The Brick House & Annexe holds a fabulous location nestled within the New Forest National Park in a privileged position on the very edge of the privately owned Beaulieu River. The home makes a wonderful option for those searching for a truly relaxing escape, being ideally based for those wanting to enjoy the great outdoors, whether that be on foot, by bike or even by indulging in some water based activities.

The former brickworks possess endless charm and character while still offering guests all the modern amenities possibly needed for a more than comfortable stay. The Brick House can comfortably sleep up to eight guests across five well-appointed bedrooms, while the Annexe can comfortably accommodate an additional four guests, however the sleeping arrangements are best suited to a small family of two adults and two young children.

On the ground floor of the The Brick House is the main living accommodation which comprises of a warm and welcoming living and dining area with a cosy wood burner, the perfect place to snuggle up in the evenings as well as a snug and TV room. Also on this level is the kitchen, fully equipped with an Aga and all the tools a budding chef could possibly need. Upstairs on the first floor are the five bedrooms, two king-size double rooms, one of which can be set up with twin beds on request, while both come complete with en-suite bathrooms. There is also an additional double bedroom and two single rooms, each with raised high level beds making them suitable for children aged seven and above. These bedrooms share the use of the family bathroom.

On the ground floor of the Annexe is a bright and open-plan entertaining space with living and dining area as well as a fully-equipped contemporary kitchen. Upstairs and accessed by a spiral staircase is the family bedroom, which features a super-king size bed and an additional single bed and boasts an en-suite bathroom with bath and large walk-in shower. A further single bed can be found in a cosy mezzanine level above, this is accessed by ladder style stairs and has a restricted head height so is best suited to a young child.

Outside, guests will enjoy the excellent river views from the garden, while the terrace makes the perfect spot to enjoy a yummy barbecue al fresco on a Summer’s evening.  A second large lawn can be found to the side of the main house, complete with a trampoline, excellent fun for the children!

  • The two platform bed rooms are wonderfully fun for children however the tricky access makes them only suitable for children 7 and over.
  • For families with young children must be aware that there is a tidal river 50 metres from the house and the garden is not fenced.

The New Forest is found in the South East of England, it covers most of South West Hampshire spreading into South East Wiltshire and East Dorset.

The New Forest is known mainly for the New Forest National park which, once used as a hunting ground for William the Conqueror, is an area of stunning natural beauty, encompassing waterways and rivers, spreading over an impressive 566 sq km, stretching all the way to the coast. This gives visitors a wealth of things to do, perfectly balancing coast, countryside, cliff walks and the more urban village and town areas.

Guests are free to walk, cycle or even ride through the national park, where they will be sure to come across the New Forest ponies which graze and live here all year round. (Be sure to pick up a lucky New Forest horse shoe from a local gift shop before leaving!) There are also deer, owls, otters, all sorts of British wildlife can be found here. Beyond this there are many sanctuaries, gardens and even a wildlife park, all within the park area. The waterways that run through here are also impressive, offering visitors the opportunity to canoe, kayak, sail and even fish.

After an exciting day exploring the forest, visitors will find a whole host of locally sourced cuisine nearby, where one can enjoy a traditional meal of game and vegetables in a local public house or venture into a local village to experience the catch of the day, both accompanied by locally brewed cider, ale or beer.

Beyond the expanse of nature, coastline and cliff walks, there are also tea rooms, restaurants, a water park, theme parks and even the main shopping hub of Southampton, all just a short drive away.

Children will fall in love at first sight with The Brick House. The vast garden that surrounds the property will be the perfect stage for runs, games and other outside activities. On sunny days, they will have fun on the swing hanging from a beautiful tree at the edge of the river. And, what about jumping on the trampoline or spending relaxing moments while watching the birds gathering for a meal at the bird feeder?

New Forest Activities is based just a stone's throw from the house and can organise a lot of other activities like kayaking on the river, canoeing, Bushcraft, cycle hire, laser tag and much much more.

You can also take a boat taxi during the Summer months to a good pub downstream - children will love it!

    We loved our stay at The Brick House & Annexe and would highly recommend it for large groups and families looking for a super luxurious holiday rental right on the water and in a beautiful part of the New Forest! The annexe was super cosy with an open log fire which was much appreciated during our early December stay and the house had so much history and character to it we just loved exploring all the different rooms and artefacts. The owner has really thought of everything here! The lovely quaint town of Beaulieu was just a 15-minute stroll from the house via a pathway passing cattle and the river – which was super peaceful and picturesque. We got some great Christmas gifts from the lovely garden centre behind Steff’s Kitchen and enjoyed a delicious afternoon tea there. We’d also highly recommend the Masters Builder for their Sunday roast! Would love to come back in the summertime to explore even more as it’s right on the river, and right next to an activities centre where you can hire kayaks and the like. We can't wait to go back!

    Best summer holidays in the UK we have ever had – loads for the kids to do – swimming in the river, kayaking, paddle boarding, trampolining, fishing, crabbing, trip to the Isle of Wight, Motor museum and some fantastic meals out locally. Would recommend the BBQ at the Master Builders just down the Beaulieu River in Bucklers Hard for a meal out with the kids and we sneaked back there to the restaurant terrace for one evening as well. Stylish and cool interiors, incredibly comfortable and goodies left for us on the kitchen table. 3 different areas to eat in the garden and kids loved the Yurt. Beautiful veggie garden as well. Thank you, we’ll be back. T&P

    I have booked again for next year! Having never been to the New Forest before and being keen walkers and cyclists, this was a perfect base. We also used the activity centre near by a few times – kayaking on the Beaulieu River and laser tag with our kids. The Beaulieu Farm shop comes highly recommended and only 5 minutes drive away. We also went to the Beaulieu Motor Museum and for us of a certain age seeing Chitty Chitty Bang Bang was a delight! Loads of great restaurants and pubs nearby – The Mater Builders in Bucklers Hard, The Pig at Brockenhurst and The East End Arms. Spoilt ourselves one day in the Spa at the Limewood Hotel.

    Amazing and historic property on the banks of the Beaulieu River. Incredibly comfortable, well equipped, stylish and yummy bath room products from Bramley. We walked from the house down the river to Bucklers Hard where we visited the museum and had lunch at The Master Builders on the terrace outside the restaurant – beautiful day, fantastic food and service. The next day we had a BBQ in the garden whilst the kids swam off the jetty in the Beaulieu River. The owners have a great vegetable and cutting flower garden – Mike the gardener brought us whatever produce was ready along with their own bantam and hen’s eggs and Bex, the housekeeper who lives next door, had arranged flowers for our arrival – heaven. Our teenagers slept in the Yurt whilst we were in the house – proper eqyptian cotton and v comfortable mattresses. Couldn’t recommend it more highly.

    We were going to a wedding locally and added on a couple of days afterwards. This really is a hidden gem – hoping to come back next summer for a longer break.

    We brought the family here for Easter – 3 generations of us. Really cool and quirky bedrooms for the kids with high platform beds (probably not suitable for young kids though). My parents were in a beautiful bedroom overlooking the fields behind and we were in another great room with views down to the Beaulieu River. Weather wasn’t kind to us on a couple of days so we lit the wood-burner, hunkered in for the day – cards, jigsaws, games and lovely roast in the AGA – incredibly comfortable place and v stylish. We had been left a food box from the Beaulieu Farm shop and a couple of bottles of wine – nice touch. Bex, the housekeeper was there to greet us on arrival.
