best part. Highly recommended.

I cannot recommend it highly enough...
North Berwick House is a magical place. The house is beautifully maintained with every conceivable amenity, fascinating historical detail, and plenty to do including croquet, snooker, table tennis , a games room and a wonderful book collection. The gardens are remarkable and sitting in the evening light by the firepit so restorative. There are many things to do in the surrounding area, some wonderful walks, deserted beaches, bird life and of course golf. The owners are tremendously thoughtful. I cannot recommend it highly enough.

A magical week
We have had a truly magical week. It is a glorious house, so original and beautifully done, I would say the nicest rental property we have stayed in. We are all in agreement that the perfect place to live is inside a walled garden!
