Built in the late 1800's for a gentleman JP, Blackdown Manor is an impressive stone built country house set in 22 acres of landscaped woodland on the Blackdown hills in an area of outstanding natural beauty.

The grounds are spectacular and lend themselves to a range of country pursuits (archery, fishing, clay shooting to name a few). There is also a heated outdoor swimming pool. So your group can stay and play without ever having to leave site!

Please note that the prices on the booking calendar are only a guide. The correct rental rates for the property are detailed below.

Interior & Grounds

This impressive stone built country house is set in 22 acres of landscaped woodland on the Blackdown hills in an area of outstanding natural beauty.

The property consists of the main house and cottage which together can accommodate up to 24 guests in comfort. In front of the house is a natural pond with its own island gazebo and to the west of the property is woodland featuring many rare and specimen trees.

The main house sleeps 14 people in 7 bedrooms. There are 5 bathrooms of which 2 are en-suite.
- On the Ground Floor there is a zip & link double bedroom.
- The First Floor offers 3 doubles, 1 twin and 1 zip & link double bedroom.

Additional accommodation in Keepers Cottage (20 metres from main house). The cottage sleeps a further 10 people in 5 bedrooms with 3 bathrooms 1 of which is en-suite.
- The Ground floor has 2 zip & link double bedrooms.
- The First Floor offers 2 zip & link double bedrooms and 1 double bedroom.

You will also find a two acre spring fed fishing lake which borders onto a newly planted cider apple orchard. The grounds are spectacular and lend themselves to a range of country pursuits (archery, fishing, clay shooting to name a few) so your group can stay and play without ever having to leave site!

Map, Location & Local Information

The options are virtually endless, but here are some of the more popular activities.

Massage: Just the thing to soothe away stress! The masseurs come to the house for a minimum of 3 hours, for either hour or half hour treatments.

Archery, laser clay, pistol and clay shooting can be arranged in the grounds, ideal if you are short of time or don’t fancy driving further afield.

If you don’t mind a scenic drive down to Exmoor, there is nothing more exhilarating than Horse Riding on the hills. This can be combined with Fly Fishing tuition and Clay Shooting as all three are quite near each other.

On the entertainment front, casino night is very popular (strictly for fun, the house does not have a gaming licence!). The manor can also arrange a murder mystery or you can choose from a wide range of musicians, from a pianist to a ceilidh or from Blue Grass to dinner jazz and anything in between.

A newly converted coach house now provides a fabulous indoor space for table tennis, table football and snooker.

Cooking skills: let chefs work with you and have a fun experience producing a meal for yourselves – the Thai course is very popular.

Golf: Oliver's VIP Concierge Team can direct you to excellent parkland, championship and links courses all within 5-10 miles of the property.

Walking: Whether you want a gentle stroll, or a more energetic hike up a hillside, there is something for everyone, (mostly with a pub along the way!) there are maps and guided walks at the houses.

Quantock Hills, home and inspiration to the writers Wordsworth and Coleridge and home for the oldest breed of wild pony. Glorious for walking, especially down Dead Woman’s Ditch!

The Blackdown Hills, an Area of Outstanding Natural Beauty and the West Country’s best kept secret.

Exmoor, including Lorna Doone country, are Tarr Steps are all beautiful areas to explore.

Surfing: Oliver's VIP Concierge Team can direct you to great spots or arrange excellent private tuition for your group, including all equipment.

Branscombe Beach, on the south coast near Lyme Regis, is a romantic, wonderful, shingle beach. Early summers evening barbecues on the beach are also highly recommended!

Saunton Sands; near Barnstaple, north Devon, is a two mile stretch of lovely, soft, sandy beach. Around the corner is the popular surfing beach Croyde Bay and Woolacombe Sand. Roads around this area can get busy in the peak summer months.

Security deposit £1000. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection. Arrival time 4 pm onwards.
Departure time 10 am. Energy costs included? Included in the rental price.
Linen & towels included? All linen and bath towels are included in the rental price. Pets welcome? Pets allowed.
End of stay cleaning included? Included. Please leave the property in the state that you found it. Smoking Allowed? No smoking in the property
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property. Changeover day 7 night stays must start on a weekday and will only include one weekend.

Event information

The house and grounds are ideal for a wedding celebration. The manor caters for intimate house party weddings up to 40 and larger celebrations up to 160 using a marquee.  No two weddings are alike and you can start with a blank canvas and build the event around your wishes. The house is also an ideal out of office environment suitable for team builds, training and away days.  Previous clients include: Microsoft, Coco-cola, Morgan Stanley, Bupa, and Virgin.

