Blackdown Manor, an expansive country home in Somerset, boasts the best of the outdoors. On 22 acres of landscaped woodland, with a stone house that sleeps 14 and a cottage that sleeps 10, this marvellous property is ideal for a holiday with the entire family.

Built in the 1800s for a gentleman JP, this manor is near Culmhead on the Blackdown Hills. Explore their beautiful ridges and valleys, or stay within the estate. The spectacular grounds lend themselves to a range of country pursuits, including archery, croquet and clay shooting. A two-acre spring fed lake has excellent fishing, and you can swim in a heated outdoor pool or relax in the hot tub.

For those who want to explore further afield, there’s beautiful walks in the Blackdown and Quantock Hills nearby, horseback riding and golf. A little further, enjoy the shingle beach at Branscombe or the surfing and sand at Saunton Sands. In the mood for entertainment at home? We can arrange masseurs, musicians, even a casino night or murder mystery. For foodies, the delicious Merry Harriers Pub is 5 minutes away.

This impressive stone built country house is set in 22 acres of landscaped woodland on the Blackdown hills in an area of outstanding natural beauty.

The property consists of the main house and cottage which together can accommodate up to 24 guests in comfort. In front of the house is a natural pond with its own island gazebo and to the west of the property is woodland featuring many rare and specimen trees.

The options are virtually endless, but here are some of the more popular activities.

Massage: Just the thing to soothe away stress! The masseurs come to the house for a minimum of 3 hours, for either hour or half hour treatments.

Archery, laser clay, pistol and clay shooting can be arranged in the grounds, ideal if you are short of time or don’t fancy driving further afield.

If you don’t mind a scenic drive down to Exmoor, there is nothing more exhilarating than Horse Riding on the hills. This can be combined with Fly Fishing tuition and Clay Shooting as all three are quite near each other.

On the entertainment front, casino night is very popular (strictly for fun, the house does not have a gaming licence!). The manor can also arrange a murder mystery or you can choose from a wide range of musicians, from a pianist to a ceilidh or from Blue Grass to dinner jazz and anything in between.

A newly converted coach house now provides a fabulous indoor space for table tennis, table football and snooker.

Cooking skills: let chefs work with you and have a fun experience producing a meal for yourselves – the Thai course is very popular.

Golf: Oliver's VIP Concierge Team can direct you to excellent parkland, championship and links courses all within 5-10 miles of the property.

Walking: Whether you want a gentle stroll, or a more energetic hike up a hillside, there is something for everyone, (mostly with a pub along the way!) there are maps and guided walks at the houses.

Quantock Hills, home and inspiration to the writers Wordsworth and Coleridge and home for the oldest breed of wild pony. Glorious for walking, especially down Dead Woman’s Ditch!

The Blackdown Hills, an Area of Outstanding Natural Beauty and the West Country’s best kept secret.

Exmoor, including Lorna Doone country, are Tarr Steps are all beautiful areas to explore.

Branscombe Beach, on the south coast near Lyme Regis, is a romantic, wonderful, shingle beach. Early summers evening barbecues on the beach are also highly recommended!

Saunton Sands; near Barnstaple, north Devon, is a two mile stretch of lovely, soft, sandy beach. Around the corner is the popular surfing beach Croyde Bay and Woolacombe Sand. Roads around this area can get busy in the peak summer months.

Event information

Set in twenty-two acres of gardens, lakes and woodland, Blackdown Manor makes the perfect setting for your fairy tale wedding. Here there is the space to let your imagination run free, in Summer it makes the ideal venue for a festival-inspired or a traditional marquee wedding, in Winter months the beautiful coach house makes a more intimate venue.

Wedding Reception

A reception with up to 180 people can be hosted outside in the grounds in a hired marquee. Dancing could continue in the Coach House with the same capacity as the reception and music playing until midnight. Elsewhere there are noise restrictions after 11pm.  

Wedding Ceremony

A ceremony for up to 180 people could take place outside in the grounds under the gazebo for up to 180 people. Smaller groups could have a ceremony in the Coach House for up to 150 guests or in the living room of the manor with up to 30 people. There are also many Churches in the local area where a ceremony may be possible.

Where to Stay

Up to 24 people can sleep on site. Nearby, all other guests could find accommodation within 4 miles of the property. The owners can supply details of local transportation firms.

Wedding Planning
The venue can provide event planning or the client may provide their own planner. The owners can recommend suppliers for all event needs and provide house management help.

The venue can provide catering suggestions or the client may provide their own (with extra insurance organised by client).

Other information
Fixed event fee up to 80 guests. Over 80, guests are charged per person.
Event fee includes house management of the event, extra footfall on the site and site visits as necessary.

Please note that any event rental may be subject to additional charges, venue hire fees and to a higher security deposit, which will be in addition to any published rental rates and fees.

All events are on request only and subject to prior agreement from the owner, who reserves the right to refuse all events without their prior authorisation.

Terms & Conditions

These terms and conditions may be amended from time to time.

