If you have ever dreamed of staying on a Robinson Crusoe style island then Villa Tonka is just for you. Located on a tranquil olive oil estate with a private beach, this is a remarkable place for the type of holiday where you can really get away from it all.

The island in the Zadar archipelago is car-free and only accessed by private boat. It's uninhabited other than a scattering of holiday homes on the other side and a restaurant. As you step off the boat you will only hear the sounds of nature as you walk up to your homely villa. In the distance you’ll be able to see the well-known Kornati National Park as yachts sail by exploring. That’s for another day though, for now it’s just you, the olive trees and crystal clear waters that surround you.

There are five cosy bedrooms in total, split over two parts of the house united by one of the many wonderful terraces.  In each part you will find a bright and well equipped open-plan kitchen-diner with a comfortable living area plus three bedrooms in one of the units and two in the other.

The outdoor space makes this place really remarkable where you can watch the sun set over the sparkling sea from the wonderful swimming pool, relax on the sun-loungers reading a book amongst the olive groves or dine under the clear night sky by the stone barbecue on one of the al-fresco terraces.

Despite the remote location, you can easily sail back to the mainland where you will find restaurants, shops and great variety of activities or pick up a car and head to one of Croatia’s nearby cities such as beautiful Zadar or Šibenik. You’ll also find shops, restaurants and glorious sandy beaches on the nearby islands of Vrgada and Pašman.

That said, you may not wish to venture far with the solitude and peace of Villa Tonka and the idyllic islands that surround you.

Please note - If you are a group of six or less the larger villa will automatically be selected at the time of booking. Please note this means you will only have access to the 3 bedroom villa, however the other villa will not be rented out, ensuring complete privacy. If you wish to rent both units the price will be higher. The only exception is during Pruning Season (March & April) and Picking Season (October & November) when the owners stay in the Two Bed Unit.

What you should know…

  • Boat transfers are included but it's strongly advisable to rent a boat during your stay so you can explore the nearby islands and pick up groceries!
  • If you wish to hire a car to explore the mainland, you can leave it in Biograd in a secured car park
  • If 6 or less people are selected at the time of booking, your party will only have access to the 3 bed villa.
  • If your party is larger than 6 you will have access to both units however, the price is higher. Please note during pruning and picking season the two bedroom villa cannot be rented as the owners stay there.

This villa has a truly spectacular location on a small island in the Zadar archipelago. The only access is by private boat – day time boat transfers from the mainland (Biograd na Moru) are included for your arrival and departure, otherwise the only way to leave the island is to either rent your own boat from the mainland (you'll need a navigation license) or hire the villa’s skipper when available. It is a car-free island so if guests wish to hire a car then secured car parking can be arranged for approx. €6 per day in Biograd na Moru. There are two mooring piers by the villa for boat hire.

The villa is located on an olive orchard (47,500m2) where they produce a top quality olive oil on site. Pruning season takes place in March/early April and picking is mid October/November; during this time the owner lives in the two bedroom unit and guests next door can take part in the processes if they wish and be rewarded with a delicious meal. 

The island is uninhabited other than a scattering of other holiday homes and a small restaurant which may be open at times, accessed via boat or you can hike there if you are a keen walker. The island is for those looking for a special holiday away from everyday life where you can truly relax in the tranquillity of the area, enjoying the marvellous views in all directions. You have your own private rocky beach on the estate.

Your nearest shops and restaurants are all accessible by boat only, on Vrgada Island (3km), Pakostane (5km), Tkon on the island of Pašman (8km) and Biograd na Moru (8km). The nearby islands of Vrgada and Pašman have sandy beaches you can sail to as well.

The cleaner can being groceries for you, on request, when they clean your villa once a week or at an additional charge the housekeeper can deliver groceries to you at other times when available.

The idyllic Kornati National Park, made up of 89 islands, is just across the water, accessible by private boat. Known to be a ‘nautical paradise’ you can explore the archipelago, moor your boat, swim or snorkel, follow hiking trails or go scuba diving with an agency.  The wildlife is amazing and there are some beautiful places to sample typical Dalmatian cuisine. Tickets for entry to the National Park must be obtained before or at the start of your visit.

You can also sail back to Biograd Na Moru (8km) for a great range of activities such as tennis, sailing, diving, basketball and beach volleyball or pick up a car and explore the mainland.  Head to Zadar, one of Croatia’s coolest cities rich in history, natural beauty and some fine cuisine or drive across to Šibenik, a magnificent medieval city and gateway to the Krka National Park and waterfalls.

Hvar, one of the most famous and part of the central Dalmatian islands, is a trove of historical and cultural riches. It boasts an impressive Venetian fortress, a Franciscan monastery, and a charming Old Town with winding streets and Gothic architecture.

Brac, another gem in the central islands, is renowned for its stone, used to build iconic structures like Diocletian's Palace in Split and the White House in Washington, D.C. In addition to its historic significance, the island's striking landscapes and stunning beaches make it a favourite among visitors.

Further south, Korcula is known as the "Little Dubrovnik" due to its well-preserved medieval town surrounded by stone walls, with meandering cobble streets dotted with cute shops, cafes and restaurants. Its Old Town is a living testament to the past, characterised by stunning architecture, including the birthplace of explorer Marco Polo. The southern island of Mljet stands out with its lush, forested landscapes and two mesmerising saltwater lakes, Malo Jezero and Veliko Jezero. Visitors can explore these lakes and swim, kayak, or simply relax by the shore and be at one with nature!

For the foodies, Dalmatian cuisine is a delightful fusion of Mediterranean flavours, influenced by Italian, Greek, and Middle Eastern culinary traditions. Fresh seafood, olive oil, and local wine are staples of the region. The islands are known for their vibrant seafood dishes, such as grilled catchof-the-day, octopus salad, and seafood risotto. A local specialty, Peka, is a slow-cooked dish prepared with lamb or octopus, baked under a bell-like lid, creating a tender and flavourful dish
that's a must-try for food enthusiasts. Pair with a glass of local white wine or Rakija, a traditional Croatian brandy, and you'll experience the true taste of the Croatia.

The Dalmatian Islands are celebrated for their wine production. Many local wineries have adopted sustainable viticulture practices, producing exceptional wines while respecting the environment. A visit to a Dalmatian winery provides an opportunity to explore the island's agricultural traditions and sample some of the finest wines in the region.

There are great adventures to be be had on this Robinson Crusoe style island with your own private rocky beach and surrounded by vast grounds of olive groves.  The only way to arrive at and leave the island is by boat, which kids will love.

It's just 20 minutes boatride back to the mainland where you have tennis, sailing, diving, basketball and beach volleyball in Biograd na Moru or head across to nearby Vrgada or Pašman Islands for some lovely sandy beaches.

    Best holiday ever in your wonderfull villa. It does not happen frequently, but here is the reality better than on pictures, all the details an eye for perfection. The complete concept, the olive orchard, the house, private swimming pool and beach, million dollar views!
