North Berwick House holds a wonderful location, set within a peaceful sixty-acre private estate, just a short distance from the seaside town of North Berwick. For those who enjoy a little hustle and bustle, the vibrant city of Edinburgh which is home to a wide variety of family-friendly attractions as well as excellent restaurants and shopping, is just a fifty-minute drive away.

North Berwick House is a completely unique home, it seamlessly combines a 200-year-old Gardeners Cottage with a mid-century modern house, built in 1960 by the Scottish architect Sir James Dunbar-Nasmith. Having been recently renovated, the home today retains its original contemporary character while boasting up-to-date stylish interiors and all the amenities those fortunate enough to enjoy a stay here could possibly need. The home can comfortably accommodate up to twelve guests across its six beautifully-appointed bedrooms.

The majority of the accommodation is on the ground floor which enables guests to enjoy the wonderful surrounding gardens. The living accommodation comprises of an impressive drawing room which boasts an open fire and a Bluthner Leipzig baby grand piano, a cosy TV room, a formal dining room and an open-plan kitchen and breakfast room which comes complete with all the tools to whip up a delicious meal. There is plenty of space for the whole group to gather and socialise making this the ideal home for a special occasion such as a family reunion. On the ground floor are four of the bedrooms, a super-king master suite with panoramic windows over the garden and a luxury en-suite bathroom, a second super-king room which has access to an adjacent family bathroom and two king-size rooms both with en-suite facilities. Upstairs, are the final two bedrooms, a super-king room and a twin room, which both share the use of an adjacent shower room.

The outside space at North Berwick House is truly magical, choose to roam the sixty-acre estate on foot or on bicycle or forage for seasonal produce in the walled garden. After action-packed days spent exploring the surrounding area choose to relax on the terrace with a refreshing beverage or indulge in a family-friendly game of croquet, the choice is yours!

The capital of Scotland, Edinburgh, is less than a 50-minute car journey from North Berwick House, and with its Medieval Old Town and Georgian New Town, it is bursting with excellent attractions, including, iconic Edinburgh Castle and the Palace of Holyroodhouse, the excellent Scotch Whisky Experience and Edinburgh Gin Distillery as well as Camera Obscura & World of Illusions and the Edinburgh Zoo, which the whole family will enjoy! For guests travelling in from afar, Edinburgh Airport is less than a 45-minute car journey away making for a short transfer time.

For keen golfers, a variety of world-class golf courses are within easy reaching distance of North Berwick House. North Berwick Golf Club and Glen Golf Club are both less than 10-minutes away, Muirfield is less than 20-minutes away, while most famous of all, St Andrew's, is 75-minutes from the house. North Berwick House provides a scenic location for intimate weddings amidst the tranquil landscapes of Scotland. The venue offers three fireplaces and a generous supply of logs, creating a cosy and charming atmosphere. The assistance of florists, chefs, and celebrants is available to customize your special day. For larger gatherings, a marquee can be set up in the garden that can accommodate up to 70 guests. From intimate indoor ceremonies to enchanting outdoor receptions, North Berwick House offers endless possibilities for an unforgettable wedding celebration.

Outdoor capacity: Tailored for up to 70 guests.

Wedding Ceremonies & Receptions:
Intimate indoor ceremonies within the house or picturesque outdoor ceremonies amidst the sprawling estate. Flexible reception options, including marquee setups in the garden for larger weddings (up to 70 guests).

Where to Stay:
The house can accommodate up to 12 guests, and there is a lot of nearby accommodation available for the rest of the guests. 

Wedding Planning:
The owner can recommend suppliers for florist, chef, and humanist celebrant and can provide benches, greenery, etc. Alternatively, clients can bring their own wedding or event planner.

Catering:
Clients may arrange their own.

Other information:
The price varies between £4,500-£6,500, depending on specific details and time of year. We offer the house (excluding July and August) for the weekend (3-4 nights), accommodating 12 guests in six bedrooms, so your family and friends can enjoy the preparations and big day.

Please note that any event rental may be subject to additional charges, venue hire fees and to a higher security deposit, which will be in addition to any published rental rates and fees.
 
All events are on request only and subject to prior agreement from the owner, who reserves the right to refuse all events without their prior authorisation.

    North Berwick house was absolutely beautiful - everything was incredibly tasteful and comfortable - perfect for a big group. The owner could not have been more helpful and hospitable - we felt very warmly welcomed and looked after. A wonderful setting within the walled garden - would love to come back in summer when the border is in full bloom.

    We spent a family 60th birthday weekend at North Berwick House. The house is stunning and a wonderful location for any celebration. But on a weekend of late summer sunshine, it was the garden which elevated the experience to the idyllic. A haven of calm and beauty in which to create memories we will carry a lifetime. The finishing touch was the meals provided by Steve at Pop Catering, recommended by Hew. The whole thing, simply perfect.