Security deposit £1000. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection. This security deposit will increase to £1,500 for all same sex parties or groups where the average age is less than 30 (min age 25).

Energy costs included? Yes, included in the rental price
Linen & towels included? Yes, all linen, bath and pool towels are included in the rental price
Pets welcome? A maximum of 2 well behaved dogs are welcome for an additional charge of £15 per dog, per night
End of stay cleaning included? Yes, included in rental price. Please leave the property in the state that you found it.
Smoking Allowed? No smoking in the property
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
Changeover day 7 night stays must start on a weekday and will only include one weekend.
Internet access? Yes, there is Wi-Fi included in the rental price
Pool heating charge? The pool is open from May to September. There is no additional charge to heat it. While the pool is closed, the hot tub can still be used; there is no extra charge for this either.

How long have you owned the property?

What was it about the property that you first fell in love with?
The house is warm and welcoming and felt just right for our guests to enjoy with their friends and family. The layout works well for large groups and the swimming pool is ideal in the summer months. The grounds (17 acres) are beautiful and with 2 lakes it gives great opportunity for exploring, games and fun. The coach house has been converted for indoor games and entertainment. So even on wet days there is plenty to do.

Are there any interesting stories in its history?
The house was originally built for a gentleman JP. It was then run for many years as a bird garden, my partner even remembers going there as a child.

Getting a camel for a Moroccan party. Producing a gospel choir out of the woods singing.

The local produce is great. If you want to cook, stock up at Rumwell Farm Shop if not, our caterers get rave reviews.

Wellington Monument, tallest 3 sided obelisk in the world! We have fabulous countryside, hills, rivers, moors, so much to explore.

Lastly, what insider tip would you pass on about the property or the area?
Our suggestion would be don’t arrange too much away from the house, particularly if you're here just for a short break. Once you're at the house you'll want to relax and enjoy the surroundings with your friends and family and a lot of our groups find there is plenty to do (or can be arranged to do) at the house.



  • Magical Autumn Wedding

    We have just returned from our beautiful wedding at Blackdown Manor. The venue was perfect for our intimate wedding, with some friends and family staying in the main house and cottage and the wedding ceremony & reception in the barn. We had a dinner in the main house on Friday evening with everyone staying at the estate, which was a fabulous start to the weekend and great space to entertain. Our amazing florist (Hire Heaven) transformed the barn into a gorgeous and romantic space. The main house & cottage were great for our guests, especially as a few had little ones. The estate is stunning at this time of year, even the rain didn’t dampen our spirits on the day & we were really pleased we arranged the fire pits and torches outside the barn with the venue, to keep everyone cosy whilst tucking into pizza in the evening. The owner couldn’t have been more helpful, from beginning to end he was a pleasure to work with and answered any query promptly. I couldn’t recommend Blackdown highly enough for any party or event, it is the perfect venue at any time of year.

    Blackdown Manor created the most beautiful setting for our country wedding weekend. The house and surrounding gardens are simple beautiful (including the boating lake, orchard). We are a family of 24 and stayed at the house for the full bank holiday weekend. There is plenty of room to dine together and also enjoy quiet time separately. The owner was amazingly helpful with wedding arrangements and took the stress out of the planning. Thank you so much.. if you are looking for a large venue to celebrate a special occasion or to bring friends and family together please consider this property... it’s simply stunning and you won’t be disappointed!

    Both the house and the grounds exceeded our expectations. The house was large and comfortable and elegant - every bedroom a little more generous in size than it needed to be, every downstairs room was inviting. The kitchen was lovely and light and well-equipped - room for plenty of us to gather there when we were preparing meals. Lots of freezer space, lots of plates and cutlery, two dishwashers. The whole house was welcoming and homely, not prissy. The children enjoyed the generous supply of board games, the table tennis, and billiards. The pool was great, and the hot tub too. As for the grounds! More like our own private park. The majestic trees - especially the copper beeches - the beautiful, thoughtful planting of the flower beds, the upkeep of the lawns and paths - we appreciated them all. The lake was dreamy. The children, aged fro 8 to 15, made dens, had races, swam, had a treasure hunt (ending on the island). They were so happy and engaged. Even though we had two wet days. The Big House were excellent to deal with - friendly and helpful.

    We are absolutely loving our stay at Blackdown Manor. It is even lovelier than we expected. The house, the grounds, the lake, the pool, the beautiful trees and glorious lawns and trees. We are in heaven!
    Somerset is wonderful and your company so efficient and generous in its provision - lots of games, and even wellington boots in the right sizes!

    The house, facilities and support provided by Peter’s team were all absolutely excellent. We chose to cater for ourselves, which was made incredibly easy as the equipment supplied was top notch. The games room proved very popular both with young and old particularly as the weather wasn't too kind.

    In house catering proved very convenient as well, perhaps we should have stayed for 2 weeks instead!?!

