The Belvedere Estate offers flexible indoor and outdoor space in the heart of Italy. The beautiful farmhouse complex has spectacular 360 degree views of the surrounding countryside. Situated at the intersection of Tuscany, Umbria and Lazio, the location offers easy access to many of the region's best attractions.

Restoration was completed in 2005 and great care has been taken to preserve the original characteristics while adding maximum comfort. Three independent apartments provide accommodation for up to sixteen people.

Whether you are a group of friends or a large family group, the Belvedere Estate provides plenty of space to both relax independently and celebrate together.

Interior & Grounds

The farmhouse is composed of two structures that are connected by passages and porticos. It is divided into three units, each with independent access. The apartments are very comfortable and furnished with impeccable taste. Apartment Casetta and Apartment Biancospino are on the ground floor, while Apartment More is on the first floor.

There is a washing machine in the utilities rooms underneath the farmhouse to which only the maid has access.

Each apartment can only be let by the same group and will never be separately rented out. The owner reserves a room for himself attached to Apartment Casetta, with its own independent access, which he uses when present. He is very discrete and the grounds are exclusively for guests to use.

Apartment Casetta
The main entrance is into the living room with a fireplace and a glass door that opens onto a covered terrace. The terrace is furnished with a marble table and chairs and faces the garden, to the west where the pool is. This is an ideal place for enjoying dinner while admiring the sunset.

An open brick arch in the living room opens into the delightful kitchen that also has access to the terrace. The kitchen is fully equipped with a gas range, electric oven, dishwasher and fridge freezer.

The hallway provides access to a double bedroom with ensuite bathroom and a shower. An additional single bed has been added to this double bedroom and it now sleeps 3 people if required.

From the hall, there is also a spacious bathroom with shower, washbasin and WC that is also suited for disabled guests. The second double bedroom is also off the hallway.

Casetta is easily accessed by wheelchair users and the pool also has wheel-chair access.

Apartment More
This beautiful apartment occupies the entire first floor and is reached by an ample external stone staircase that culminates in a panoramic 8.33 sqm terrace. The terrace is furnished and provides entrance into the spacious living/dining room with a fireplace.

A glass door in the living room opens onto a second 7.8 sqm terrace that is equipped with a table and chairs for enjoying dinner while admiring the sunset. The terrace faces west and looks over the pool and countryside below.

The living room leads into the spacious kitchen that is fully equipped with a gas range, electric oven, dishwasher and fridge freezer.

The living room also leads into a hallway. Off the hallway is to a delightful double bedroom with a fireplace and a private, furnished terrace that faces east. This bedroom has an ensuite bathroom with a shower. A third bed can be placed in this room on request at no extra cost.

There is a second double bedroom off the hallway, that faces west. This bedroom also has a private, ensuite bathroom with a shower and a door that leads to an external south-facing terrace.

Apartment Biancospino
This spacious apartment has its own private access from an east-facing terrace with a portico. Under the portico is a hall, leading into a fully equipped kitchen with a large gas range, large electric oven, dishwasher and fridge freezer. A glass door in the kitchen opens onto the portico.

The hall also leads into a spacious living/dining room, with an open-hearth fireplace and beautiful yellow pastel tinted walls. There is a glass door in the living area that opens onto the west side of the garden.

Through the dining area are glass doors that open onto a magnificent 31 sqm furnished, covered terrace. Should the entire farmhouse be booked by a single group, this dining area is suitable for sitting 16 people in total comfort, and the kitchen equipment is also more than enough.

From the hallway, a corridor leads into a bathroom with washbasin and WC. There is a light double bedroom here that faces west and has its own private, ensuite bathroom with a bathtub with hydro massage facilities. This bedroom has a glass door to the outside garden.

A second double bedroom is also located here, with a glass door that opens outside onto a private, furnished terrace that faces west, and a private, ensuite bathroom with a shower.

At the end of the corridor is the twin bedded room that faces east and has its own ensuite bathroom with washbasin, shower and WC.

Outdoor Space
As well as the individual terraces in each apartment, there is a beautiful 7 x 14 m swimming pool set on a lower level which offers breathtaking views. The pool has hydromassage facilities and is furnished for all guests to use. Next to the pool is a shower and brick barbecue. These facilities are for shared guest use and are reached by a pathway from the upper garden surrounding the property.

The garden is entirely fenced in to afford maximum privacy and the driveway entrance is with an electronic key. There is a car park on one side of the property.

Map, Location & Local Information

With over 30 percent of the region’s total area made up of woodland, Umbria is known as “the Green Heart of Italy". The Belvedere Estate has the unique advantage of being situated in an area steeped with history and tradition.

Umbria is one of Italy’s most beautiful and enchanting regions. This tranquil land of saints and ancient mystics, with its romantic countryside and its historically rich medieval hill-towns, inspires a special reverence in the hearts of Italians as well as the foreigners visiting it.  More than anywhere else, this region seems to represent the country’s spirituality.

With less than a million inhabitants, Umbria’s population density is half that of the national average, affording ample area for individuality.  The simple pleasures of country living, surrounded by idyllic natural beauty, are enhanced by art and architecture.  Wonderful food and wine is prepared in nearby towns and cities throughout Umbria as well as in the two adjoining regions of Lazio and Tuscany.

The area is dotted with small charming towns, hillside hamlets and woodlands that are ideal for excursions. Florence and Rome are within two hours drive and Orvieto, Todi, Assisi, Siena, and Arezzo are all closely linked. The capital city of Perugia is about 1 hour away and offers a wealth of cultural activities that include opera and the famous Umbria Jazz festival, held every July. Other spectacular hilltop towns include Cortona and Preggio, with its annual classical music festival, and the annual Montone Film Festival which attracts an international audience.

Basic shopping and some services can be found in Allerona (5 km away). Horse riding is also 5 km away. In Allerona Scalo (8 km) is the co-op. Fabro has several restaurants. A castle and all other facilities are 11 km away. The A1 autostrade can also be accessed at Fabro.

Other historical and artistic destinations nearby are: the thermal spa at San Casciano dei Bagni (20 km), Lake Bolsena (30 km), Lake Trasimeno (45 km), and Terni (70 km). The closest beach is at Montalto di Castro, about 90 km away, while the beautiful, rocky coasts of Argentario are 120 km away.
