Derwent Garden Estate can sleep eighteen people, and has just been renovated to an exceptionally high standard. This dog-friendly luxury self catering accommodation is ideal for families, walkers or anyone wishing to visit this beautiful peaceful part of the National Park.

Situated at the end of a mile long private drive with its own six acre private landscaped gardens, Derwent Estate allows guests to truly relax and enjoy the peace and tranquillity of the surroundings.

Derwent is a historic building, its gardens sit on the border of the Lake District National Park with a prime position on a south-facing hillside with a panoramic view of Skiddaw, Grassmoor and the Lorton and Buttermere Valleys.

While renting the Estate, guests have full reign of the staggering six acre gardens which were designed by international landscape and garden designer Thomas Mawson in 1910. They were featured in Cumbria Life magazine in 1998, and in Country Life in June 2000. The gardens are beutiful and very large with many vantage points that give guests different views of the Lake District and the River Derwent below.

There are two stone summerhouses where guests can enjoy an evening tipple overlooking the beautiful view. Right in the heart of the garden, there is a stone BBQ and outside dining area perfect for making the most of any good weather.

*Please note the following changeover days: week-long bookings must begin on Fridays, 3-night short stay bookings must also begin on a Friday and 4-night bookings are only available during the week and must begin on a Monday.

What you should know…

  • There is no ground floor bedroom so the house is not handicap accessible.
  • As beautiful as the gardens are, they are not child proofed. Children need to be watched when not in the main part of the garden as there are slippery steps and ponds.

This home is a part of our Great Value and Heritage Collection!

This is a historic home, and as such:

  • It has probably been standing for over 100 years, which means it's full of historic value and charm but it may also have one or two quirks!
  • Some of the decor and furnishings may not be brand new, but that should not detract from your holiday experience in this unique setting that allows you to take a step back in time!

Are there any interesting stories in its history?

The historic site of Derwent Garden Estate was always occupied by a dwelling of some sort. Current records show that Henricus, a Saxon nobleman, lived here from the year 859. He baptised his children in a stream of spring water which ran through the premises into the river Derwent.

This stream of water runs underneath the present house and into the lower fish pond in the garden. In 1544 a descendant of Henricus, Henry Tolson, obtained a grant from Henry VIII to Wood Hall for the sum of £337 16s 9d. His descendants lived at the Estate until the early 19th century.

The Fisher family bought the site and built a new Hall in 1821. It burnt down in the 1870’s and Edward Tyson, a solicitor at Carlisle and Lord Lieutenant of the County of Cumberland, bought the site, building the house left on the old site in the 1870’s. This picture was taken in 1920 after Edward Tyson had engaged Thomas Mawson, an international Landscape Architect, to design a garden suitable for his house.

The garden was completed in the early 1920s, and Mawson’s plan for the garden, taken from the third edition of his book ‘The Art and Craft of Garden-Making’ is shown below. The old Hall was taken down in 1946, after the lime-laden stream overflowed its confines and rotted the structure. The garden decayed into ruin.

The present Hall is where the previous old stables and barn were situated. The site of the old Hall is no more than an outline in stone, but two stone summerhouses remain, and the lines of Mawson’s design are strong and compelling. The view from the house was loved by Turner, and used as a subject several times.

The previous owners spent many years bringing the gardens back to life over a period of thirty years, and the current owners have very much continued in their footsteps, adding new paths and borders where necessary, whilst at the same time staying on top of the extraordinarily large amount of upkeep.

What a beautiful property - all of us were blown away. All of the facilities were of the highest quality and our sincere thanks to the owners to let us experience their home - it was a real privilege. Thank you from the Giles, Harland and Woodfin families.

  • Incomparable, comfortable, everything you could wish for.

We booked this home for a very special birthday celebration. It was an inter generational gathering of new and old friends. We could not have picked a better location! Stunning gardens that made for spectacular views and very pleasant walks. We enjoyed the outdoor bbq and seating area immensely. The home’s interior was breathtaking - so elegant, yet comfortable and inviting. The home lends itself well to large gatherings and spending time together. The week went by quickly and we were all sad to leave. This home will not disappoint!

  • Hope to be back one day!

I organised a Hen Do to Derwent Garden Estate, and the bride could not have been more pleased with the house and the views are something you cannot even imagine. It was so easy to organise a chef coming in and we even had singing waiter and waitress. I would highly recommend this place for walking, big dinner parties and much more. Hopefully be back one day.

  • The most perfect weekend!

Our whole party said many times they all had the best weekend of their lives. The views, the house, the whole grounds just made everyone smile and very sad to leave. Couldn't think of a better place to visit in this country for an escape from busy lives. We will definitely be visiting again very soon. Thank you for everything you do to make our stay so special.

Our second holiday in this beautiful house surrounded by breathtaking scenery. We enjoyed valuable family time, fun, lots of walks and relaxation. Enjoyed the piano and the children loved the trampoline – more special family memories. Thank you!

  • Just Brilliant

A welcome return after two years. Enormous quantities of food and alcohol were consumed to replace the energy expended on a variety of walks/climbs. Alterations to the house and the coach house made a huge difference enabling us to gather together. We’ll be back again!

  • Wonderful stay

    Created on 12/05/2017

Had a most fantastic week in a wonderful house. Particularly enjoyed the open plan setout of the house which enabled us to always be together. Garden was great for exploring and relaxing whilst taking in the stunning views. We are all hoping to return next year.

  • A wonderful time was had by all from arrival to departure

    Created on 15/04/2017

The house suited our needs completely. A range of ages from 3-88! The location is perfect, visits to Buttermere, Keswick and Cockermouth were made within easy driving distances. Claire (highly recommended) catered for us on two nights – everything cooked to perfection. When do we return for our next ‘big’ celebration?!

  • A delightful home from home

    Created on 18/03/2017

Such an amazing location for a family gathering – we don’t want to leave! Thank you for making a home from home to enjoy family times and make memories. Highlights – Incredible views, garden wanderings – beautiful to explore, family meals and laughter at the huge table! Having Claire Boisser come cook us a meal – she is wonderful. Do it! A beautiful home but a comfy home – making it possible to relax without being on tenterhooks. We hope to return!

  • Looking forward to our next visit!

Our whole family has had a wonderful holiday. We are a large family group whose ages range from 2-85 and as I said before we all agree that this is the best place we have stayed in the last 23 years of holidaying together. We would like to book again for next year!

  • A perfect New Years for the whole family

We’ve had a wonderful time seeing in the New Year in this beautiful house. We’ve enjoyed elevensies in the conservatory every day – coffee, mince pies and a magnificent view what more could you want! The children have had a ball and enjoyed exploring the forest and long walks, as have the dogs. It has been perfect so a very big thank you!