    We had a really wonderful weekend at Blackdown Manor. It was absolutely perfect for our very mixed ages and everyone agreed that it is a most beautiful house in lovely surroundings. We used all the facilities except croquet for which there was not enough time. We were so luck with the weather. The children adored the pool, the lake and the swing. We appreciated the fact that all your equipment and furnishings are of such high quality. It was not like being in a rented house at all.

    I loved the pool, I went in it at least twice a day.


    We had fun in boats, pool, sun, games room, dining room, drawing room, croquet lawn, gazebo, patio, meadow behing the boat lake, kitchen, around the lake, on the bike, kitchen (twice, it’s fun). The greatest pinecone war to end all wars (boat V’s pinecone), in a battle of strength and strategy. Thanks for the fun.


    The house and grounds were awesome – thanks for a great weekend. The monster in the lake proved a tough battle, but after werewolves that plagued us on the first night it was a piece of cake. Good times and happy hunting ?

The house itself is spacious, clean and tidy, feels very "homely" and is excellent for large parties.     The house is so comfortable and well equipped.

    I should just like to say how impressed we were with every aspect of the event: the pre-planning, the presentation and decor of the house, the catering, the housekeeping and every aspect of the service offered by The Big House Company was perfect, unobtrusive, professional and comprehensive.


    Sarah and Matt, families and friends could not have had a better venue for their most important event. The house with its welcoming feel ensured that the whole weekend was like a big family gathering and our only regret was that the weekend seemed to pass far too quickly.

    I just wanted to say to all at the Big House Company, that we have had a most wonderful weekend at Blackdown Manor! The place is really something very special, the lovely house, which is so comfortable, clean and so very well equipped and has still so much of the old charm. The garden and surroundings are so beautiful, I saw people just walking around with a big smile on their faces, while they were admiring the fantastic old trees all around the house. That red beech with the swing in it is just magic! And the warm swimming pool and the croquet lawn where we had so much fun playing the game!

    On top of it the weather was very kind to us and our family were all so happy and jolly, that I am sure we shall always remember these past three glorious days at this fantastic place!

    I thank you also for the very efficient administration and the friendliness of the staff throughout.

    "What a fantastic venue Blackdown Manor is. Prior to the event I was worried about how smoothly my 30th birthday would go with 24 people attending. It couldn't have gone better with the help from The Big House Co and especially Claire making the whole weekend run like clock work. The clay pigeon shooting was fantastic as everyone enjoyed the experience. It didn't matter if you were a total novice or if you were a descendant of a famous Western shooter - everyone learnt something from the instructors. The house is perfect for hosting a party (80's party in this case), as the kitchen and living rooms are all in close proximity with plenty of space for everyone to mingle. Even the likes of "you cannot be serious" John, "Funhouse" Pat and Del Boy made it to the party at Blackdown Manor. The kitchen had all the amenities needed and was the main gathering room in the house, whilst the dining room being large enough to fit 24 people, was also cosy enough to give a real homely feel. If this wasn't enough all the bedrooms were nice and spacious, and the beds were super comfy, with plenty of bathrooms. The Merry Harriers is just down the road and offers some real Somerset ales and great food (also make sure you leave enough for desert - the menu is huge) Altogether this house was a real treat and this can be confirmed by the fact that all 24 people that came for the weekend had a great time, I can now see why people go there to get married. Thanks again Blackdown Manor.

How long have you owned the property?

What was it about the property that you first fell in love with?

The house is warm and welcoming and felt just right for our guests to enjoy with their friends and family. The layout works well for large groups and the swimming pool is ideal in the summer months. The grounds (17 acres) are beautiful and with 2 lakes it gives great opportunity for exploring, games and fun. The coach house has been converted for indoor games and entertainment. So even on wet days there is plenty to do.

Are there any interesting stories in its history?

The house was originally built for a gentleman JP. It was then run for many years as a bird garden, my partner even remembers going there as a child.

Have you ever had any famous guests staying?

Zoe Ball & Norman Cook Chemical Brothers (DJs)

What’s the strangest or most difficult guest request you’ve ever received?

Getting a camel for a Moroccan party. Producing a gospel choir out of the woods singing.

Shooting, mountain biking on the quantocks, visit Lyme Regis & have coffee at the elegant Alexandra Hotel

The local produce is great. If you want to cook, stock up at Rumwell Farm Shop if not, our caterers get rave reviews.

Really see?

Wellington Monument, tallest 3 sided obelisk in the world! We have fabulous countryside, hills, rivers, moors, so much to explore.

Lastly, what insider tip would you pass on about the property or the area?

Our suggestion would be don’t arrange too much away from the house, particularly if you're here just for a short break. Once you're at the house you'll want to relax and enjoy the surroundings with your friends and family and a lot of our groups find there is plenty to do (or can be arranged to do) at the house.