    The fresh air, star-filled nights, beautiful home and breathtaking landscape made for a memorable and relaxing holiday for all. This home is set up for entertaining and for our families to relax, exercise, enjoy reading in a quiet nook, play the piano or challenge one another to table tennis and snooker. The children explored the walled gardens for hours. The hosts are gracious and welcoming. Much enjoyment was found playing tennis on the courts and sitting by the seaside, watching the children make sand castles at the nearby beaches. What a fantastic destination!

    Spaces are generous, inside and out, and the home is beautifully decorated, carefully blending mid-century modern and Scottish manor home styles. Each bedroom is unique and light-filled, and boasts world-class mattresses, pillows and linens. The showers and sinks and fittings throughout are of the highest quality and a pleasure to touch and use, as are the plentiful plush towels. The public rooms — the kitchen with adjoining eating area and family room, the dining room and the gorgeous living room — will accommodate everyone in your party while also providing many quiet nooks for an individual’s peace and quiet. All rooms are generously opened to the landscape by huge windows, filling the spaces with light and framing beautiful views. The undisputed star of this wonderful show is the enormous walled garden that realizes what everyone imagines as the perfectly balanced Scottish garden. The home is secluded amongst the verdant pastures of East Lothian, only five minutes outside of North Berwick, and fifteen from Gullane, both villages boasting some of the world’s finest golf courses, as well as numerous top-notch restaurants and eateries. Communications and arrangements are made with the ancestral owners of the estate and could not have been more timely and spot-on, from start to finish. Excellence all around!

    We had a fantastic wedding at North Berwick House in early June. The grounds are phenomenal, and with the amazing weather it was absolutely dreamy. Hew was very accommodating with any requests and questions that we had, and helped us with being able to accommodate our small wedding dinner in the house too.

    All of the rooms were a really high standard, and the bed in the room we were in was incredibly comfy!

    We and our guests had a fantastic stay, and it will forever hold a special place in our hearts!

    This was an amazing experience. The house is spectacular but comfortable, the garden is a dream and the hosts could not have been more accommodating. There were 8 of us (plus two dogs) and there was room to spare—We all had wonderful accommodations both for sleeping and for reading, relaxing and playing games (all together as well as in small groups). The kitchen space was well fitted out and roomy with two distinct working areas and 3 cookers (including an AGA). The bathrooms were plentiful and modern, everything worked and the property was immaculate.
    As for the location—the property could not be better sited. Half an hour to Edinburgh by train, a short walk or drive into North Berwick (a charming town with great shopping and restaurants), lots of golfing and hiking options with lots of great day trip options.

    North Berwick House is an outstandingly beautiful home. We used it for an away day: Hew was a perfect host, providing excellent food and spacious, delightful rooms. There’s plenty to keep you busy in breaks - from croquet to tennis to table tennis to puzzles and much more. We did not stay over but the rooms looked very comfortable. Thank you!

    Just returned from my third visit to North Berwick House, which becomes more lovely on each visit. The five acre walled garden is a treasure trove - tennis court, practice golf holes, espalliered fruit laden trees, flowers, lush lawns. The house is beautifully decorated, light, comfortable with fascinating Portraits, a grand piano, libraries of books, log fires and light. The kitchens are superbly fitted out. Bedrooms deliver an excellent night’s sleep. All within easy reach of deserted beaches, castles, forests and Edinburgh. The owners are kindness itself. I cannot commend it highly enough.

    What a privilege to be able to spend some extended family time in such beautiful and well cared for surroundings. The books were an adventure, the border and beds a feast for the eyes and the raspberries a feast for the tastebuds. The young played tennis and golf and young and old played croquet along with pre- breakfast visits to the beach. A fabulous week for all – thank you and especially to George, the gardener – 36 years has rubbed off on the amazing gardens! Loved the flowers!

    Three generations enjoyed a fantastic holiday at North Berwick House. The garden is spectacular, lots of room for the kids to play and explore with freshly picked raspberries and gooseberries for breakfast every day. The house was a perfect balance of historical interest, modern comforts and fun games for everyone. North Berwick has so many great outdoor pursuits to offer but going back to the house at the end of the day was always the best part. Highly recommended.

    North Berwick House is a magical place. The house is beautifully maintained with every conceivable amenity, fascinating historical detail, and plenty to do including croquet, snooker, table tennis , a games room and a wonderful book collection. The gardens are remarkable and sitting in the evening light by the firepit so restorative. There are many things to do in the surrounding area, some wonderful walks, deserted beaches, bird life and of course golf. The owners are tremendously thoughtful. I cannot recommend it highly enough.

    We have had a truly magical week. It is a glorious house, so original and beautifully done, I would say the nicest rental property we have stayed in. We are all in agreement that the perfect place to live is inside a walled garden!
