This classic, square farmhouse villa in Umbria overlooks a dreamy landscape, a flawless illustration of why Umbria is called the “Green Heart of Italy”. A pergola stands apart from the house, perched, it seems, on the edge of the world. Here you can take your meals overlooking lush countryside melting into mountains in the distance. Follow the footpath down through the woods to the stream, where you might meet a local hunting for truffles.

Inside, modern comforts meet old stone details, archways and walls from another time. Each bedroom has the benefit of a private en suite bathroom, with bright new fixtures and pretty tiling. A washer, dryer, and updated kitchen make this holiday villa like home, only transported to the Italian countryside. Be sure to step outside at night...the stars shine brilliantly in the darkness.

The nearest village with all the necessary markets is Montone, a 5 minute drive from your family villa. You’ll find it’s easy to get around the region; within a 30 minute drive you can arrive at Sansepolcro, Gubbio, and Perugia. The shores of Lake Trasimeno are under an hour away. Though it's tempting to stay at the villa, don't miss Umbria's many sights!

- 3 rooms have queen sized beds and pocket-sprung mattresses and 2 have twin beds.
- Cot facilities are available and two additional children's beds can be provided.
- Three spacious reception rooms with comfortable sofas, chairs, TV, DVD and CD.
- Dining room with table seating up to 12 guests.
- Woodburning stove and gas central heating.
- Large kitchen with dishwasher, large fridge freezer, electric oven, gas hob and microwave. Hand made oak kitchen and island unit with granite worktops, breakfast table and seating benches.
- Utility room adjacent to kitchen with washing machine, tumble drier and butler's sink.

Outdoor Grounds
The 5 acres of land surrounding the property ensure wonderful privacy. There is a tree lined drive providing shade to park your car and a covered well at the entrance to the property.Surrounding the house and with French doors from the kitchen and sitting room, is a large terrace and lawn with magnificent uninterrupted views of the valley.

Nearby there is a covered pergola for dining al fresco, and a path leading down to the swimming pool and poolhouse. Behind and in front of the house are mature olive groves. At the rear of the guest house is a footpath which descends through an oak forest to a stream below. You may occasionally meet locals looking for truffles or out hunting. From the terrace buzzards can be seen circling overhead and on summer evenings fireflies dart around. Light pollution is minimal and the sky is awash with stars.
There is a 6m by 12m swimming pool with steps and maximum depth of 1.8m. The pool has a  1.2m shallow end ideal for young children.

*At additional cost there is an adjacent two bedroom guesthouse which sleeps up to four people in 2 en-suite bedrooms. This can be rented separately for smaller parties please enquire for details.

Map, Location & Local Information

Umbria and neighbouring regions provide sightseeing opportunities to suit all tastes and interests. The geographic location of Montone in central Italy means that guests are never very far away from a large number of places of interest. Whether it is architecture, history, ruins, art or scenery, the interests of visitors will never be disappointed in this part of Italy.

Guests should do some research using one of the many available guide books on Umbria, Tuscany and Marche. There are guidebooks and tourist information pamphlets in the bookcase and visitors' packet which are excellent sources of information.

Shops, markets and supermarkets
There is a greengrocer and butcher (Macelleria) near the main square in Montone. In addition, in the direction of the Corlo valley there is a small food shop (Alimentare) and a baker (Forno). A weekly market is held in the car parking areas by the fortress and in the main square, Piazza Matteotti, in Umbertide every Wednesday morning. Produce includes fresh fruits, vegetables, hams, cheeses and other local specialties.

In Umbertide, the main square and adjoining streets have a variety of shops catering for most needs. English language newspapers can be purchased from about 10:00 am daily either at kiosks in the main square or beside the Station bar on Via Garibaldi.

There are also two supermarkets suitable for larger shopping expeditions: 
-  Co-op, in the Centro commerciale "Fratta" on Via Rodolfo Morandi. This is a handy little shopping centre with a number of shops, lots of car parking space and a good Pizza al taglio (take away).
-  Conad, on Via Martiri della Liberta. This has several shops which include a good fresh pasta shop and delicatessen.

In general, the shops in nearby towns will meet most day to day needs. There is a Hypermarket just off the E45 near Perugia at Colestrada (drive past the turning for Perugia Airport/San Egidio, follow the bend round and take the far right hand lane to the access road for the shopping complex). Facilities include a huge co-op, electronics, clothes and shoe shops as well as restaurants and bars.

Guests will find cards and directions in the Caicresce visitor's folder as well as on the sightseeing page. Any new restaurant finds or comments that guests would like to add to the visitors' pack for the benefit of other guests would be appreciated.

Terms & Conditions

Security deposit €500. This is required at the same time ad the final balance is due. Subject to damage inspection the deposit is returned within two weeks. Arrival time 4 pm onwards.
Departure time 9.30 am. Energy costs included? There is an additional €300 winter heating charge (November - March)
Pets welcome? No pets are allowed. Smoking Allowed? No smoking in the property.
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property. Other Ts and Cs - The deposit is non refundable following any cancellations. - The property must be left in the same condition as arrival. - The annex and covered barn beside the pool are currently not in use and must not be accessed. - The name and address of all guests must be supplied at time of booking along with emergency numbers.
Other 2 - Fires must not be lit in the garden at any time between May and October. - Swimming Pool: The pool is open from the end of May to the end of September, although this may vary with weather. The pool is not heated and is unfenced. - You must ensure that the property is securely locked up when leaving the property. - There are no land line telephones or internet access at the property. There is Internet access in the nearby town. - Children must be supervised at all times particularly when they are near the swimming pool. Internet access? Yes (No Wifi access at the Villa)
