Berry Manor is an elegant Georgian house situated remotely in open farmland close to the cliffs of the rugged and dramatic North Devon coast. This a designated ‘area of outstanding natural beauty’ and the house has superb views out to sea, as well as inland across a wooded valley to the tall medieval tower of St Nectan's church.

Great care has been taken to retain the historic character of the building while discreetly incorporating the best modern services in order to provide a great sense of contemporary style without the feeling of being 'too new'!

Interior & Grounds

Ground floor: Entrance hall with main staircase opening to formal panelled drawing room and dining room, with open fire and wood-burning stove respectively. Cellars include an original wine cellar and laundry facilities. The rear hall leads to a large flag-stoned kitchen with sunny breakfast room beyond. French windows open from the breakfast room to the walled terrace for outside dining. There is a boot/utility room, cloakroom and at the rear 2 bedrooms, 2 bathrooms and a secondary staircase.

Upper floors: There is a large games room with petit-football and pool table and a computer set-up providing wi-fi internet and links to all local attractions and information. Beyond is the reading room facing West out to sea with comfortable sofas on which to curl up with a good book or watch the large screen TV with video/DVD.

There are 5 bedrooms and 4 bathrooms on the first floor and 3 bedrooms and 2 bathrooms on the second attic floor. Bedrooms range in style from the grand panelled Georgian rooms to the simple almost rustic and the attic which has the feel of a good modern barn conversion. All have been carefully designed planned and are equipped with sumptuous beds. Bathrooms are all newly fitted with top quality German fittings throughout. In total there are 10 bedrooms (all 6ft doubles or 3ft twins), four of which have an additional single 'daybed'. There are 8 bathrooms (5 bath / 3 shower), three of which are en-suite.

The options are virtually endless, but here are some of the most popular:

The indoor games barn at Berry is a real asset for rainy days – it has basket ball, 5-a-side footie, table tennis, plasma screen and sound system and many toddler toys.

Massage: Just the thing to soothe away stress! The masseurs come to the house for a minimum of 3 hours, for either hour or half hour treatments.

Archery, laser clay, pistol and clay shooting can be arranged in the grounds, which is ideal if you are short of time or don’t fancy driving further afield.

Cooking skills: let chefs work with you and have a fun experience producing a meal for yourselves – the Thai course is very popular.

Golf: there are excellent parkland, championship and links courses all within 5-10 miles of our properties.

Walking: Whether you want a gentle stroll, or a more energetic hike up a hillside, there is something for everyone, (most with a pub along the way!) There are maps and guided walks at the houses.

Surfing: There are great spots nearby. Arrange excellent private tuition for your group including all equipment.

Saunton Sands; near Barnstaple, north Devon, is a two mile stretch of lovely, soft, sandy beach. Around the corner is the popular surfing beach Croyde Bay and Woolacombe Sand. Roads around this area can get busy in the peak summer months.

Terms & Conditions

Security deposit £1000. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection. Arrival time 4 pm onwards.
Departure time 10 am. Energy costs included? Included in the rental price.
Linen & towels included? All linen and bath towels are included in the rental price. Pets welcome? Pets allowed.
End of stay cleaning included? Included. Please leave the property in the state that you found it. Smoking Allowed? No smoking in the property.
Insurance It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property. Other Ts and Cs 7 night stays must start on a weekday and will only include one weekend.

    We were a group of 23 aged from 4 to 50 and we've been organising New Year breaks for over 8 years now and everyone agreed Berry House as the best place we've ever stayed at. The House is fabulous and facilities to match. I don't think the website does the house justice - all the rooms are a great size and furnished to very a very standard.

    We managed to use every single facility except the croquet lawn (monsoon) Best New Year ever.

    Sports barn makes this the best house I've ever stayed in.

    This has been an amazing Christmas. Even managed to squeeze in 2 surfing trips, in the "Baltic" sea. Great place to play real life Cluedo!

    The most fabulous place for Christmas. For the first time ever we were glad of the lousy weather as there was so much in the house to keep us occupied. All from ages 18 to 88 declared it the best Christmas ever with the sports barn a definite highlight!

    The house itself could not have been better designed or more fully equipped.

    The surroundings were beautiful ad the 10 minute walk to the cliffs was beautiful even in monsoonal rain.

    We now want to come again in summer!

