Nestled in the heart of the Bay of Kotor is the effortless villa Matija. Beneath the greying mountains, you will be staying right on the edge of the bays calming waters.
At the centre of the villa lies an open modern living area with a kitchen and dining table towards the back of the property. Whitewashed walls and homey furnishings make it easy to settle in and start making the most of where you are. The kitchen has all the appliances needed, including a stove, dishwasher, kettle, and the modern essentials: a coffee machine, blender, and icemaker. But with a catering service available at an extra cost, you won't need to spend much time in the kitchen. Wide double doors open to the patio and the pool, merging the inside with the fresh air. A comfortable beanbag chair next to a cosy sofa is free to drag out onto the patio and enjoy the sunshine in comfort. Sunbeds gather around the pool- the perfect place to watch the blissful views of the sleeping mountains that surround you. A game of table tennis is also waiting for those light family rivalries.
On the first floor, each bedroom has plenty of space, king-size beds and the added bonus of its own private balcony overlooking the bay. With chairs, a table and a sunbed to choose between, it will be easy to start the morning enjoying your coffee in the fresh air. Two separate guest houses are nestled into the garden towards the back of the villa's grounds. Complete with air conditioning, heating and king-sized beds with ensuites attached- every room is easy to unwind.
At the end of the day, it is important to share the memories you made and enjoy a delicious meal altogether. At the back of the villa is an alfresco dining area complete with barbeque and an outdoor kitchen amongst the green oasis. Make the most of the last rays of sunshine while swapping stories of the day's adventures.
A private beach less than half a kilometre away for you to enjoy, but with a 5.5m speedboat available to rent with the villa, the whole bay is yours to explore. A concierge service is also available to guide you through your stay- make sure you enquire when booking your trip as the speedboat rental comes at an extra cost.

What you should know…
- The speed boat is available upon request so make sure you register your intention of using it prior to arrival. It also comes at an additional charge.
- The two guest houses also have a sofa in each that can convert into a single bed- allowing twelve to sleep in the villa.
- A table tennis table is also available in the villa to make the chance of a rainy day appealing.

Hiking trails go up into the hills and mountains beyond, giving you the ultimate view of the Bay of Kotor from above. Be careful to pick your path if you plan on venturing to new heights- some of the trails should only be climbed by experienced hikers, but there are plenty to choose from!
Water sports activities such as kayak tours, fishing and boat tours are also dotted along the coast and are great for bringing the whole family together. The best of which is to experience a unique perspective of the bay by going on a guided kayaking or paddleboarding tour. You will explore fishing villages and beaches and see the red-tiled town blending into mountains. Make sure you book before you travel if you want a guaranteed adventure, and check if any age restrictions apply to the little ones.
Delve even deeper into the bay and take an excursion tour to visit the town of Kotor- one of the best-preserved towns in Montenegro. Kotor had plenty to offer and history to discover, from its narrow streets to the vast stretch of the mountains surrounding it. Be amazed by the contrast of colours Kotor offers, from the crimson roofs, the green foliage, and dusky mountains with the blue water below.
Within the town itself, there is plenty to see. Visit the Sea Gate fortress, discover the town's history at the Maritime Museum or simply roam the narrow streets filled with twists and turns. Food and drinks along the bay's waterfront are easy to find and very welcoming. Seafood restaurants line the quay, and if you time it right, you could experience the magic of a Bay of Kotor sunset while enjoying a delicious meal.

About the Bay of Kotor
The Bay of Kotor, or Boka, has been a World Heritage Site since 1979, so be assured of its captivating scenery that includes; a Venetian old town, a Fortress, Roman Mosaics, churches and a glistening cove that all culminate to provide guests with an exceptional holiday destination.
Sailing through the fjord you will notice the Orjen Mountains along the west, and the Lovćen Mountain range curling around the east, which outline this spellbinding landscape. As you enter through the bay you are greeted by a man-made islet that is home to Our Lady of the Rocks Church and a museum. This is the first of many reminders that you are about to reach a region of Montenegro that is famed for its natural scenery and poignant architecture.
The Bay of Kotor is made up of four cornerstones - Lastva, Morinj, Stoliv and the most renowned Tivat. Within these villages you are able to find iconic landmarks such as St Petka Church and St Mary’s Church, or for something a little less pious; simply enjoy Tivat Marina and Gornji Stoliv’s Olive grove & Fig orchard.
Travel inland and strap on a pair of hiking boots as you explore Lovcen National Park. Although it is about an hours drive from the Bay, it really is worth the day trip! Whether you’re travelling with a Botanists, Ecologist, Entomologist or Zoologist; they will be pleased to know that there’s an immeasurable number of species that include birds, insects, bears, wolves and some breath-taking flora & fauna.

Getting ThereSveti Stefan, Bar & Ulcinj are served by Tivat Airport and Podgorica Airport. Please note that Tivat is a smaller International Airport, which can experience overcrowding in Peak Season. Due to its proximity to Orjen & Lovćen Mountains, flights are sometimes re-directed to Podgorica Airport or cancelled in the case of bad weather.

Direct flights are available from London on Montenegro Airlines, easyJet, TUI, Ryanair and many others. Chartered flights are also available from several other UK airports.
From Dubrovnik, Croatia:
Connecting flights are available from Dubrovnik Airport to Podgorica Airport.
By Bus:
GetByBus operates from Dubrovnik, Tivat and Podgorica to Sveti Stefan, Bar & Ulcinj. Journeys can take up to 4 hours and 45 minutes.

The villa consists of a spacious open plan family space, ideal for making memories that will last a lifetime. The private patio, garden and pool surrounding the villa is an added room so you can bring more of the blue skies in. The property is very secure with private, gated outdoor space, plus outside video surveillance is also active.
Wi-Fi circulates the villa, and the living room boasts a smart TV, although, with so much to discover outside, you may not need to find the remote.
When they are not diving into the pool, the children will love the table tennis table and will give you the opportunity to teach them a trick or two. Babysitting is available for those who wish to sneak off to enjoy a romantic moment by the waters. This service is dependent on availability so enquire early so as not to miss out.
Outside the villa, there is an abundance to keep the little ones entertained. Boat tours, hiking, kayaking and splashing in the sea will unite all the family. With the layers of history, this region has so much to learn and understand- visit the historic towns of Kotor and Budva to see how the past has been converted into the modern world.
Why not take a day trip to Aquapark Budva, which has fun water-based activities for the whole family. With 53 children's attractions, it's bound to keep them busy and happy all day. Thrillseekers will love zooming along the high-energy water slides. Younger children can enjoy their dedicated pool and some gentle water slides.