    I rented the manor for my 60th Birthday and had a fabulous weekend with all my close family. This really felt like a home that you could relax in (the furniture had a really nice "lived in" feel and we were not manic about the younger kids playing in he house. The mix of accommodation between the main house and the cottage really worked well for us - we put the youngsters in the cottage so they could party on while those of gentler age slept!
    Both the house and the cottage are really well equipped in terms of the kitchen and crockery and we had no trouble cooking a breakfast for 24! The grounds were magnificent even on a rainy weekend on March and most be bene better in the summer when the pool is open.
    We had a catered evening Thai meal from caterers recommended by the owners and this too was outstanding.
    I have no hesitation in recommending this property.

    We all had such a great time that we are thinking of returning for our next family get-together.
    We absolutely loved it! The highlights for us were the fantastic gardens and the dining room with its huge table (not often we can find a table that all 21 of us can sit round comfortably).

    We had a really wonderful weekend at Blackdown Manor. It was absolutely perfect for our very mixed ages and everyone agreed that it is a most beautiful house in lovely surroundings. We used all the facilities except croquet for which there was not enough time. We were so luck with the weather. The children adored the pool, the lake and the swing. We appreciated the fact that all your equipment and furnishings are of such high quality. It was not like being in a rented house at all.

    This property was amazing and was exactly the country escape that our large group was after. Peter was so helpful and made it all very easy. I would highly recommend the Blackdown Manor property - absolutely beautiful interior and grounds.

    The house and facilities are brilliant and being able to seat 24 around the lovely dining table made for 2 very special evenings. The (catered) food was absolutely delicious. The facilities were very clean and we had everything we needed.

    I loved the pool, I went in it at least twice a day.
    We had fun in boats, pool, sun, games room, dining room, drawing room, croquet lawn, gazebo, patio, meadow behing the boat lake, kitchen, around the lake, on the bike, kitchen (twice, it’s fun). The greatest pinecone war to end all wars (boat V’s pinecone), in a battle of strength and strategy. Thanks for the fun.
    The house and grounds were awesome – thanks for a great weekend. The monster in the lake proved a tough battle, but after werewolves that plagued us on the first night it was a piece of cake. Good times and happy hunting ?

    From the moment you enquire about the property, the owners are friendly and helpful with endless patience and understanding. The house itself is spacious, clean and tidy, feels very "homely" and is excellent for large parties.     Have had a superb weekend here celebrating a 50th Birthday and 25th wedding Anniversary.
    No-one wants to go home!
    The house is so comfortable and well equipped.
    Thank you for all your great suggestions for entertainment. The karaoke was used ever night, casino after dinner on Saturday was perfect and the celebration dinner was divine.

    I should just like to say how impressed we were with every aspect of the event: the pre-planning, the presentation and decor of the house, the catering, the housekeeping and every aspect of the service offered by The Big House Company was perfect, unobtrusive, professional and comprehensive.

    Sarah and Matt, families and friends could not have had a better venue for their most important event. The house with its welcoming feel ensured that the whole weekend was like a big family gathering and our only regret was that the weekend seemed to pass far too quickly.

    Many thanks again for all your hard work over the weekend making the whole event run so smoothly - the venue really came to life with all our guests and the pool was a huge success with both adults and kids alike - am so pleased the weather was on our side as it really did make the whole weekend!     I just wanted to say to all at the Big House Company, that we have had a most wonderful weekend at Blackdown Manor! The place is really something very special, the lovely house, which is so comfortable, clean and so very well equipped and has still so much of the old charm. The garden and surroundings are so beautiful, I saw people just walking around with a big smile on their faces, while they were admiring the fantastic old trees all around the house. That red beech with the swing in it is just magic! And the warm swimming pool and the croquet lawn where we had so much fun playing the game!
    On top of it the weather was very kind to us and our family were all so happy and jolly, that I am sure we shall always remember these past three glorious days at this fantastic place!
    I thank you also for the very efficient administration and the friendliness of the staff throughout.

    "What a fantastic venue Blackdown Manor is. Prior to the event I was worried about how smoothly my 30th birthday would go with 24 people attending. It couldn't have gone better with the help from The Big House Co and especially Claire making the whole weekend run like clock work. The clay pigeon shooting was fantastic as everyone enjoyed the experience. It didn't matter if you were a total novice or if you were a descendant of a famous Western shooter - everyone learnt something from the instructors. The house is perfect for hosting a party (80's party in this case), as the kitchen and living rooms are all in close proximity with plenty of space for everyone to mingle. Even the likes of "you cannot be serious" John, "Funhouse" Pat and Del Boy made it to the party at Blackdown Manor. The kitchen had all the amenities needed and was the main gathering room in the house, whilst the dining room being large enough to fit 24 people, was also cosy enough to give a real homely feel. If this wasn't enough all the bedrooms were nice and spacious, and the beds were super comfy, with plenty of bathrooms. The Merry Harriers is just down the road and offers some real Somerset ales and great food (also make sure you leave enough for desert - the menu is huge) Altogether this house was a real treat and this can be confirmed by the fact that all 24 people that came for the weekend had a great time, I can now see why people go there to get married. Thanks again Blackdown Manor.