    Berry is a sight to behold,

    Lovingly renovated much history does it hold.

    Families visit and admire the coast a beautiful scene,

    A place to relax a great joy it has been,

    The games barn is a plus, loose energy, have fun,

    Back to the house for food, the dining is second to none.

    Visit the local spa if you can, it truly is a treat,

    I opted for reflexology, an indulgence focused on the feet.

    We celebrated a family silver wedding and were spoilt in every way.

    A return visit would be highly recommended one would say.

    …where to begin with a stay and an experience which just seamlessly worked so well. Yes, the weather God’s also smiled on us such that the latter part of Sunday afternoon was spent by most of us sitting out in the deck chairs facing the setting sun..it was an incredible week-end weather wise and we really could not speak highly enough of the whole experience. The house works on so many levels and we were formerly resident in the Far East and have already mentioned it (Berry Manor) to that many people that hopefully some bookings from over there might materialize in the future!

    We were very appreciative of your patience with our booking and how accommodating you were.

    I honestly looked at the Croquet Lawn when we visited the property and thought, ‘well that will be too wet or damp and will not get any use’…oh how wrong I was! The ladies who cooked were great, the food very good indeed and really this is, as I am aware you already know, a very special venue..we all had the best week-end possible, with the laser clays also being a lot of fun.

    Whilst we were blessed with one of the best week-end's weather for summer, let alone that is was autumn, our three days at Berry Manor were quite simply brilliant.

    Every aspect of our stay from the venue itself to the in house caterers and including the arranged activity of laser clay's worked perfectly.

    Berry Manor is simply an outstanding venue for all ages to enjoy each other's company for a few days and to celebrate any special event.

    The house and the weekend were absolutely fabulous - we really appreciated the warm welcome from Savannah, the lit fire and the beautifully laid table. The weather was on our side so we were able to walk on Friday and much more extensively on Saturday, before settling into a gorgeous meal and then interrupting our digestive process with our own version of 5 a side table tennis and dancing in the barn. The house and the situation were better even than the photographs, and the layout lead to very easy ebb and flow of groups through the weekend.

    The House is superb for our sort of event with both the games room and the games barn wonderful for Children of all ages. The activities were first class; the riding, laser shooting, gambling and surfing were much better fun than I expected and very well organised. The two massage girls were very good.

    The food was excellent.

    You even managed two days without rain !!

    Everyone had an amazing time in Devon and fell in love with Berry Manor. It really was the perfect venue and location. Even the mixed weather played to our advantage as we had a bit of everything! We were all very sorry to leave after what was an amazing weekend.

    The horse riding was a lot of fun and the girls who looked after us made sure everyone had a good ride, including the novices as well as the more expert riders.

    The murder mystery was very good. We had four actors who had to drive home in the middle of some rather horrendous weather, but it set the scene for the evening and they did a great job in getting everyone involved.

    The catered black tie dinner was delicious and provided a superb official dinner for my 40th birthday celebrations.

    So - we have some wonderful memories for what was a very special occasion. So thank you and the team for helping to make it possible.

    Berry Manor is a very special place and we had such a wonderful time. Not only is the property and location quite something but it has been done up beautifully and we wanted for nothing. We felt very lucky being able to stay there and the entire team has given very positive feedback. It was difficult to get them all to leave!

    We'll definitely be in touch when we're planning our team event next year - I've already got my eye on Wellington Manor, one of their other properties!

What was it about the property that you first fell in love with?

When I first saw Berry House I was struck by the beauty of the location, standing proud on the hilltop looking over the surrounding countryside and towards the sea in the distance. The tranquility of its position also appealed to me. The renovation that Berry required though was extensive; it has been a labour of love and by using top quality materials in the hands of skilled crafts people has proved very popular since its completion in 2008.

Have you ever had any famous guests staying?

Tim Henman and the british artist David Shepherd.

For anyone coming to stay is there anything in the surrounding area they should...

Really do?

Go surfing on one of North Devons fabulous beaches, Croyde and Woolacombe are both favourites.

Really eat?

It's got to be fish! Why not try your hand at catching your own?

Really see?

Clovelly (6 miles away). Picture postcard perfect fishing village.

Lastly, what insider tip would you pass on about the property or the area?

Do try the coastal path, stunning views and it will blow the cobwebs away. The walk to Berry Beach (pebbly) and Hartland Quay is worth doing too.
